This contract is an agreement between the client listed below, and Victor Scott Adcock D/B/A A Wise Inspector Service, to perform an inspection of the home or building listed below according to the "Standards of Practice" of the Mississippi Home Inspector Licensure Board. These standards of practice inform you of what a home inspector should report, and what is not expected of the home inspector to report.

Let them know that the inspection process may take up to three hours.
To fully inspect any and all repairs requested. I would recommend you obtain documentation for the repairs made. Fee may be less based on list inspector is requested to re-inspect. Note: It is best for all power, water and gas to be on for all home inspections at least 24 hours prior to the home inspection to minimize limitations.
1. Replace all burned out light bulbs so every fixture responds when the switch is turned on. Consider lower watt bulbs in multiple bulb light fixtures. LED bulbs will save you money and will not heat up areas during the summer. Be sure to check closets, over tub & shower, front & back porch, flood lights, garage, garage door operator light, attic and storage room.

Going forward, treat your credit like gold. If you are buying real estate, try to accumulate funds towards your down payment, closing costs (appraisal, miscellaneous fees, escrow, title insurance, etc.) and expenses such as inspections.

I've been in my home two months since the inspection and not happy at all about the things that I see in plain sight that the inspector did not say anything about. I asked the inspector about my back deck was it good and sound and he said yes, I looked under there to my amazement half the deck about the fall down that wasn't in the report I see rotten fascia boards with holes in them boards that got a acorn's falling out because of the squirrels none of this stuff was in the report I'm really disappointed and how much I paid this guy. I will not be using his Services again

Very thorough home inspector. Explained everything in detail. Did not use terms I could not understand. Explained in plain English the things I needed to know. Addressed all issues I was concerned about, and even more that I had no clue about. Gave me a nice, very detailed report afterwards. Price was very fair. Great Value. I recommend this home inspector.
