Individual leases, roommate matching, and private bedrooms/bathrooms are just the beginning! Choose a 1 -3 bedroom layout with walk-in closets, designer kitchens, and washers/dryers. Explore our one-, two-, and three-bedroom apartment floor plan options, and find the best fit for you! Apartments feature washers & dryers, designer-inspired kitchens, roomy walk-in closets, and private bathrooms for every bedroom. We offer roommate matching, as well as individual leases, so you never have to worry if your roomie transfers or moves out.
Each resident signs their own lease for their specific bedroom. So, if a roommate moves out, the other residents are not responsible for that person's rent. Please note that common areas are a shared space. Why is my rent not prorated? A rental installment is a payment made as part of a series of payments.

I don't even know where to begin with how happy I am at DR. I moved from out of state to the San Marcos area knowing literally no one. Living here has made it so easy to feel like I am right at home and in an environment where I am not only welcome but safe. The area is so quiet and everyone here is so friendly. I live in a one bedroom unit and I absolutely love my apartment, the space is perfect for me and the amount of storage space is well over more than what I need. The front office team is so kind and so helpful and are always putting on events for residents to have something to do. I feel

I live in a one bedroom here and I absolutely love it. My unit is surrounded by woods and my apartment overlooks trees. It's very quiet but also so close to everything I need, campus, the square, highway, etc. The amenities here are my favorite. The gym is spacious and has an indoor and outdoor section. There are multiple trails behind the community, which are the best. The staff is welcoming and gets things done promptly. I've read the other reviews and I will admit move-in was not the smoothest experience for everyone. However, Dakota Ranch has made a lot of progress with the turn around.

Truly awful. These apartments are dilapidated and run down. From the ethernet cable in the wall being chewed through by animals, to both by kitchen and bathroom sinks pipe leaking causing mold, to the bathroom being VERY unclean, to the giant hole in the wall in my bathroom which they haven't not even attempted to fix in the months I have been living here, this is a horrible place to live. For the first month I was here, I couldn't receive mail because something with the maintenance I am told. It does have a bus that goes to campus tho. Avoid.

DO NOT LIVE HERE. I never write reviews but this apartment complex is too horrible not to. My roommates and I have had many problems over the past few months. Each work order we place takes a month to get done because there is only one maintenance man. We have had to call the office, the managers and corporate countless times begging them to fix our stuff. Our garbage disposal constantly breaks, our dryer takes 3 times around to fully dry a load and the AC vent above my shower leaked so much that mold was growing. This apartment is the worst, also all of the reviews have been written by false people. I promise you, no one living at Dakota ranch is enjoying their time there. Such a gross apartment with no upgrades for such an expensive price. I'm paying $700 a month for a room in a 3 b 3 b unit. The rent should at max be $600 a month. You can find a nice house or a 4-5 star apartment for the same price here. They also ignore maintenance request because they only have one maintenance worker on the whole complex. I've had my dryer be out for over a two weeks and I've called numerous amounts to get this fixed

This place is a HORRIBLE. Save your money time and effort renting here.
8/19/21 was my move in date and my unit was a nightmare. It looked like my apartment was abandoned and completely forgotten about.
Dakota Ranch is a scam. They use simple billing and charge you an outrageous fee for using them. If you look through what you are being billed for, you will find out that they charge you for electricity even though you were supposed to register with San Marcos for electricity. Basically charging you more that what you signed up for on the lease.

I had too much to say that google wouldn’t let me say it all in one post. So the photos attached are my full review of this awful complex and the ignorant management.
Also Peak Campus refuses to take accountability for the vendors they hire and would rather use them as scapegoats. If you call about an issue, expect to hear some story about how it’s not Dakota Ranch’s fault but the fault of a vendor who was likely hired to do a job far to large for the size of their team. Dakota Ranch hires these vendors, it’s their fault that stuff isn’t getting done on time. If they hired more equipped

Today is my move in date (8/19/21) and the is how our apartment was when we tried to move our stuff in. Our apartment is literally DISGUSTING and 4 other people in my building also had this experience. My roommate and I pay $900 EACH for this. This is so disgusting and disappointing, i can’t even explain my frustration. Dakota ranch better fix this.

I don't usually write reviews, but I know how important reviews are for apartment management and prospects who are looking for a new apartment. My stay at Dakota Ranch has been great. I live in a one-bedroom and I am obsessed with my apartment. I went with an unfurnished apartment which can be hard to find in student living complexes. The location is fantastic, it's only about a 5 minute drive to campus; but you're still secluded and not near any high traffic areas. This complex is beautiful! And the staff is great! I spoke to Akela on the phone and she was amazing. She had a great attitude, was super helpful, and was very professional! She is the kind of employee who is a great ambassador for any company, because her positive attitude is a great indicator of the culture of the organization, and she makes sure she has taken care of all of the customers questions/needs before they walk away/hang up.
