Barberry Rose Management (BRM) manages a private portfolio of properties in the New York City area. For each property we create and implement a custom plan specifically tailored to meet that property's needs. This includes both internal and external building work - e.g.

Building Operations: the team are experts in the technical matters of property operation and management including the buildings systems, DHCR, HPD, rent regulation and legal processes.The team also manage the communication with our tenants. Including coordination of any necessary repairs and corrections.

Avoid any property owned by this company! Absolutely slum lords. In the middle of covid winter they wouldn't turn on the heat. Tried calling the company and only got an automated message saying they're only in office on Wednesdays. ONE day out of the week. Tried calling back on that day and still no answer nor any follow ups to voice messages or emails sent. Got to the point where half the building were calling the Housing Authority and reps were knocking on the door every day in response to all the complaints. To avoid being fined, the building turned the heat on for a week then shut

Rent companies can be hit or miss. Honestly the company and some of the representatives can be spotty with attitude or understanding. BUT ONE THING THIS COMPANY DOES RIGHT IS KEEPING Tracie around. Probably one of the nicest most caring people in the company. Every time I call she’s helpful and knowledgeable. I don’t think I’d be able to get half the things I needed to get done while living under their management company without her. Thank you for everything Tracie. I hope if I rent from BRM again there will be more people like her. ❤️❤️

They fix nothing.
It took almost 2 years to remove the mold in my apartment.
I've had cockroaches, mice, rats, and they do nothing. Leaks, and water damage. We haven't had a super for a month. And there's been no communication from this landlord. This was a nice building before they bought it.
Update: I've had zero communication from the Super since Sept 28, 2020. I have not heard from the Property manager since Sept 27. Today is November 1. And only One of the currently 25 open HPD housing violations in JUST MY UNIT, have been repaired in the last two years. Asti did not inspect my apartment

Full disclosure, when Barberry Rose first took over the building we had recently gone through several owners and management companies and my patience had been tried by all, thus I may not have been the most openminded about another owner/manager. Although we have been going through a learning process together, I want to relay a recent experience that turned my prejudice around. BRM made substantial improvements to the properties they manage.
Beautiful apartment renovations with modern amenities and high end finishes and improvements of the buildings’ common areas and security features.

FYI - If I could give 0 stars, then I would but you cannot post a review without clicking 1 star. This company is absolutely ridiculous! We have not had gas our whole time during our two-year lease thus far. The realtor told us upon move-in that there was no gas in the apartment (after he showed another apartment that had a similar problem and we said no to that apartment due to the gas issue). Because of this shadiness from the realtor, we received a 10% reduction in rent and was provided 2 hotplates. We had to buy an oven (Breville Smart Oven Air for $250). I live at one of Barberry’s buildings in Washington Heights, since the pandemic my super and the management company have become unresponsive. No one responds to emails, comes for repairs or helps when service is needed.
Our front door has been out of commission for months. No found success. Severely disappointed.
Over the past few weeks we’ve had people come into our building (front door won’t lock) and pass out, and threaten us while entering the building.

This is the worst landlord I have ever had. Number 16 on the list of worst landlord in NYC. 3,000 HPD violations for their Inwood and Washington Heights buildings alone. They have tried to kick out people, mainly people of color, who have lived in these buildings for most of their lives to make more money. They do not make repairs. Many tenants have court cases against Lewis Barbanel and this management company. A disgusting company.

Barberry Rose Management ....The owners and staff are professional and take care of their tenants problems and treat with respect. In my 47 years living at a great building in Jamaica,Queens......whenever there was a problem you would call your Superintendent and he would be there to check and take care of the problem. I have had emergencies and they were there to take care of the problems. The staff are friendly and respectful and most of all trust worthy....I have left the staff to take care of paint jobs, plumbing etc. when I was at work and gave my keys to them and I never had a problem. These 5 star reviews are lies! Lewis Barbanel got his friends and family members to post fake reviews because tenants are starting to hold his feet to the fire.
My building has had NO SUPER for over a month and BRM will not answer our questions about it. No pest control for the past year and every unit in our building has cockroaches, rats, and mice. Our oven has not worked properly in the 5 years we have lived here. The front door of our apartment and to the entire building is broken. This company is horrible! I’ve been battling them for the past 11 months and nobody does anything managers Matthew/Asti & Chris have to be fired. You email, you call and no one ever gets back to you. This company is terrible. Horrible horrible.
I needed my bathtub repaired and they sent me to people that don’t know how to do anything. I have so many pictures of this. They pick and choose who they want to help. The people that they definitely don’t wanna help are the people who have been living in this building the longest they only help the brand new tenants who are not minorities and pay

I currently live in an apartment owned by Barberry and have to dealt with the office often. I have to say I have only had good dealings with them and Tracie at the front end in the main office has always been very helpful to me and has always gone above and beyond and out of her way to help me with whatever I need from rent to maintenance or anything else. You couldn't nor would I ever ask for anyone else to help me out with anything. She is a great employee!!

Please be aware of this company it's all about money and how to be deceitful. Same time they don't do any repairs, walls caving in, and floors with big gaps and huge holes in bathrooms where rodents can come in. But what do they do my wife's mother lived there with her kids for 40years. She moved out ten years ago, her brother moved out last year. She died suddenly, this year and they wouldn't give succession rights, to her son or daughter and forced them out. This company is terrible to put it lightly. The security cameras in the building, which are mentioned when you view the apartment as a safety feature, do not work which is an issue because mail is stolen from the building. Asti, the property manager, is aware of the issues and makes no effort to correct anything much less respond to emails or calls. The superintendent does not fix anything and can usually be found sitting on his lawn chair on the side of the building meanwhile their is tremendous work to be done. Additionally, the building has a serious roach problem that Asti is not addressing

Predatory Equity at its finest. My bathroom ceiling caved in over a year and a half ago, my radiator is collapsing into the floor, window locks are broken and they just installed a new door on our apartment that isn't flush, and could be knocked down with a strong breath. We were not allowed to keep our personally purchased secondary lock. I can fit my fingers in between the gaps.
Yet the lobby is getting new windows, new floors, new paint and lighting fixtures. They're trying to force the brown folk out and sell the building, while repairs inside the apartments are not being dealt with

Dealing with them is the worst thing in the world. When I moved in to my apartment they did not give my roommate and I keys to our building. I tried to reach them non stop for five weeks and could get none of my messages returned. The receptionist is a witch. They couldn't be bothered to lift a finger for their tenants.
