I first worked with AVR properties back in 2010 when I was searching for a rental property to occupy. They were honest, consistent and helpful. The property that I rented was fairly priced, well maintained and perfectly located.

My experiences with AVR were always positive and I recommend them to my friends and family.

I have rented from different property management companies, but AVR is by far the best agency that I have dealt with. Owner Ken is very helpful and his daughter Terri is the kindest tenant contact one could ask for. I have lovked myself out a couple of times and she responded and helped right away with good spirits. They are professional and responsive. Just a great company.

I had a really hard time finding a rental property in the bay area until I found AVR. They were wonderful to work with, and they made a typically difficult situation much simpler. They walked us though the entire application and move in process and made it very easy.

While we lived there, anything that broke or needed attention was immediately attend to, by really competent contractors, at no cost to us.

When we moved out of state, AVR was really helpful making us understand what we needed to do to get our entire deposit back.

We definitely avoided renting through AVR properties by reading this yelp page! My boyfriend and I found a 3 bed 1 bath duplex listed on Zillow by AVR properties and immediately applied for it before our in person tour. We turned in our application, pay stubs, paperwork for my service dog (as well as my doctors note from the brain rehabilitation center i stayed at for my traumatic brain injury), and paid for the credit check. Apparently our pay stubs were not enough for them and they had to speak with a manager to confirm employment. Terri apparently tried for 3 days to call my work (we have 5

Update:: I received a call from my provider that prescribed my service animal saying that this buisness sent an inquiry requesting proof of his medical license as well as sent a packet to him that was larger than any packet he'd ever received for verification purposes. He also informed me that the packet was requesting confidential information. I feel that this company needs to review laws surrounding people with disabilities.

My interactions with this company started well enough, normal procedures, filled out all applications promptly. The trouble started when I began working with a woman

We have had AVR Properties manage our properties for 13 years. They are professional in their management skills. They work for the benefit of the Owner as well as the Tenant. Don't waste your money with an application. They take tons of applications for each place instead of just taking a down deposit and holding a location for an applicant, so you're wasting your money. If your previous landlords are corporations, don't waste your time. Corporations have policies to provide minimal information to prevent slander claims, and they don't provide enough information to make AVR happy. Even with emails and credit card proof of payments, they are looking for someone to say "Yep, great resident", which only a landlord who knew you personally can

I first met Ken and the AVR team 10 years ago and I rented a lovely condo from them. My interactions with AVR have always been helpful, honest and direct. Fast forward to 2018 and 2019, AVR has assisted me and my husband by locating wonderful tenants to rent our home.

Worst company I've dealt with ever. Here are some of why.

1. When we first moved in we found crusted food in weird places, they most likely charged the previous tenant cleaning fees without even cleaning it.

2. Left old carpet with pet pee stain and refused to clean it or replace it.

3. When we moved out, they charged us for every minute they spent on the house even when it wasn't our fault or portion to cover. I didn't complain because my time is worth more than having to spend it on dealing with a not so professional company.

4. Charged us for installing a TV mount even though

After renting in one place for 20 years, our landlord retired and decided to sell the place. My husband and I and our two grown daughters decided to look for a place together to save on costs. We found a nice rental through AVR that would more than adequately meet our needs and was well within our price range. Our first impression of their representative Teri was that she was condescending to us, but we overlooked that because we really liked the house and where it was located. As we proceeded with the process, along with the normal applications and credit checks, she had us submit health papers

Absolutely worst experience ever. The entire office is rude and unprofessional. Don't expect to get a dime back when you move out. They charged us for paint (even though it was past the 3 years, and it wasn't freshly painted when we moved in). We had the carpets professionally cleaned but they still charged us $400 to have them cleaned again. We cleaned the place top to bottom but were charged another $400 for cleaning. To top it off, we were charged $1600 to remove a tree that had deteriorated over the 4 year drought.

Awful experience touring a house. First they were unprofessional by forgetting the keys and squeling their tires to run to the office (in the neighborhood).

The experience was only worsened upon his return when he made it known that I looked unqualified for the house, and that he was sure I would trash it anyways.

