They do everything to get you to move in, but on moving out, you'll get hustled. Three month's worth of fictitious utilities bill shows up after you've moved out, and you get an extra late fee for contesting it. Also got an extra $150 "rent" charge after moving out before due date, and giving prior notice as agreed.

Lived here for 3 years (2018-2021)- its cheap so you get what you paid for. we had those huge roaches every once in a while, the utilities bill would spike different times of the year, & we got broken into once. The leasing office people always changed but they're always nice and the maintenance people were nice too. the kitchen is way too small for 4 people, but the unit as a whole is a pretty good size. We also kept our power during the winter storm since we're so close to a hospital, and this area of san marcos doesn't flood. If they had other units with 1 or 2 bedrooms, I would've probably

I just want to say thank you to, I believe it’s Bratzo? (sorry) His service was amazing. I put in a maintenance order for our dryer, but I ended up needing to cancel it and left a voicemail. He never received it 😭 I was surprised (and too late) when I came to find him switching out our dryer. I told him I had left a voicemail the other day to cancel! He kept a positive attitude and was very polite about it (although you can tell he was disappointed). Anyways, thank you so much !!!! Thank you!🙏🏽 🙌🏽

The apartments are large and it's nice having two stories. Appliances, heating, AC all worked fine. The office staff is helpful with answering questions, printing documents, etc. Trash is collected three times weekly. Utilities were high, around $60-80/month. Maintenance is not always prompt. The property is brightly lit at night by floodlights, so you have to add an extra window shade to keep out the light. There's a pool, basketball court, and volleyball court. At least three times I was supposed to receive mail but it was returned to sender as "addressee not known," even though my address was

I don't live here but the garage trucks wake up the whole damn neighborhood. It's one thing to come and get the job done, but the garage truck sits in the parking lot for 30 mins just blaring the sirens. It's like a never ending alarm. Shame on management for making the residents to endure that bull. If I can hear it from a whole different apartment then I'm sure the actual residents are pulling their hair out. CARE FOR YOUR RESIDENTS AND NEIGHBORS.

Do not live here! The staff is incredibly slow with any request or email sent through, and rarely answers calls. They will charge you for renters insurance even if you provide proof, and will be ignorant of giving you a refund even when provided with proof they were wrongfully charging you. Moving out they will charge damages for the slightest thing to nickel and dime any resident.

Office staff is rude. Got moved into a dirty apartment. Kept calling them to ask if they had cleaned it and Everytime I'd go check it was stil dirty even after they answered yes Everytime. Roaches are an issue. During cricket season the downstairs area/room gets crickets. My AC broke numerous times throughout my stay. Our electricity got turned off even when we paid our bill and they didn't care to get the issue resolved, making us waste a fridge full of food.
Just moved out and they TORE MY CARPET UP and sent me a picture of it in the mail with a $300 fine. My carpet was 100% fine

My favorite of all of my time living in San Marcos. The staff was never rude. There is plenty of parking. Great neighbors. Pet friendly. Maintenance works fast and responds quickly. The after hours answering service works and I didn’t wait all night for help. There is free air for your tires too.
The trash is a small issue but never too bad. Also any notices are posted on the front door where anyone can read them which is kind of careless. But I’m sure if you asked for discretion they’d oblige and fold it and address it to you.

I have lived at University Club for almost three years and I have enjoyed it. I have had really good times here and the staff has stepped up their game in the past year. The apartments are not the nicest in town, but the offer great prices. The new staff and maintenance team are great as well. If you are a student looking for a place to reside, come take a look at these apartments.

I lived here for 2 years and I honestly enjoyed it. I just moved out. It's a safe and quiet area and it doesn't flood! At least during my time there.
Maintenance: pretty fast to act unless the problem requires ordering something of course. I do have an issue with their emergency maintenance when the office is closed. They are really hard to get a hold of.
Management: Very kind and understanding. Although they rarely answer the phone and they often close the front office out of the blue. But once I get a hold of them they're great.
Apartment: When we moved in it was immaculate. They put in brand

By far the worst place I've ever lived, and if it was an option to give negative stars I would. My toilet broke 3 times, our a/c went out at least 3 times, we had bugs in the winter (and we kept out living space clean), our heat went out at least 3 times, maintenance was unhelpful, untimely or did a quick fix with an attitude, I had a problem with my roommates and the front desk ignored me completely, the walls are thin as hell so I heard every step my roommates made upstairs, I had to threaten them for them to stop overcharging us for water (it got up to $98 for one month!) and even then

I lived there for most of my college experience and to be honest it was a subpar experience. The reason for the one star comes after I have lived there. My old roommate moved into her new unit at this complex only to find that they had allowed a resident who lived with us to move back into the complex after she had made all three of us feel very unsafe and resulting in her getting evicted. There has to be some sort of rules against this. My old roommate had to go to the office and asked to get moved into another apartment unit which is obviously inconvenient. Do not move here! Management is completely awful. I often walked into the front and nobody would ever ask me what I needed help with, and if I walked up to them, they had a "Why are you bothering me" attitude. Also, they were terrible at informing residents of things going on (like the mail boxes being broken into), because they had "already handled it". The apartment was not very clean when I moved in and there was a bug issue when I moved in- had to have the extinguisher to come in many times. If you want a mediocre place to live where nothing gets done, then this is the place

If I could give negative stars, I would. Absolutely awful experience living here. He office staff is rude and disorganized and maintenance is nonexistent. The apartment was dirty when I moved in despite the $50 fee I had to pay to have it cleaned before moving in. Can't discourage anybody enough from moving into his awful complex. There are better apartments for better prices in San Marcos with nicer more helpful staff. Everything about his place is shady.

When I read the reviews online, I was quite shocked. Every time I have come in management has been more than helpful. If i had a maintenance request, it was handled within the next 24 hours. The maintenance men were always polite and helpful. The staff are ALWAYS friendly. If you have a question or need any assistance the staff are always ready and prepared to help to the best of their abilities. I know that the apartment itself has been gaining upgrades with the internet provider, however they are not Time Warner Cable themselves. The Property Manager Carrie reached out to me and asked that I remove my original review. I will gladly oblige for no other reason than it gives me reason to write this. To report that I was contacted by the Property Manager to make it known that due to the fact that management changes hands so often there was ZERO report of any complaint that me (or my other THREE roommates) had ever made in the full TWO YEARS we've lived here. The worst apartment I've ever lived in! Management is totally disorganized and will often lose checks and money orders. Our apartment was not cleaned at all prior to move in. We were given a simple apoligy and told nothing could be done until Monday as they had only one move in day and could do nothing to help us. A week went by with little action and we were told to clean the apartment ourselves to get it done quicker and they would give us a 25$ discount off our next months rent. Everything from the carpet to the air conditioners need to be replaced. Our air broke 4 times over the summer
