All units are subject to availability and HOAG does not guarantee that any unit will be available upon submission of a rental application and its processing. All approved applications are good for 60 days for any rental unit within your approved rental limit. The application process takes approximately 3-5 business days.
Once you have been approved you will be told the amount required to move in. Cashier checks or money orders only will be accepted for payment of the first month's rent and security deposit. NO PERSONAL CHECKS, CREDIT/DEBITS CARDS OR CASH WILL BE ACCEPTED FOR A MOVE IN DEPOSIT. Checks or money orders must be payable to: "Hoag Property Management, Inc." Please indicate your new property address on your payment.
A 30-Day Notice (Form F74) to move out must be in writing and is not in effect until the notice is received by HOAG. Verbal communication with Resident Managers, Property Supervisors, or other employees does not constitute a legal notice. After completion, return the notice to your Resident Manager or fax to (562) 862-1723, or return to the main office located at 10551 Paramount Blvd., Downey, CA.
When establishing your tenancy at one of our communities we strongly recommend that all tenants obtain renter's insurance. A tenant's personal belongings are not insured by the landlord. Renters insurance doesn't just help provide coverage for the everyday necessities like furniture and clothing. It could also help protect theft-phone valuables like your laptops and bikes wherever your take them.

If I only i could give negative stars, I would!!!! We had a major plumbing problem that began on Dec 6. and It took 22 days for our the property manager "Lillian Pineda"to approve the work to be done. One way plumbing came out to perform the work after numerous visits.
The plumbers stated several times to me and the property manager that the issue was not our responsibility. According to the plumbers "Lillian Pineda did not believe that the issues was the buildings pipes and responsibility. I applied for a studio unit in Downey recently. I did not get it , but my experience with Hoag pm is good. First the unit I applied for was in a safe , nice area , close to a lot of stores and it was so clean,cute and exquisitely remodeled. Not to mention affordable and with assigned parking.Alexia , the manager was very nice and patient and so helpful. Yvonne in the office was also very professional and prompt with responding to emails. Even if I did not get the unit, i recommend Hoag and keep them in mind for future apartment searches.

I lived at a property that Hoag Property Management managed and I recently just moved. I lived at the property for 5 years. I didn't have any complaints until I gave my 30 day notice. Fabiola does not inform you of what charges they will charge when your trying to get your security deposit back. I was given 35% of my deposit back. So please please be aware they will not refund you your whole deposit back. They don't respond to messages and if they do the staff responds with very short answers and with attitude. Overall my experience at the property was amazing but the management company

My experience with Hoag was a very positive one. Fabiola and Yvonne were always available to contact when I needed them. All repairs got done promptly. Most importantly though, they had my back in a situation with some very loud and rude neighbors, and ultimately we were able to come to a resolution that protected my right to quiet enjoyment of my apartment. I would recommend them and Hoag to anyone.

The management response with a condescending attitude to tenants’s need. Request will be met as insignificant and hardly ever addressed. We requested a simple fix in the bathroom and kitchen, which has not been given consideration. It is now one year and a half, and we are still waiting. Fumigation or regular maintenance is non existence.

Realtor Luis Palencia is Amazing. Our journey with Luis started with a 30-day notice to leave a home that we rented for almost 8 years. It was devastating news, be the letter also stated that we are given 5 days and first choice by owners to decide if we want to buy or our home will go out in the Market.

The Accounting Department for HOAG has their business in order. I love the option to pay online. Sadly, many property companies don't even have this option. My accounting questions were always answered with a friendly and professional voice and they always made me feel important. Awful company, non responsive, sloppy record keeping. Luis is about as unprofessional as you can get - disrespectful and combative like he's doing you a favor just by doing his job. From reading other reviews about him on here, it sounds like he's just as bad as a realtor. When we transitioned management to another company, many records were missing, incomplete, or outdated. Their "management" isn't much better and refuses to address the issues with their awful representatives

My friend is looking at property so I'll share my experience with this group. Short story is due to their mismanagement of my account I had to take them to court and received a favorable judgment. There were documents that I never signed that they were holding against me. These documents had signatures that were similar to mine but I never signed them. As a tenant or homeowner, I would avoid this group at all costs for their lack of professionalism and unethical practices.

I have been a tenant with hoag property management at a 1 bedroom and a 2 bedroom property. They have really nice properties at a reasonable price worth the experience working with them and living in one of the properties they have available. I had the best experience with them, both properties were kept always kept clean. I worked with property supervisor Lilian Pineda and she was always so prompt to help and answer any questions I had. If you are looking for a place and hoag property management has it available, I would say go for it!

I would not recommend doing business with Hoag Property Management. I submitted a renters application on January 9th and then waited a week and a half for the management team to explain complications with the application. After resolving various paperwork issues, Hoag then stated that our guarantor was required to come IN-PERSON to sign the final paperwork. As an out-of-state student, my guarantor is not locally based. Hoag refused any alternative (email, zoom, notary, mail) and refused to recognize the various health and safety risks involved with meeting in person during a pandemic. Do not waste

OWNERS BEAWARE...Do not leave your property to be managed by Hoag property management! It costed us $50,000 to repair the damage from the terrible tenants they rented to. I recently closed on a duplex in Alhambra with the help of Jerry Reyes of Hoag Property Management. The home buying process was long and overwhelming. We wanted to give up many times throughout, but Jerry continued to provide sound advice and consultation. We kept our eye on the prize with Jerry's help. The best part of Hoag is that you never have to worry. I've been on both sides as a tenant and a landlord with them. I also used them to help me purchase a home and also renovate and sell my mother-in-law's home. The best thing I can say about them is that I keep coming back. Luis Palencia at Hoag is the worst property managers out there. Very rude, unprofessional, untrustworthy, and poor communicator. Violated numerous laws, performed illegal activities, and broke policies. He was also caught in several scandals of lying and under suspicion of stealing. We fired him and will never use Hoag again. Not a company we recommend doing business with.

I have had a disappointing experience with Hoag management. Both the current tenant and I have inquire about renting a property numerous times within the last month. Until today I have always been put through to voicemail with no return of my messages. The individual running reception was very polite when directing my calls.
