I lived here for 2 years, unit was decent but had hard time with leasing. Management needs to improve a lot. No proper legal documentation, no replies to email, no return receipts, a lot of confusion within team itself, upper management does not have idea what is going on, no transparency within team. Wish they could do better!
Amenities -swimming pool is always dirty, its a gated community still not safe as people eves drop since walls , roofs are not sound proof. No safety doing wfh or talking on phone. Lease terms are not flexible knowing the difficulties at current time. Please change leasing

I have lived in south bay for around 4 years, and lived in 4 different apartments, and this one is the worst one.
Pros:
A park nearby and good environment
Cons:
1. Many comments mentioned that the management is really bad. Yeah, that's true, it's the worst management team I have met, and that's the biggest reason that I don't recommend you to live here.
2. ants and spider issue. There is ants in my bathroom, it bothers me for half month, finally I solved it by myself. And there are too many spiders on my balcony.
3. gate issue. Sometimes the gate is always open even it

The apartments and community amenities are decent. Access to Guadalupe and Lick Mill park is brilliant.
The apartment appliances are old - and they keep breaking. But with the COVID rents they were to be accepted. I wouldn't pay $3000+ rents here if it ever goes back to it.
However, what is worst with this apartment complex is not what you expect. All the amenities on site have basically been outsourced to 3rd party vendors - rent payments, package delivery etc. Anything that goes wrong, there is minimum support you'll get from the leasing office and you'll be

Update 9/10: In response to this review, the office contacted me and offered to send pest control, and pest control came and I still have ants. I essentially live without a kitchen because it is not usable. In regards to moving to another unit, I was told this was not possible because I had a good deal on rent. However, I'm not sure the other units would be without ants, either, based on reviews.
I've been here a week and I'm already thinking about where I'll move next year.

Looking for an apartment and considering the neighborhood are not easy. I would like to thank Bella Vista for by far very good experience,
We are still in the process of our application to get in to this community, but we would like to give a big shout-out to VEON and VINCE for being very professional, knowledgeable and of course for being patient and well mannered. thanking them for giving us clear guidelines whenever we are in the office with or without appointment.
They are busy as I observed and full of appointments, but hey! they will still make and take their time to clearly explain things

I have stayed here for a year and trust me, save yourself from leasing an apartment here.
Pros:
1. Apartments are decent size and layout.
2. There is a public park next to the community.
Cons:
1. Management is incompetent and getting worse every day. They are impossible to reach for any maintenance issues, they overcharge you several times and they will delay everything they could.
2. All the units are old and the appliances have issues every other week. I had to get my toilet fixed some 6 times and yet no permanent resolution.

The apartments are in a good neighborhood and overall pricey. However the apartments are old and showing its age. The apartment we lived in had poor sunlight. We also had a problem with lots of tree branches falling onto the patio. The guest parking spaces are quite small such that we even full sized sedans won’t fit.
When we left the apartment, we got it professionally cleaned and the carpet was spotless. Still we were hit with a frivolous $250 cleaning and carpet shampooing fee. Normal wear and tear wasn’t considered.

My experience here has been good overall, until it comes to renewal. Management gives a renewal price that is $300+ higher than listed on the website, and you don't get any of the specials (can be 8-10 weeks off for new residents), just because you ARE NOT A NEW RESIDENT. They reply to your polite enquiry indifferently (if not rude), basically doesn't care about your renewal at all. This is completely different from how continuing residents are treated in other apartments. So, if you are looking for an apartment to stay for more than 1 year, I won't recommend this place.
