Services
The application fee is $45 per lease holder and guarantor. Minors do not pay application fees. We only accept certified funds for application fees and security deposits. When you apply online, you will pay at the very end of your application. The first primary applicant pays the application fees for the other applicants or co-signers, so please plan accordingly!
We hadn't seen our apartment prior to moving in and I was pleasantly surprised by how much space we had and we love our view off the deck. Feel like we are far from the city with the views! Kandi, That is so awesome to hear! We love to hear that you are enjoying your spacious home and the views from your deck.
If you wish to change your e-mail address you'll need to login with your old account and change it in the Resident Portal. If your e-mail address is different than the one you applied with, let us know and we can update it for you. If you set yourself up for auto-pay, navigate through your resident account to the payments section, you should see a recurring payment section and you can cancel or edit it there.

Highly Recommend! I lived at Lake Forest only short term and honestly miss my apartment already. Such a convenient location and exceptional service! My boyfriend loved fishing in the lake and I couldn't get enough of the beautiful lake views. So peaceful and serene yet minutes away from everything you need. You just don't get anything like this anywhere else this close to Grand Rapids!

These apartments have everything we need. The office staff is very friendly and very quick with responses. Maintenance has repaired all of our issues over the past two years. We just signed for our third year and would consider a fourth. Yeah, you get the issues that come with every apartment (noise, parking, etc) but overall, we’ve enjoyed our time here.

As a first time renter, I was pretty new to how the renting process worked, I did not know much. But, after living here I have learned a lot that I will definitely be keeping my eye out for when my lease finishes up. Upon move in, we were guaranteed an apartment that was ready for move in. Pretty new to lake Forest apartment homes. I have to say I absolutely love my unit. My view is of the lake and the woods from the third floor. Visitors say my porch feels like a treehouse...it's so calm and beautiful. The management is great and fast to respond to requests or questions. Lake Forest is my first apartment experience after living in a 4 bedroom hone on lots of wooded land. I couldn't be happier in my new home! Thanks office staff and maintenance for all you do.

Really bad place. Our storage unit was broken into, and some of my things that cannot be replaced were stolen. Manager didn't care about it, if she did she would have responded to our email right away instead of taking a week to do so. She already knew break-ins happened but never told us specifically, or bothered to investigate further I guess.

Just moved in late July; beautiful and spacious apartment, grounds well kept, and the pools are indeed lovely.
However, one of the bedrooms had a horrendous pet urine smell in the middle of the room; yes, I was on my hands and knees pinpointing where it was coming from. When I brought this to their attention, they just gave me an unlabeled spray bottle of cleaner and said to return it when I was done. The updated appliances don't fit in the kitchen space allotted, the oven door rubs on the dishwasher and half the cabinets don't open more than a couple inches due the appliances sticking

BLACK MOLD. They paint over it before you get there. Had a very high quality air filter and fiancée with COPD could hardly breathe there. It's an old apartment, it's not illegal in Michigan. They will never admit it to you and lie on contract- reads no knowledge of black mold. There is a way to withhold rent in Mi until repairs done , I was tired! Oftentimes in less than 1.5 years maintenance was called at all hours for flooding etc related to this problem was EXHAUSTING. Location is good. Space for large dog is good. The management cares nothing for their tenants, except to get their monthly rent.
Our ground floor apartment was flooded, by the tenants on the third floor, who were evicted. They left sliders open and turned off the heat.
We were flooded beyond imagination and reality. It took them 1.5 to turn off the water, after the initial call to the maintainace staff.
They initial only wanted to dry the carpet out with a fan, plugged into my electricity and bill. I lost all but the canned food in my cupboards. They did not clean up a drop of water. It was left to me. Their response was, "It was not

If I could give this place zero stars I would. These people will do anything to lie and cheat you out of money. Twice they attempted to charge a late fee of $100+ for our rent being a day late when it was never late at all. Both times we had to fight to get it waived. We moved out less than a month ago and have received a bill for hundreds of dollars to replace the carpet due to "pet damage." I know this is false, I personally steam cleaned the carpet in each room and it was exactly the way it was when we moved in aside from some normal wear and tear. Spoke with them today and they claim

Reasonable Rates with excellent location for gaining access to Freeways for work. Complex is clean with friendly staff/management. Newly purchased by a new management company, you can see they are striving to improve this facility with better amenities and updates. Apartments are quaint and balconies and/or patios that are big and relaxing. Quiet with respectfully friendly people for the most part.
