Emergencies include, but are not limited to, water leaks that can not be shut off, stove/oven not working, no hot water, No heat, No working toilet (and the only one in the unit), no working fridge or locked out of your unit (fees may apply).

I am updating my review. I still think many of Emerald's properties are awful but the current staff can't really be expected to be better then our current government. Some people in the office really do care but the job they have to do is so huge it can sometimes look like they are doing nothing. I really wish they would fix the laundry room but I also have a real estate license and understand that if the owner doesn't fund it there's nothing they can really do about it. Today, I appreciate Kyle in the office for being a real person and understanding my pain. Even getting back to me on a Sunday

Our rental was sold and put into management by Emerald for the last four years. We have seen a MAXIMUM rental increase each year coupled with slow & minimal maintenance, little to no yard care, and rude customer service. Please save yourself the headache and do not rent from Emerald Property Management. If you are a home owner in need of rental management, your tenants will not be happy if you choose Emerald.

So, I've had my microwave out for months now! I've called them multiple times to get the issue resolved. The microwave controls the hood to the stove. None of it is worked. The electricians blame the microwave and the microwave isn't working cuz of the house line. Yet, they said they knocked on the door and just left. 4 times i had multiple people home and they didn't hear anyone knocking. Let alone making me take multiple days off for the same issue and then ghosting me.
Then bring in a microwave that obviously had metal in it at one point. A used one. Then replace it to find out it's the electrical

This company and all the employees I've had the privilege to work with here have been AMAZEING🌟😊 The customer service , the politeness, professionalism and friendlyness, goes beyond any other p.m. I've ever worked with. They always are in a timely manner and I appreciate all they have done for me. I'd definitely give a big thumbs up for others to rent from them their selves. 😊🌹

My apartment had not been cleaned prior to move in, the toilet didn’t work, there are holes in the walls, electrical problems, and rodents in the walls. I have requested maintenance for all of these issues and only the toilet has been addressed in the 5 months I’ve lived here. When I wanted my heater repaired I was given a space heater and was told they would “see me in court” if I wanted anything more. Not to mention I have druggys crawling around in my addict and in the crawl space. Classy company. To top it off I’m paying almost $800 a month for a 200 sq ft apartment with no kitchen

Rented apartment for 2.5 years. Maintenance is good at responding n completing repairs. However they have a habit to renting to drug addicts. Had multiple overdoses in the complex I rented. Cops there all the time. Crazy people living in laundry room . So much drug traffic I couldn't take it anymore n moved. They made no effort to clean up the property what so ever. One tenant died from overdose n others were still allowed to stay. Back in the early 90's they were a great rental company. Won't ever rent from them again

The only person willing to send me any kind of response was a woman Jenna. Who passed me to Katrina back and fourth for week's! Over a month! The last e mail response I got literally said " if your application is approved someone will call "

Great response about the water leak under the sink. Basically next day got fixed. But no response about the broken off light bulb in our oven for months. Not burnt out. Broken off. Sent in maintenance request months ago, but no response. Other than that. Great being here. Any other maintenance issues resolved. Decent price for where we live.
