The management is trash, they will charge you extra fees for everything.As a warning whatever you do here with the front office get it in writing signed and dated by them, we made the mistake of thinking we can email the leasing office, crazy right? Our Lease was from 5/8/20-5/8/2021 we gave them a 30 day notice in email saying we were not renewing on the 8th of April and didn’t email back until the 12th and in that email on the 12th it states we have until 5/8/21 to turn in keys, turns out months later they charge us 900 dollars for what? No clue what so ever So again get everything in writing

We only signed a 6 month lease here due to relocating. But if I could transfer this apartment to my new location I would. The apartment was clean and in good condition when we moved in mostly everything seemed new. Location is not bad it's in a quieter area and the river is down the street which was nice in the summer. The staff is very helpful especially Andre. I had two packages stolen and there was an issue with that in the complex but soon the staff acted and opened the office for packages to be delivered there which helped with the theft problem. Other than that been an amazing complex!

Blanco River Lodge had continued to exceed my expectations time and time again as a resident. The office staff is always so nice and SO HELPFUL. The few times I have had to file maintenance request, they came the same day or next day AND followed up with me a couple days after to make sure everything was still working as it should. They are always keeping up with the complex, for example power-washing breezeways, tree trimming, and picking up loose trash every morning. Also they do cute contest every holiday and have food trucks sometimes. I’m very happy with this complex!

Best living experience I had in SM. Andre and Allee in the office were kind, knowledgeable, and always willing to help. Unit was beautiful, very spacious, and maintenance was only ever called once. Some residents did not take care of the space and would litter, but that’s a critique of them not the complex. The price was also too much. Having my renewal rate go UP was the deciding factor for me to move out. Otherwise it was an amazing experience.

Great place to live in. Right next to walmart! The apartments are very nice. Allee is very kind and has always been very welcoming! Maintenance is great, they are always there in case you need anything.
The only problem is that they don’t have a Dog Park, even though a lot of people living here have dogs :(

Great location, river access, nice floor options, consistent and accessable professional staff on site. ant problem but no roaches. Touch of Rubbing alcohol on surfaces kept them at bay.
during the two major flooding this place was untouched👍 Loved my Apt facing the river and trees.
Place of improvement is enforcement of pet fines.
lazy owners don't want to pick up after their animals defecate. I feel really bad for the bottom floor residents who want to sit out on their patio to enjoy a night or morning but they smell dog feces and urine. I could smell it from

Lived here for a year last year and the apartments were decent. However the low rating is because management was extremely rude most of the time. Random charges seem to “pop up” out of nowhere so read your bill! They will “mistakenly” charge you for things or “miscalculate” your rent showing that you under paid. Also beware on move out. They will say that the apartment looked great and advise you that all your balances are paid and to expect the deposit back in the mail. Don’t trust them! There will be more fees after move out (even though we were told last rent covers those fees
