A condominium is one of a group of housing units where the homeowners own their individual unit space, and all the dwellings share ownership of common use areas. The individual units normally share walls, but that isn't a requirement. The main difference between condos and regular single homes is that there is no individual ownership of a plot of land.
Conventional Loan programs require 15% down payment on 2 to 4 unit property purchases and also require reserves for 3 to 4 unit properties. Many mortgage lenders will require two years landlord experience from the mortgage loan borrower of a 2 to 4 unit property purchase in order for them to count the potential rental income, especially with conventional loans.

The grounds immediately outside my window have become dangerously overgrown with grass reaching nearly 2 feet and increasingly prone to habitation of creatures, insects and infestation, not to mention completely unavailable for use during these beautiful summer months

As a renter in a Bruce Jay managed property, I wanted to say how nice it has been dealing with them and their crew over the past year. Our house was previously owned by what could gently be described as a slumlord who basically let the place go without any general maintenance for well over a decade. It was borderline tear-down material. Asked Bruce Jay to repair a back door, 4 months later here is the result of their handy-work. No attention to detail, no pride of craftsmanship, scrap wood used to decorate the door openings, unmeasured, unsealed, unpainted, unfinished. Great Job Bruce Jay.
Update, after a couple of emails and a negative review, the door was fixed property. Would have had a 5 star review had they done this initially. Doing good job the first time costs less in the long run. But thank you for fixing it properly.

As a tenant at one of Bruce jay properties I have to say I am beyond happy and satisfied. The conditions and service are great. Also their maintenance/handyman are great! Noah is always so friendly and cautious as well with the whole pandemic that's going on. When I need something fixed he gets it done and the right way and In a neatly manner.

Bad experience of bait and switch that actually cost me money. Why you should trust my one star: I'm a ten year yelper with 500+ reviews... also 21 one star reviews here, in hind sight I should have read them first! **EDIT AFTER READING OWNERS RESPONSE: made me laugh. How vague he/she is. The lack of clarity and specifics is an indicator of how bad they are at communicating and being transparent!

I've been a renter from Bruce Jay, at two different properties, for over 5 years now. When I moved from one place to the next, I got almost my entire deposit back (after making some repairs and hiring a cleaning service). I've had a lot of unpleasant rental experiences over the years, but I have found the service excellent and they have bent over backwards for me, and responded to all of my maintenance requests promptly.

I have been a tenant in a property managed by Bruce Jay Associates for over a decade. They have not always been the best service provider, and some older reviews may still reflect this, but for the last years they have really turned the corner. Beware renters don't expect to get your deposit back. We signed a contract for a one year lease for an old 3 bedroom house with terrible old tile floors in the kitchen. My husband was doing a 1 year fellowship down the road at Children's hospital Los Angeles, so we decided to accept the conditions of the house for the convenience of the location. They tried to keep our entire deposit ($7000) claiming we damaged the tile floors that had been clearly worn out from years and years of abuse; all so they could renovate the property at our expense, which they ended up doing. These guys have been so good to me, both responsive to any repair requests, and helpful with any concerns I might have in the neighborhood. They get back to me right away...once I had an issue with plumbing and the owner of the company, Bruce himself immediately called me on a Sunday, and followed up with me the whole day until the emergency plumbers had resolved the problem. Highly recommend . If you go . ask for Johnathan , first and foremost they're response time is fast and they're easy to reach on any given day . They're respectful and organized . I would say the most important thing to me is reliability and honesty which they have kept . I've dealt with other companies and so far this is the best . So save time and hassle . As G-d as my witness, they are disorganized criminals who have no idea what they are doing. They tried to steal our deposit and then charge us additional money for the apartment for damage that was there before we got there. We had to take them to court and we settled right before going into the court. I'm so sorry I didn't wait around and let the judge see what they pulled because he could have given us up to 3x our deposit but we didn't want to wait. I swear on everything that is holy, they acted like total criminals and thought think their tenants are too ignorant to use small claims court.
