Overpriced! SHOULD AVOID!!
There are so many affordable units paying $500 per month on every floor. These neighbours smoke weeds in the building, and their unwelcome friends stop by Eugene. Construction noise will bother you early morning and late night, and the management don't care about the noise. The rooftop view isn't great anymore because of the new constructed building. At least one of elevators won't work every week. This makes you waiting for elevators forever!!

DO NOT MOVE HERE. It's literally the worst building I have lived. Things in the apartments breaking frequently, ventilation problems occurs frequently, lobby always smell like food due to ventilation issues from the cafe right next to the lobby. Trash rooms smell, assumes due to ventilation probs. Even your own room accumulates odor from other units due to ventilation issues. The tenants are paying for premium rent for the worst quality in New York.

The Eugene is a very beautiful building, with absolutely lovely staff. Edwin at the front desk is the best of them all, he adds character, safety and stability to the feel of the building. He is always warm and caring upon entry and exit. He is also wonderful at problem solving, if any problem should arise he handles it with stride, he helps keep all staff and residents calm and safe. Overall the Eugene is a wonderful place to live

There’s a leasing agent who works here named Lamar who made this process so easy for my daughter. She just didn’t end up renting at the Eugene because she will be taking classes virtually again so decided to not live in the city. I’ve spent a month talking to so many different buildings and encountering many different agents. I’ve never encountered an agent as efficient, kind, and personable as Lamar in NYC. That alone almost made me want to rent a place 20% out of my price range! 5 star due to a great leasing representative who actually answers the phone

Sad this building looks nice from outside and lobby, and even the apartments individually are nice, but the hallway upkeep is unhygienic. I stayed on a floor where the hallway smelled like the subway. Because it’s a high rise, there is little ventilation in the hallway and it really smells like pet urine. Wish the management cared a little more about this…

I've been living here for a few years but I am definitely moving out once my current lease is up in a few months.
Constant construction, poor access to building with 31st street blocked for a year, and dangerous crossing street with Lincoln tunnel right next to building.
Very high staff turnover. Seems like 80% of front desk staff is new as of January 2021.
Loud ac/heating units. The constant noise and toxicity in the air around the building is concerning.
The building is huge with people constantly coming and going. Feels more like a hotel than a home.

I was looking for a room near Wall Street before moving in here. I have seen many rooms and talked to real estate.I had a lot of room choices, but the reason I chose this was because of Derrick Diazoni's great responded to me (he's the Leasing Manager). Some places were cheaper and wider than here. However, the important thing in living is the size and location of the room, amenities, etc., but I think that it is also the person in charge of the contract and the real estate. Not many people are moving into New York City during the pandemic, but as representative of a medical device company I was desperate to find a new home fast! Lamar in leasing, was absolutely fabulous. I didn’t have an appointment and Billy at the front desk was so kind, he called up to the leasing office to see if they could squeeze me in. I looked at dozens of apartments across all the boroughs over the course of 3 days and this place blew the rest a way. From the lost genuine & kind staff to the phenomenal amenities I could not be happier to call the Eugene my home.

The best amenities in an apartment I've seen in Manhattan. Where else do you get a full sized gym with multiple squat racks and benches, tons of ellipticals and treadmills and also yoga rooms? Also a full sized basketball court? Golf simulator, rock climbing, and an arcade machine.
The rooms have good build quality, and appliances are large, even for the smaller rooms like studios. The corner residences are jaw dropping and a decent price.
Only downside is the distance to the train station which is about 10 min walk.

I have been staying at The Eugene NYC for just under a year, I needed something close to Penn Station and within easy access to Chelsea and Times Sq.
First impression was impressive building and facilities so I knew straight away I wanted to stay here, leasing staff were friendly and professional (Imeh), concierge cannot do enough for you (Liam and Astrid) and front desk team treat you like family ( Marvin, Kevin, Billy and the rest of the team!).
The facilities are exceptional, amazing gym and rooftop, games area and more! This place is luxurious, safe and you really feel at home.

I started looking for apartments in the newly Hudson Yards area in early September 2019. I saw several properties, however once I saw The Eugene located directly across Hudson Yards, my mind was pretty clear. After viewing the emmmacable amount of amenities, I thought... what's not to love? There are too many non-objective reviews ,which pushes me to stand out and say sth to support Eugene.
I have been living in here for 2months already ,fully enjoyed the views and all the amenities. Not only the amazing rooftop but also the inside stage room (To practice singing ) ,basketball ground ,games room ……everything I couldn't even imagine in the past.
Since some people complain about the front desk ,I would like to share my experience when I communicated with the Eugene front desk :they say "Hi " to me in the morning before I left the building ,will call me to make sure
