Applications will be taken on a first-come, first-serve basis. Units that show availability on our website are subject to be FIRST offered to those currently on our application WAITLIST. Copy of valid driver's license or government issued ID for all occupants over the age of 18. Child Support Income Verification form from the attorney general (required whether you have received support or not).
Now that you've chosen a new home, protect your stuff with renters insurance from ePremium. When personal belongings are damaged or stolen your policy contents coverage reimburses you up to your policy terms and limits. We are more than halfway through our 3rd lease with Encino Pointe and still LOVE it here! The manager, Kevin, as well as the rest of the office staff and maintenance crew are very professional, friendly and actually take the time to listen and answer questions or try to help should there be a need for it. Maintenance requests are handled (from what I've seen) as promptly as possible based on a few factors...severity of the issue, if it's a major repair obviously it gets (and should get) priority...then by the order received and also whether or not parts have to be ordered. The over all environment

My general experience about this apartment is good. However, I noticed that the most common comments about the apartment that I think the management should address is the area of customer satisfaction and response to tenants' needs.
Before I decided to rewrite my comment here, I have experienced and confirmed this poor attitude to renters' needs.
When we moved-in in 2017, our refrigerator had some serious maggots in it and it was stinking so badly. I decided to clean it myself as I did not want to lodge complaints at the begining. We noticed that unhatched eggs keep dropping from where we couldn

If I could give negative stars... I WOULD. I have lived here for 8 months and it's literally been 8 months of hell. My apartment is literally a mess. They keep saying they are going to call someone to fix the bathtub, counters, and cabinets. When they did they didnt even finish the job and now it looks worse!! My appliances are always breaking and when I call to have them fixed they say " they are on the way " and never show up. My door doesn't shut all the way and I have to keep it open to lock it. The outside is ALWAYS disgusting and never get cleaned. Let's just talk

I would leave ZERO stars if I could. You guys need to get the school bus stop situation figured out. It shouldn’t take ten minutes for kids to get on the bus. It doesn’t help that you have the school bus stop off the main road that stops traffic while people are trying to go to work. I’ll make a new account and post a new 1 star review every morning I wait behind these busses.

The staff is professional & friendly. The rooms are clean & the place is Safe to be in. They provide clean rooms & change ur sheets every morning. Customer service was excellent & provide u what u need in less than 10 minutes. They are taking covid-19 pre-cautious. 5 star rating from me!

The apartments look nice driving up but once your a resident you have to email and go up to the office and email again just to get your maintenance request complete. Every apartment is set up different don't expect what you are promised on move in day. We moved here from Houston and what we were promised was not what we expected. We had life threatening safety issues in our unit. We had to email management and quote our lease to get anything done. We were even told we could move if we did not want to wipe the black mold out of our storage unit. Kevin the manager apologized for his rude staff but

We moved in late August, so far to date Jan. 10th, we still love it. The community is so quiet at night (we moved from Austin, used to hearing sirens and gun shots on the daily). The apartment in and out is the nicest we've lived in. We live right near the playground and take the kiddos there quiet frequently. management is very friendly and accommodating.
Update: Renewing lease for 2018-2019. I've lived here for going on two years. Ready to renew for 3rd year. They have been amazing. The staff is very friendly and attentive. In one instance my AC went out during the summer at 4:30PM, they had

I have lived here for two years! The maintenance staff are friendly and on top of it. Sometimes it will take a week to fill an request, but that is common. Parking is great on some days. Personally, feel like there should be guest parking. The management is great (it did change quite often) and anytime I need something fixed/any issue they are quick to respond. It is quiet site, great size rooms and very convenient to stores.

I have lived here three years and the AC filter has never been changed. Now the AC doesn't work. This is something the administration should really pay attention to. Neglecting these issues are causes of fires, etc. Also, there have been times when I've asked the staff to send someone to fix other things in the apartment and sometimes no one comes. We pay so much in rent and at least deserve better customer service and good maintenance to the apartment.

We had some issues with the AC and the carpet. We talked to he manager and he sent someone to fix the AC and to clean the carpet in the living room. He is very approachable and is always willing to help tenants. Staff are also approachable and can answer most of your questions, so we are grateful for their help!

Negative review, I have absolutely nothing nice to say about this place.
- management constantly changes
- my apartment flooded due to the storms
- unresponsive maintenance team
- this complex is notorious for break ins to vehicles
- my apartment had an attempted break in (you can see in the pictures, door had kick Mark's at the bottom and the lock was broken off inside the door frame)
- ants would get into my apartment constantly
- walls are thin, can hear neighbors
- gates are always breaking or getting stuck
- management is unresponsive and they do not communicate well with their

Went to Visit my sister for the first time in years and during my weekend stay ..kids kept BANGINGG on her door and running.!! My sister called the office to make a complaint and no one answered the phone or called her back EVER!!
Drug dealers were out all day dealing in front of my child with not a damn care in the world and my sisters neighbors were constantly loud and when asking them to quiet down they told her to take it up "with the MF" office.!! ..

But when we tried.. There was nobody there. Smh ...

ONE visit to this place and they on my "NEVER WILL I MF EVER" list

Have been trying to get in touch with the office since 9/26/18 for the to sign paperwork for rent assistance so that it can get paid before the due date. I'm receiving with no response. I write an HONEST review and all of a sudden they want to respond and put an eviction notice on my door on 10/04/18 like it's my fault they haven't gotten it yet.

This place used to be good but keeps getting worse with time. It took 9 months for a stove that literally caught fire to be replaced, water reaches unsafe temperatures but they refuse to fix it, I've been waiting two years for a part for my fridge to come in (it's for the shelf), cars are always broken into. Office staff, some are polite and some are rude. Tried to pay my rent check and they had the office locked during business hours with someone working inside. When I tried to call, she disconnected the phone. The inside of the apartment itself is nice and spacious but everything else

I love the Encino Pointe apartments! Relatively newly constructed in San Marcos, and excellent layouts for their modestly sized (and priced!)apartments. Great on sight maintenance! Great lawn up keep with lots of natural trees. 2 pools, 2 playgrounds, WD connects and even a little balcony--pretty nice. Bad reviews must be from bad tenants

If i could give this place negative stars i would. Management is horrible,takes maintenance forever to accomplish the smallest things. Office is NEVER open on time. No late night drop box to drop rent off so that puts the average person in a really tight bind. Fine.did the online rent payment and they claim to never recieve it. Incompetent at its finest at this place. Keep looking for another apt if you plan on moving here. This place is a ripoff.

Beware of these people. They fail to let people know that deposits are non-refundable if your application is denied based on credit. They run you through unnecessary amounts of paperwork and many wasted and needless trips to their office. They never return your phone calls and you have to chase them down for answers. My husband and I attempted to rent from them, but after a month of run around we finally were told we were denied becuase we were over the section 42 limit. But they still ran our credit and kept out money. I asked in the beginning to have hen check out income before they made me fill
