There really should be an option for 0 stars. My previous HOA property management was incredible and they had to do a changeover to HPK, and the way this company is ran is horrible. I dont know how they're in business. Lack of communication. Lack of responsiveness. We had an older woman have a structure leak and no one came out to examine it for over a week, and the length of time to do repairs was unacceptable

This company and Cogburn Smart have merged. All the original Cogburn people are now gone.
They are renting complete dumps. They won't fix anything. You have to call and badger repeatedly And you may get something patched. Problem exists in the units and they blame the tenant. HOW SWAY?

Honestly would give them zero stars if possible . These people are racist and scammers. They won't give you your deposit back no matter how good you left the place. They make up all types of excuses and are just horrible people all around. Not the type to really write reviews but man these people are just horrible. Hopefully they rot in hell.

I highly recommend HPK. They've managed my apartment complex for close to three years, and have helped me every step of the way. I'd really be struggling without them. This will be my 2nd time renting from HPK and I can honestly say I am looking forward to it. Everytime I have called the office, both reception and Management were always pleasant to me and they always got back to me , if not that same day , the following. Any issues were solved quickly and they are not over bearing.

Applied for an apartment paid my $30 credit check and never heard back from this management company. I called on three different occasions to check the status of my application I was always brushed off and told your application is on the owner's desk like the is the spill they are so accustomed to using. So I thought maybe they hadn't ran my credit,but I belong to a credit monitor service so they ran my credit, but didnt think enough to give me an answer on my application. The third time I called they told me the appartment I applied for was already rented and I can get an answer on the other apartment

Horrible company and horrible customer service. Door was broken couldn't get into my apartment. Called hpk they said I wasn't on the lease and provided my copy of the lease and told them they should keep their files better. They told me it's their problem and won't be sending someone out to fix my broken locks so I can enter my house. Avoid them at all costs.

This property management HPK is really dishonest and will keep your deposit. Since the moment I moved in I had issues. The place smelled like mold and I had The worst allergies.. Then the first day I use the washer the water pipe broke and got all my laundry room wet and my garage ceiling and they had to come to fix it more then twice.
During all that mess the cheap vinyl floor got damaged because of all the water damage.
I kept on calling and emailing the office about the bad smell and other problems but I would always got the
same answer. WE DON'T KNOW call

These people are unprofessional, on Friday February 22, 2019, we were showed a unit, were the residence manager failed to advise that her previous tenants had pets. In addition, the unit was not ready, smelled, no power, and it was infested with fleas. Our clothes and vehicle had fleas from the visit. We have a catering business where we have to put food in our vehicle. And due to the fleas, this incident had put us out of pocket. Worst company ever. They only care about $$$$. Poor customer service & bad attitude - the boss at the office. The building was not well maintained - old, trash. In the end, the whole building was evicted & we only had 2 months to move out while the place was a loud construction site with debris. I could go on & on. Do NOT rent with them!

I had to take them to court and it was a nightmare. They presented pictures of other apartments flooring to try to get me to pay for new carpet. We didn't use shoes in our home so our carpet was in good condition . I've been with this company for 1 year and had many problems. 1, we had a rat problem they didnt want to fix, 2. Hot water heater cracked they didnt want to fix, 3. We had a mold problem they didn't want to fix and lastly they re-fixed my heater and it caught on fire because they left the instruction manual inside the heater. Poor company

We were forced to move out after these people had my dad working for them. They didn't provide receipts proving that he was paying for rent so that's how they evicted us. Places need to provide receipts other wise they will screw you over if they want to kick you out. Sketchy people wouldn't trust this company. They need to get their stuff together and not be so rude!

Disgusting. Went in to the office to speak about a concern (This company REFUSES to give receipts when you pay your rent). A man came out from the back and introduced himself by saying, "I'm the owner. What do you want?" Rude! Last month I asked the woman at the desk for a rent receipt and she said, "we don't give them out anymore because we used to find them all over our parking lot". It's one thing to not require a person to take their receipt, but to refuse someone who is asking for one is irresponsible of any company.
