Apartment was great but management is absolutely terrible. The front desk was not helpful at all when we needed help working our heater. We were also never given a mail key and are going to be charged for it.

This was the first time going through the leasing process and Kelsey Duran was extremely helpful! She answered all of my questions very quickly providing clarity and peace of mind. I could feel her positive energy through every email and she would take the time to really go that extra mile for me so I wasn't stressed out or so I didn't miss my chances of obtaining a place! All and all my leasing experience was amazing and that was thanks to Kelsey!!

Leasing office was very helpful BUT the apartments are really expensive for how small everything is! I had to switch my bed to a twin size

I lived at Buffalo Canyon for about a year. Overall it was decent but the units are quite small.
Pros:
Lovely grounds area, pet friendly especially if you have a dog. Close to campus. The staff was always friendly and willing to help. They do have a tech on site which we would nab him off and on for items he was always willing to help. Some order request took 3 to 4 days but not the end of the world. Walking distance to sprouts, nice if you don't have a car.
Cons:
Price, units are small. Trust me I've rented in Boulder for 4 years total and each year it gets more and more expensive. Let's say

Honestly terrible. If you are a student don't consider living here. The rent is moderate, but if i'm being honest its way more than it should be. They didn't even show us pictures of our unit before we moved in the just pushed us into signing a lease. There's also no free parking hardly ever so if you're someone that has to use their car everyday I would highly consider a parking pass or different property.

Do not rent here!!!! The apartments are nothing like the photos and they tell you that you’ll get certain amenities until they send you the lease to sign. We also filed a maintenance request for our sink where the water sprays all over the wall due to the crack in it and 3 months later and it still hasn’t been fixed. I have to say the biggest red flag for this place is the laundry room. There is only something like 2 washers and dryer’s and both are covered in mold. If I could give Buffalo canyon 0 stars I would.

I've only lived at Buffalo Canyon for a few months, but it's undeniably the best apartment I've lived at in Boulder. The apartments themselves are well maintained, and the management and leasing team have been nothing short of extraordinary, always going the extra mile for me. The location is excellent even for a non-CU student. I haven't had any issues with noise disturbances, I can't hear anything from inside my unit. I really can't recommend Buffalo Canyon enough!

This apartment had many issues.
The first issue for me was the "AC" unit. This "AC" unit was extremely old and did not give ANY cool air. The apartment got so hot we had to take cold showers. We called maintenance and was told "its just old", meaning they did NOTHING to fix it or replace it. The apartment got hotter inside than outside which was over 90 degrees.
My other issue was the "washer/dryer", this device never actually dried anything so we had to hang up clothes to dry. When we called about this problem, we were told "Its not powerful enough to actually dry anything". Even though its

During the 2 years my partner & I lived at Buffalo Canyon Apartments, we had a mixed experience.
On the plus side:
- Beautiful hardwood floors
- Gas range
- Gorgeous grounds: well-tended plantings, nice walking paths, benches, hammocks, sand volleyball, outdoor pool & hot tub (although hot tub was not repaired and re-opened during our final 2 months at BC following a long closure due to pandemic)
- Small creek on the property border provides especially pretty spots for relaxation
- Across the street from Sprouts grocery store and near several other restaurants & shops
- Managers responsive

Looking for apartments from out of state is very hard! I did so much research and had only 2 days for my Son and husband to look at Aprts while in Boulder. They looked at 18 apartments in that short time and hands down they picked Buffalo Canyon. It was a clean and inviting atmosphere. Brianna at the location made everything so easy and was there every time I called and had a questions with application/ lease. Having great customer service and I’m sure management makes a place even more comfortable to live in. You get what you pay for! I’m sure my son will be very happy here. Thanks Brianna

As a new student at CU Boulder I was struggling to find a place close to campus and somewhere where I could feel comfortable to live in. Buffalo Canyon Apartments were one of the places I was looking into that I really liked and reached out to them. Kelsey Duran was the person that helped me through my whole process, from the start of asking questions and her proving me answers, to making sure I submitted my lease agreement on time for me to have a secured spot. DO NOT RENT A FIRST FLOOR APARTMENT IN BUFFALO CANYON! All of the buildings in this complex are in the 100 year Flood Plain. The landlord is required by Section 9-3-3(a)(10) of the Boulder Revised Code to post a sign on the exterior stating that the property is in a flood plain. The sign was not posted when we rented a first floor apartment and was still not posted when we moved out in August of 2017. The apartment flooded with stormwater during the runoff in May of 2016 and in May of 2017 (along with other first floor apartments in the building). The first time it flooded, the property manager

Our son stayed here last year. This complex is very old, no security, and the managment is difficult to reach. The odor in his apartment was there when he moved in and never went away. It had no AC and the heating was poor. The plumbing needs to be replaced as seen during a water break up stairs above a shower. The majority of your deposit will be taken for over expensive cleaning and remodeling such as repainting walls when not needed.

I would give it no stars if possible! Yes, as others said avoid this place like the plague! Place was disgusting on move it. We had to clean the entire apartment of dog urine, dirty floors etc. They obviously didn't clean from last tenant. On move out the place was left spotless (pictures to prove it cause I knew they were gonna try and screw with us) and only refunded a third of deposit. Will be taking them to small claims court if they don't make it right! If anyone else with this experience would like to join us let us know!

Set up an appointment to view an apt. Staff closed VERY early and left without contact. Did not respond to telephone message. Drove an hour for nothing. AVOID THIS COMPLEX LIKE THE PLAGUE.

The management company to this location is very bad. They deal mostly with students and surely knows how to take advantage of them.

When your lease is about to end, you must do following things or else (you will be zipped of precious money).

1. Leave forwarding address to the employee and confirm receipt.
2. Dont expect emails they are supposedly sending out.
3. Make a habit of forwarding your address with USPS. The 4 Star Mgmt will claim they have sent out the payment but can not prove it.
4. They will charge your hard earned money just to reissue check. $40! What a rip off
