I highly recommend Dion and his team for your property management needs. My tenant unexpectedly did not renew their lease, and Dion was able to find quality new tenants quickly. He did everything from the listing, showings, credit checks and lease signing…all while keeping me informed and up to date on the progress. Dion responds to any issues that arise quickly and efficiently. Great communication and professional service from Dion!

We initially retained Marbella Properties in 2014 to manage our home while we were overseas. We were extremely happy with the service we received for several years. In 2017 the business was sold and we expected the same level of professional service we'd been receiving. However, over the next 3 years we were disappointed. Dion's handling of one tenant, in particular, albeit a difficult one, was unacceptable. The lease ended June 30. The tenants left two pods on our driveway for 10 more days. Because Dion accepted back the keys on July 2 the 21 day clock for returning the security deposit started

Disappointing is an understatement. In 2017, Dion acquired Marbella. We expected to receive the same level of service, NOT. His handling of a difficult tenant was simply unacceptable. Dion accepted back the keys on July 2, 2018 while the tenant was still occupying the property with two large moving PODS in the driveway. He should have had the tenants sign a lease extension. He was in possession of the security deposit and failed to refund it within 21 days as required by law. The tenant filed in small claims courts. The court agreed the money and an accounting was due in 21 days and ruled in favor

He's done a tremendous job, in particular helping us with negotiating a difficult situation and providing us with information to help with decision making that only an exceptional property manager can do. Marbella's management fee rates are competitive and I've already recommended to friends who were seeking to hire a property manager. The working relationship is great and so is Dion's entire team.

I can't speak for the prior experiences of others, but I used Dion Cheng as my property manager and he is amazing. My experience is he is very prompt and efficient at resolving any issues. Apparently, he is the new owner of Marbella Properties. I am also having him manage another rental in SF and it has been smooth. I don't have to worry about anything and the renter is found signed and delivered! Keep up the good job D.

I was referred to Dion by a colleague because I was looking for a rental in Palo Alto. He showed me several places before I found my dream house. I got to admit that I am very picky and Dion was very patient with me and showed me a lot of homes until I found the one. We have had such a good experience with Marbella Properties. This company was bought in March of 2008 by Carla Bunch. She has made such an improvement in the services that this company provides. The former property manager was not nearly as structured and customer service oriented. Carla has shown great enthusiasm for her work and has restructured the company to run much more efficiently. She will definitely take good care of any home owner that uses her services. I would absolutely recommend her to anyone who has a property to rent although she really specializes in the high end.

Thusfar, my experience has been relatively poor with this company. As an owner trying to rent a property, I've had very little luck getting them to respond in a timely manner (or at all). I've tried on 3 occasions for multiple properties (June 2011, November 2012 and March 2013). I've only been this persistent because they came recommended from an acquaintance.
I've left both emails and voicemails for Carla. I was able to reach her once, and she was quite nice, but she never followed up on my inquiry and emails.
This may be a great company per Jeff P's review.

Yup, they stink. They never answer the phone, do not return phone calls, and then when you finally do get someone live they tell you the place is already rented! I had the same experience with them a year ago, and again this month when I was looking for another rental home in Los Altos. I am not sure how you infiltrate, and once you do, given the lack of responsive up front, I am sure it is not a good experience. I venture to guess that response time to issues is less than desirable as well.

I was trying to rent a vacation home for memorial day. We found a place in Aptos managed by this company. After we had decided on a price, filled out the rental agreement and sent in a credit report they told us they rented it out to someone else.
They even lied to us about it by saying they didn't know what weekend we wanted. This after filling out the paperwork with the dates. They then tried to say we were late getting our credit report in, which they gave us a deadline on and we got it in early by two days.