My husband and I rented a home from AVR properties and stayed in the home for over 2 years. Our experience with Ken and his employees Keith and Terry were very helpful from the beginning to the end. It was a long process to move from Az to Calif. and Terry was so sweet in helping us apply for the home rental through AVR. My dog Eva even had a screening interview. We loved the idea that they were very professional and serious with their applicants. We were treated with respect and had no problems with the moving out process. Thank AVR! 🤗

Terrible management. Keith is extremely rude, INTRUSIVE, and unreasonable. They never keep up with the houses either.. extremely cheap people and wouldn't care if you are living in terrible conditions if that means they don't have to open up their check books. WORSE LANDLORDS WE HAVE EVER HAD! Never fixed a single thing in our home for as long as we can remember. MONEY MONEY MONEY is what AVR Properties is all about. Charging us for stuff that THEY are suppose to be taking care of. RENT FROM OTHER LANDLORDS ... DO NOT rent from AVR properties unless you don't mind them never contacting

Please ask them how many applications they are accepting for a rental beforehand. Seems they may take all of them and run all credit checks before choosing. May be a waste of your money and a ding in your credit for nothing.

When my fiancee and I saw the listing for a four bedroom that seemed to meet all our family's needs (three kids between us, specific feature, rent range and location requirements), we were excited to check out the house. The first thing I did after arranging to view it was go to Yelp to look at the reviews for AVR.

Do NOT rent 4395 Pomona Way from this company. The owner installed ceramic tiles on a raised, wood foundation. The tiles will move, crack, and chip because the house is 60 years old and it's not on a firm foundation like a slab. And then charge you hundreds of dollars to replace them because they are too incompetent to know that those kind of tiles never should have been installed to begin with. Linoleum...hello! This is the exact situation for it's creation. Then when you move out, they will milk your security deposit for as much as you have citing that you didn't replace light bulbs or added

I am a current tenant of AVR, for the second time. Overall I recommend AVR to anyone who asks who they should contact if they're looking to move to Livermore. Ken, Keith and Terri are the only whom I have ever interacted with there and feel as though they all run a very tight ship!!!

I look back on my interactions with AVR and can't help but shake my head and laugh. The AVR staff member that went on the walkthrough when we moved in and performed the pre-inspection later when we moved out, did it with such Kafkaesque pedantry, it was ultimately hilarious! For one example, he told us they would charge for the burnt out log that was in the fireplace if we didn't remove it before we left, even though it was there when we moved in! We were able to show him a picture of the living room taken on the move in walkthrough that shows the log in the fireplace, so they didn

Horrible experience. No explanations. Very disorganized. I would recommend other avinews to obtain a rental property. And if you are a home owner seeking a management company I do not recommend AVR there are a lot of others out there that will do a much better job.

It's surprising there aren't more negative reviews for this place! My review is for the application process.

What some describe as straight forward, I would call condescending and plain rude. I only dealt with the younger one, maybe that was my issue?

I was fine with the condescending answers I received during phone calls and when dropping off my application check. I felt they were just trying to stress the importance of timing and level set us that there's a lot of competition for rentals.

My biggest issue with the attitude was when I brought my mom along to see the rental

Best rental experience we have ever had. We rented a home in Livermore through AVR for almost 3 years. They made everything a great experience for us and are excellent communicators. When the owner of the home we rented wanted to move back into the house, they gave us over 6 months notice that our lease would be terminated the end of it's run and also allowed us to terminate the lease early in the event that we found a new home sooner than when our lease was up. They were very helpful during our pre-move out inspection and gave me a list of exactly what I needed to do to get our deposit back

Thinking of moving back to Livermore and decided to read the reviews on Yelp about my previous landlords. They seem to run the gamut.
My experience with AVR was from 2008-2010. I found an ad on Craigslist and it was just the rental property I was looking for. Called up it was being managed by AVR.
I came in to fill out the paperwork, but was told that the property was going to another client. I was disappointed, and went back to my search. They called me back about 3-5 months later (without prompting on my part) and asked was I still interested? I was. Took the rental and things

I wanted to rent a house they had listed for weeks. I went to the office and spoke to the older out of shape guy. He was quite cold and unfriendly. Soon his younger partner came in and glared at me for the whole interview. My daughter, a health care professional with a 17 yr tenure and homeowner had to short sale her underwater house and had been laid off because of cutbacks in the last few years. Naturally her credit isn't good. I offered to sign the lease in my name and be responsible. I have considerable assets. They acted as if I had brought a poisonous snake into their office.
