Is a full-service property management company offering 45 years of professional property management services. Our management program is tailored to high end single family homes of character, country and estate properties as well as town homes in the Forest Lakes, Hollymead, Glenwood Station, Cherry Hill, Redfields, Pantops, Lake Monticello areas of Central Virginia.

Our website is unique in that we offer interior photos and floor plans of most of our property listings. While most properties appear vacant in the photos, in reality, they are currently occupied so prospective residents can preview the properties via these photos and floor plans to determine if the property might meet their housing needs.

Our property management objective is to provide professional property management to real estate investment owners and to assist them with the complexities of managing their real estate investment. Managing rental property is the most difficult aspect of real estate investing.
Property management has progressed over the years to be more than having a real estate agent "watch" a property for the owner! Today, the concept of Property Management is one of "specialized service" which includes the marketing, physical, fiscal and administrative aspects of investment real estate.
An executed Management Agreement and a check for $500.00 to deposit to your owner account if the property is not currently rented. If the property has no vacancies, we will not require an owner deposit with the Management Agreement. A list or inventory of any items belonging to the property such as appliances, gardening equipment, refuse cans, etc.
During the colonial days in America, a hostess's ability to have a pineapple for an important dining event said as much about her rank as it did about her resourcefulness. So sought after were the prickly fruits that colonial confectioners sometimes rented them to households by the day. Later, the same fruit was sold to other, more affluent clients who actually ate it.
The majority of the area's property managers and landlords post their rental properties on the web. Start your search on line and become familiar with the area's neighborhoods. Most landlords and managers don't want to bother current residents with weekend property showings.

You should schedule any trip to the area during the week and allow at least 3 full days to become familiar with the rental market, schools and distances from schools and work.If you use a cel phone from your home area as your contact number, be sure to give your full telephone number including the area code so that your call may be returned.

This manager is the biggest crook in the industry. She should not even have a license. She works outside of the contract and plans to lie her way to try and keep from losing in court. She literally will renew a contract with a tenant without consultation with the owner. Later, she will stop picking up the rent checks (from her PO Box) from the client in an effort to plead that the tenant is not paying their rent and then she will try to evict them. If you rent from her, send all of your payments certified mail or you are looking for trouble. CROOK, CROOK, CROOK.

This is a 1-person company, and that person is a real b***ch. I loved the place (great location, great neighbors), and only lived there for a year; no repair requests, automatic rent payment, I was quite an ideal tenant.The first blow came when I needed a recommendation for my next landlord (I moved out-of-state for job reasons). It took a 30-something-message correspondence to get that from her; she wanted it requested on a very specific form that my new landlord had never heard of, etc. Anyway, a nightmare.

This woman is so unprofessional. First I was told a house was mine to rent and on the way to sign the lease she told me it was sold. The second house I tried to get she wanted me to pay her before I even got to see or sign the lease and when I told her I wasn't comfortable with that she told me "good luck with your house search" Do not do business with this woman!!!! Stay far away!!!

I have been both a tenant and a landlord. I can tell you that I have never had such a horrendous experience with any realty management company, or landlord. Gibson Wallace is horrific. She doesn't care about your concerns or your questions. So don't bother asking her. If I could give her ZERO stars, I would.

However, the worst of it is that I am being put out on the street. Not because I didn't pay my rent, or broke any rules, but because she rented my home to new tenants with absolutely NO notice to me. I must find a new home for myself and family in two weeks as my lease is

I recently emailed this group based on a Craigslist ad and the experience was pretty terrible. It very quickly became apparent that Wallace had no interest taking us seriously as renters. I would say despite our previous housing records and the fact that the property was well under our budget, but it never got that far.

The first response was a very dismissive "if you haven't heard of Lake Monticello, you should Google it" rather than just provide a few short sentences in the email response. My housemate and I both thought it was an odd response, but took a look and told him that

I've never been so disrespected by a rental agency in my entire life. I saw a post on craigslist and contacted them via email and voicemail to see about a showing for a couple houses I was interested in. I was coming down the next day all the way from Michigan for a couple days just to look at housing in the Charlottesville area. Instead of addressing my question about the availability for showing, they proceeded to ask me a laundry list of stupid questions like whether or not I was familiar with the area or if I had map quested my commute to my new job. Seriously, nobody even uses mapquest

I have never experienced such bad customer service skills in my life, Better Business Bureau gives this tyrant an "F". Please by all means; read the reviews she told us that she prides herself on below. Considering doing business with this woman is like considering burning down your entire credibility as an adult decision maker. So glad she was rude to us upon first contact. Obviously tightfisted over eccentric abusive narcissistic trash. Not one even closely decent review below. Her professional etiquette seems to suggest that she stirs her Kool-Aid with her arm. I rented a home from Wallace for several years so I have a first hand experience with doing business with her.
First, I would not suggest you rent from this property manager if you have a need or expectation of being treated like an individual ( luckily I don't ) . She treats you like a " tenant " that is unable to afford your own home and is not to be trusted to pay your rent, ask for repairs because you are the root cause of all problems with the home you are renting. If you do need to report a needed repair do not call, you must email as the lease states. This is to insure Wallace

She is a criminal. Super sketchy and full of lies. Tricked us into upping the rent and then stole our entire security deposit before we could even move in. Said she was going to lease it to other people unless we gave her money that we did not owe her. Stay away!

Is there a negative star?! Worst ever. Listings everywhere and then she replies asking you to check website and send request. She will reply when u do that asking how many in family, how many cars and if you have a washer and dryer. Oh...if you have a dog she wont show you a house cause barking will disturb neighbors. Sent 5 requests and have yet to see a house. Im ready to rent and sign a 2 year lease! Useless. Feel bad for anyone using her.

We used Gibson to manage our two properties a few years ago and had horrible experience. When we first met her, she appeared very warm and gave us impression that she could help us. But after signing the contract, things became very different.

1. She put floor plan with property photos on Craigslist. When potential tenants called her and asked for showing. She told them to look at the floor plan. If you are pretty sure you want to lease, I will show the house. In this way, many people were turned away.

2. Our two properties are in good area and should be quickly rented out. She managed one

Does not perform service requests. Look really hard at the better business bureau (F) and trust all the negative comments online. They are accurate. Moved in and had to PAY for necessary repairs and lack of upkeep. Got sick of dealing with her so moved out before I ended up paying for maintenance of property this company "supposedly" manages. If you are okay with rude correspondence, 100% evasion when making honest service requests and NEVER actually being able to speak with your landlord, this is the company to use. Don't post ads on Craigslist if you don't want people to email you about the ads you post on Craiglist. I saw a great townhouse listed there, posted the link in an email to the contact and received a rude "GO TO MY WEBSITE and fill out the form there" email in response. I think I'll pass.

I have been trying to contact Gibson Management Group about leasing a property and they fail to return email and phone calls. I have emailed several times. I have called several times. I have asked specific questions about properties that are for lease. They refuse to return any calls or emails. I feel bad for homeowners that use their services. They need to know that this company is lazy and does not try to help the homeowner lease their property.
