Our small association migrated to IPM this year for our exterior maintenance after we had big problems with another company. They have gotten a lot of bad reviews here on Yelp, but we have had quite a good experience with them. Keep in mind that they do not do our financials. When the prior guy left us in the lurch on spring clean-up, IPM came to our rescue. Our grounds look 100% better than they did last year and their staff and owner seem very responsive to our requests. Our family agrees with all of the reviews on IPM seen here on Yelp. The only "good" reviews appear to have been written by staff such as the one from "ONLINE R" on 9/21/13.
Our situation started when the building was to be painted this summer. We were given two notices detailing the date the painting would begin. No other information was provided. There was little management of the painting third party service who moved our property from our back yard, balcony and front entrance on three different occasions. On all three occasions they piled our expensive outdoor furniture

We lived in a complex in Incline Village for 9 months under IPM management. We broke our lease 3 months early to get away from the rudeness and abuse from the senior property manager at IPM. A new roof was installed resulting in our unit and personal property being water damaged. The property manager never came to personally view the damage, which included damage to a 100 year old Chinese rug, leather sofa, and the top of a very expensive china cabinet. Although the manager never personally viewed the damage she suggested that our houseplants ( which we don't have) did the damage, not the

Horrible customer service! Lack of communication! No follow through to customer requests! Based on the level of my experience I have had with them I would never use them again and go else where!As read on yelp reviews other people had problems getting their deposits back and so did we!!! We were charged an outrageous amount for cleaning that was taken out of the deposit. $400+ just to clean the carpet and an additional $200 to clean the house that was way cleaner than when we moved into it!! Said they would provide invoices and never got them even though I asked for them at least 4 times!! Them

I have used IPM for snow removal and landscaping for our HOA. They always respond in a timely manner, they advise ahead of time what the costs will be and are always professional. I appreciate that they always follow up after a job is completed to ensure everything is satisfactory. I have worked with other property management companies, but I have never had one that is as responsive and thorough on their work as IPM. I would highly recommend IPM and will continue to work with them.

Our HOA has selected IPM for property management for our 2nd home up at Incline Village. I'm must say I'm not impressed with their responsiveness. No confirmation to inquiries, the management seems to be uncaring, and generally feels less professionally run than other management companies I've dealt with in the past. It appears that the organizational structure there is very hierarchical where the employees are not empowered to take care of problems without the management intervention.

The rudest property management firm I have dealt with in North Lake. Unprofessional, and discriminatory. They had a terrific property available for a year lease still posted on their webpage and craigslist as of the morning I went in. Their office hours were 8-5 on their door and answering machine so I drove down at 8:05 hoping to get their early and snatch up this great deal. Sign on the door read, office meeting, closed until 9:30. Fair enough, although I don;t see why a receptionist can't guard the front desk and field inquiries from prospective clients. I have used Incline Property Management for my vacation home off and on for the past two years, and they have been great. They have been extremely polite. I am shocked to read the other review. They always call to inform me ahead of time of cost, and have offered suggestions to keep cost down. I have used different companies over the past ten years for management and service, and this is the first time I can say something good about one of them. Keep it up, and maybe the others up there will start to take better care of their clients also!

I really can't stand these people. I have been working with them for about three years now and not once have they ever been accommodating, pleasant or timely. I own a second home in Incline Village and these people are in charge of my HOA and I have to say it's like pulling teeth to get anything done around there! They don't respond to emails or phone calls in a timely manner.
