Emerson Square Apartments

The best apartment company I’ve ever lived in. The staff was always friendly, wonderful, and helpful. Facilities were nicely maintained. If you’re on the second floor it’s fairly quiet, and the whole street itself is quiet all day. Would definitely recommend.

Lived here for 1 and a half years, overall my experience was positive. The property manager while I was there, Marylou, is great, friendly, and always looked to address concerns. In order to move for work, I needed to shorten my renewal to 6 months, and the process was quite easy. The grounds look nice, and the location is great; within biking distance to a couple of shopping centers while not being too bustling. The two issues I ran into were how easily sound came through the walls/floors, it was very easy to hear when the tenant upstairs had company over; though there's not much that management

This apartment complex has the best manager , MaryLou , she is the best , I called for some ants I noticed in my apartment and next thing i know she got the maintenance guys within an hour to take care of them , and the next day professional pest control took care of the entrance and hallways and the problem was solved this easy , she listens to you and take care of the problems as fast as she can! Super sweet and professional and caring! Thank you so so much ♥️

At times they have hired terrible landscaping businesses and stay cheap! They need to improve a lot more than what the manager thinks and can see! Don't live here unless you plan on going elsewhere to enjoy outside relax time!

Overall, I'd say my experience at Emerson was a positive one! I left because I was moving away, but I would've definitely considered renewing my lease. I was in one of the upstairs renovated apartments, so my floors, carpets, counters, and appliances were all nice. I attended UB's north campus, and the location was great. It felt secluded and quiet, but it was a one-minute drive to both Walmart and Wegman's, and it typically took me less than ten minutes to drive to campus.
The vibe was good, and it was easy to get along with everyone in management. They were really friendly and welcoming.

Mall and supermarket close by but management was awful. When I moved in the only thing they did was replace the carpets they didn’t clean anything. Everything was moldy dirty and disgusting. Do not be fooled by the pictures.

I lived here for about 2.5 years.
My first apartment in the complex was downstairs and I could hear everything my neighbors did, it was very loud and distracting. I also had a kitchen that was so moldy dishes smelled musty when you took them out of the cabinet. I had water damage to my ceiling from the upstairs neighbor that although I reported it went unfixed for a week, at which time the ceiling fell down. I also had an electrical issue where a socket spontaneously began hissing and sparking. It took over an hour for them to come look at it, and they told me it would be fine until an electrician
