Our leasing team screens all tenants thoroughly and our clients can review any applications before they are approved to rent from us. We complete property inspections and provide our clients with PDF reports with photos and notes. Our admin team contacts all of our tenants prior to the rent being due, when it's due, and when it's considered late to get rent paid.

We have a very strong lease that was drafted and is frequently reviewed and updated by attorneys. Our company provides resources most others don't. We have admin, leasing, accounting, and maintenance teams. We leverage technology to provide data and reporting that you simply dont get from other companies.

Any realtor can sell you a rental property but at NGB we specialize in them. We pride ourselves in rental property analysis and evaluation. With our extensive background in Property Management we can quickly find value in properties by leveraging insight the average realtor doesn't have. In 2011 we launched NGB Property Management, and have been managing the day to day operations of rental properties ever since.
Note: All residents will have access to our online system where they can pay their HOA fees, set up recurring payments, view payment history, access HOA shared documentation, view site announcements, and submit work orders. Notify the Board of any Violations and Provide Recommended Course of Action.
What forms of payment do you accept? A. Cash (surcharge applies), check, credit card, EFT. We allow tenants to pay their rent online through our portal, mail in the rent, or drop it off to our office. How do I request maintenance? A. you can log into your account and submit a work order or call our 24/7 toll free number for support.
We're seeking an experienced Handyman / Residential Maintenance Specialist to join our team. You'll be travelling to and from our properties throughout the Capital District, completing a variety of tasks on a daily basis. If you enjoy freedom and variety this is the position for you. This place is the biggest joke I've ever seen in my life. Ive only been renting from them for about 4 months and I've had the worst experience. I went a month and a half with no oven with no communication about when i would be getting one. I have no heat in my apartment which i have told them about and they have done nothing about. HUGE electrical issue. It is not up to code. I cannot use any appliances or it trips the breaker unless i cook in my living room on a good day. The breaker trips constantly for no reason at all. If i use my space heater and my oven at the same time it trips the breaker

NGB property maintenance snow removal is horrible. They do not do what they promise and what you pay for. They do not communicate at all with you and when you ask them for service they make up excuses why they don’t do the services they promise. If you want to avoid terrible service, do not go with NGB property maintenance for snow removal. I rarely write reviews but I feel I must warn others not to go with this company because of the poor service they provide.

Nice apartments but slow responses and insensitivity from Leasing management. Requirements way too much. They told me since I work per diem and run my own businesses at 20 years old that the hours at my job that have nothing to do with them is not consistent enough. I had a whole conversation with the guy at my showing was by thin that the documents I supply were going to be perfectly fine. Maybe it’s an age/ or race thing. Currently living in one of their properties and it has been nothing short of a bait-and-switch. The property was shown in a deceptive manner - small accent tables hiding pieces of missing carpet, couches hiding an absolutely decimated and stained to hell carpet, furniture hiding broken and exposed radiators, broken doors hung up so as to not seem broken, all of the trash they had no intention of removing hidden in one unseen corner of the backyard, etc.
On move in, we documented and emailed NGB about everything - loads of emails, countless phone calls, and an emergency maintenance call later

I would give this company 0 stars if I could. They showed up unannounced, they were completely inconsiderate of the fact that I lived in my apartment when they were showing it, they took almost all of my security deposit for nonsense charges. Their contractors are super nice and professional but their office workers are some of the worst people I’ve ever have to to deal with. I would NEVER rent from someone who works with this company again.

NGB has been responsive to any issue we've had in our apartment, such as microwave and air conditioning problems. Rent is a good value. There was one concern with snow removal that turned out to be equipment failure of the service provider. Next storm back to normal. Some residents present quality of life challenges. NGB tries to respond but they're limited by statute as to what they can do.

I have been doing everything in my power to rent with this company, for months. My daughter and myself have been homeless since October of 2020. I explained to them about my situation, and how badly we needed a place. I have viewed many apartments that they manage, and I never received a call back, to tell me that my application was approved, denied or even being process. They never return phone calls and when someone dose finally answers the phone. She tells you that she will let the leasing department know that I called and will return my call. They have been great. I have put in a number of requests to have different things get fixed and cleaned up & their team has responded very fast. I have not had a single issue with the NGB Staff and it feels pretty good to know if I do have a problem I can just give them a call or send them a quick email & they will come help me out.
Also they had helped me find my apartment, it's possible I am moving this upcoming year and if I do I am looking forward to having them help me find the next one. NGB is a great team.

Personally I have had a great experience with the NGB property management staff. When I first started looking for an apartment they helped present me a few different options in my budget. When I was ready to move in the place was clean and exactly what I expected. Over the year when I have had a maintenance issue or question, the NGB team has responded fairly quick. I love their website which also makes it very easy for me to pay rent and submit any requests I have. Not sure what else you could ask for from a management team but I love their service. It's a great added benefit to the apartment

I have no clue if some of what you are saying is accurate, but even if it is, NGB was completely unresponsive to me. i sent multiple emails that your company didn't bother to answer about the issues we were having. 2 days after i sent an email about being reimbursed for the plumbing bill the owners told us not to pay you rent. 2 weeks later your company emailed me saying to provide proof of payment and you would discuss it with the owners. so that doesn't really add up for me. if you ended the relationship with them why are you saying you'll discuss it with them after they told us

While it took almost three months to receive our security deposit back, Isaiah (owner) reached out to me personally and immediately apologized on behalf of his entire team. He acknowledged that it wasn't until 45+ days after we vacated the property that we were even asked for a forwarding address and that his team "flat out dropped the ball".

He explained there were issues with communication between NGB and the property owner that amplified and extended the wait beyond what he ultimately considered reasonable and for that he sincerely apologized.

If I could provide zero stars, I absolutely would. This is BY FAR the worst management company I have EVER had the misfortune of dealing with. I am a physician at Albany Medical Center and rented a property with them because of the close proximity to the hospital. Their properties are filled with rodents, cockroaches, and permeated with cigarette smoke when I moved in. They refused to do anything about it. My fridge stopped working, effectively causing everything in it to go bad. I called management and of course, no one ever came to fix the issue.

Furthermore, the apartment was dirty and falling

We lived in an ngb run apartment in albany for two years. It was an amazing apartment. Ngb would come and fix things on request but sometimes you need to follow up to get answers. Which can be difficult because in our experience when you call them it's basically to leave voicemail and hope you hear your phone ringing when they call back. But seriously no sarcasm we had an amazing apartment! Ngb really did fix things when they became an issue. Bonus you can pay your rent online and submit work orders that way too. They did take awhile to get us back our security deposit but we did get it all

NGB has been very helpful with all our property management needs. They put us in contact with real estate brokers in the area that were super knowledgeable of the Capital District region.

We are looking to purchase a multifamily unit in Albany as an investment property. Given that we live down in NYC, as many of their clients do, they afford us the opportunity to own real estate upstate without having to seek out plumbers, electricians, general handymen, and landscapers to take care of the day to day operations of the building.

These guys are as dishonest as they come. They billed me for maintenance work not performed and withheld rental income. Isaih is the salesman, he is the guy out in the field lying to the landlords and tenants and Jerid is the secretary back in the office screwing up the billing.

The "maintenance man" they employ is a guy in a Ford Taurus. He is fine if you need painting done but not very useful if a ladder is needed. He also didn't know how to change the locks on my garage doors or seal my gutter. Most adults can do this but he could not.
