Services
FHA helps individuals and families become homeowners by providing lenders with mortgage insurance for certain loans. FHA does not guarantee the value or condition of your future home, and FHA does not perform home inspections. If you find problems with your new home after closing, FHA cannot give or lend you money for repairs, nor can it buy the home back from you.
Some of these questions are answered on other pages of our website, but are presented here, too, for your convenience. Q. My realtor gave me a list of inspectors. How do I pick the right one? A. Call a few and talk to them. Ask them about their background and experience. Be sure they are properly licensed.
A structural and mechanical inspection gives you valuable insight into the condition of the building you plan to call home. This type of inspection is broad in general terms, with the goal of determining if more specific inspection is warranted. Only what can be seen is inspected, but a careful inspection of visible areas can determine if further investigation is needed.
Make an effort to be there while your inspection is being done. It is not always possible and not a prerequisite, but most folks find it very helpful. If you are present, your inspector can point out to you the things you will see later in his written report. This will allow you to ask questions and will give you a better understanding of the written report.

Home Inspector: I was referred to Space City Inspections by another well known and great inspection service CE Schultz Inspection. Ed Fryday of Space City came early, was very friendly and did a thorough, detailed inspection of the premises, inside and out, top to bottom, finding things that I'm sure few inspectors would. In a house that I thought was ready-to-move-in-to, he discovered many items that needed attention: hot and cold water faucets in both tubs reversed, HVAC air return open to the attic so wasn't even pulling air through the main house return air filter, clothes washer hot water

This was the first time I ever got a home inspection done, but I cannot imagine it being much better than the service Ed provided. He was thorough, professional, kind and encouraged my participation with the inspection and any questions I had for him. I called Ed on a Thursday requesting an inspection and he was able to do it in two days, which was amazing. He was very professional, took thorough notes, and explained everything he found to me. Space City Inspections (Ed Fryday specifically) is the best inspector in the Houston metro area. He is extremely professional, thorough, and knowledgeable. We have used Ed for three inspections. The first was a home he told us to absolutely run from. The builder / owner had built the home and had no idea what he was doing and spray painted things to make them look new. Needless to say we took his advice and when we found a new home he conducted the inspection on the second home. I found Ed on the internet while researching for a home inspector I could feel comfortable and trust to inspect a house I was about the purchase. We are in the process of purchasing a home that was recently finished being built. Since we weren't part of the original construction (the original buyers backed out), we wanted to verify the house was in good shaped, so we called Ed to do our inspection.
Ed was so awesome. He was very nice and made easy work of methodically going through the house and not just testing/looking for things, but explaining and helping us understand what he's doing and what everything is in the house. Well, my home inspector buddy is now off pursuing other business opportunities, so I had to find another inspector for our recent home purchase. This buddy lives and did most of his work on the NE side of Houston, but was familiar with Ed and had good things to say about him.
