This Company is the worst, if you ever own a house in a community please do not let your money go to a waste with this Company. Property manager Julie is not professional, she does not answers text messages, emails or calls.... and when you finally talk to her she gives you an attitude like she is doing you a favor.... You are paying them, not them to you so you deserve to be treated as what you are a HOME OWNER.... They don't even deserve one star.... and this lady needs to get a new job since she cannot stand to work with people.... SHE IS A MESS!!!!!!

The worst . Steve Beane is our property manager and is horrible at his job . He should maybe consider retiring .This is what he - Steve Beane did to the hose spouts on the sides of the buildings . Paying 405.00 per month maintance ,with only a pool . They have fast talked the HOA into pooling our money ..Just like politics you keep paying and you get nothing as the famous quote is WE HAVE NO MONEY !? Very shady company with a very rude office crew ,starting at the door with Robin ,the receptionist. Stay away from this crooked company, you will

I have been traying to get the hoa statement , I have a property for about 2 yrs , have been paying , then I didn’t received one for months , called , oh they don’t manage this anymore , have tried and nothing , I guess they want me to get so behind to foreclose on me . Wander about this company?

If there was a rating lower than 1, they deserve it. Gaurdian is the WORST!!!! When we finally switched our management company to a professional one, we found, among MANY things, that they had not paid the master insurance bill and it was almost cancelled. Personally I have been involved in 5 buying and selling events in my development. EVERY time I had to fight to get them to process the sale. As a board member, I have witnessed many incompetent activities including one sale that was almost blown up by Guardian's incompetence. The only reason it survived is that the buyer REALLY wanted the unit

I have been trying to reach Guardian for weeks now and have only once gotten the receptionist to answer the phone. She directed me to someone's voicemail box who never returned my call. I tried calling today and couldn't get the receptionist, so I called again and dialed someone else's extension just to try to get a person, but that went straight to voicemail as well. I have no idea how this place functions as a business. Robyn, the receptionist has been very nice when I've gone there in person, but that's about the only positive thing I have to say about Guardian after living in one of their properties

I've been a Realtor® for nearly 11 years now and everyone knows we have to work together, with management companies, to get the best results for our customers. When you act professional, I have always found the staff at Guardian, especially Monica, to be respectful and responsive.

I wish I could give zero stars. Worse property management company I have ever seen. Unresponsive, will never call you back and always feel bothered when you asked them to do or check on something. I can only hope that my condominium complex will change to a different property management company in 2021. If you don't care about your customers you are in the wrong business!

No one ever responds or returns calls. I also wish there was a no star rating. There is someone who answers the phone but then sends you into someone's voicemail who NEVER gets back to you either by phone or email. Such a high level of APATHY here. They act like they really don't care at all about you or your question/issue. I guess they don't care about their jobs either. I originally thought, maybe it's me but then I read some of the reviews and see this is consistent. I am hoping our condo board changes firms. This is totally unacceptable.

Absolutely the worst property management company. We are renters and the HOA in this community usues Guardian Property Management.
We just called in multiple times to have a car towed that is blocking our walkway-it’s obvious not a parking spot but lazy people use it instead of the guest spots available.
I called Guardian twice as we as renters can’t call the towing company and I left two voicemails to the property manager I was referred to and never got a call back. I called the office again and got hung up on. This is absolutely unprofessional and rude. This company should be shut down

Critical: Professionalism, Quality, Responsiveness, Value
Leaving one star is being too generous for this company. All the employees I've dealt with suffer from chronic apathy. They don't care about you, your tenants, and they treat you like you're bothering them. Beware if buying from any property managed by this company and beware if renting from any property managed by this company.
