Unlike most professionals, you probably will not get to meet me until after you hire me. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods, and yes, different pricing. One thing is sure: home inspection requires work - a lot of work. Ultimately, a thorough inspection depends heavily on the individual inspector's own effort.

If you honor me by permitting me to inspect your home, I will give you my very best effort. Through training, experience, and the use of the latest tools including Moisture Detection technologies, I will work diligently to uncover any problems with the home's systems and components BEFORE you sign away the next 30-years of your life.
Services
The only girl growing up in a sea of four brothers, our owner and Inspector in Chief, Kari "Rosie" Cheek, has been a tough cookie her entire life.

A homeschooled, Methodist pastor's daughter, she received her B.A. degree in English from the University of Kentucky in 2008, after which she ventured out into the world of building and rehabbing houses through AmeriCorps NCCC, serving people through non-profits throughout the southern region of the United States.
A home inspection is a non-invasive visual examination of the accessible areas of a residential property. And when using Rosie Home Inspections to perform your General Home Inspection, Radon & Mold testing are highly discounted, so call today to schedule multiple services! Being a home owner can be a highly rewarding experience.
We will take images and video throughout our inspection and integrate them into our document, illustrating the issues that we may find with the property in question, and providing you with a comprehensive overview of its condition. Our reports are easy to digest and understand, and are broken into individual sections, such as Interior, Heating and Air Conditioning, Electrical, Plumbing, Roof, and so on.
Most people believe that home inspections are only useful for home buyers, but inspections can be invaluable to home sellers and here's how:. Take your time and shop for competitive repair estimates to eliminate inflated buyer-procured estimates from negotiations. Offering buyers an unbiased, third-party inspection report is the ultimate gesture of forthrightness to relieve a prospective buyer's unfounded suspicions before they walk away.
Even if you're not in the buying/selling market at this point in time, if you own your own home or rental properties, you still may greatly benefit from a Home Inspection. Having your home inspected every 1-3 years is an inexpensive way to identify and correct all kinds of maintenance issues that might otherwise cause deterioration to the property over time.

This is the best inspection company I have ever worked with. They are professional and extremely detailed and the final report that they put together makes others look like amateurs. I will absolutely use them again if ever needed and will be recommending them to all of my friends and family..

Every individual that I had an interaction with at this company was super, from the lady scheduling the appointment, to the people who were on site during the inspection. Kari was Very thorough in her review, and gave me her insight from the ground up, even throwing in extra information that she didn't have to. The information was given to me in an easy to follow, easy to digest format and really helped me make an informed decision about the home I was reviewing. She saved me from a ton of headache and expenses! I am definitely going to use them for my next inspection.

I found that Rosie Home Inspection thoroughly inspected all features of the house i bought. Findings and remedies were explained to me by Inspector Kari Cheek. She answered my questions well. The report was emailed to me the next day which seemed thorough, accompanied by photographs and recommendations for remedies. I enjoyed our consultation.

Kari is a super knowledgeable and very intelligent inspector. She found some issues on our new home that would have been costly had they not been discovered before the purchase. We appreciate her hard work and will certainly Rosie's again for any future home inspections!

In this tight real estate market, we were able to schedule our home inspection in a timely manner. Due to circumstances with the sellers, the date had to be changed and Rosie Home Inspectionsj were very understanding and accommodating.
Our inspector was Kari and we couldn't have been more comfortable and impressed with her overall knowledge and willingness to go step-by-step with her findings; explaining everything in great detail. This woman knows her stuff 😄!! We had a written report within hours, along with photos taken throughout the inspection of the items needing our attention.
