Income must average 3 times the monthly rent for prospective residents, and 5 times the monthly rent for guarantors. Our online application makes it simple and easy. Each person 18 or older who will be living in the apartment home will need to fill out an application. You may be asked for documentation of your income or identity after the application is submitted.

Great amenities. Cleaning staff is very good. Maintenance staff is also great.
Some serious design flaws throughout the complex, however. Excessive lighting not very friendly to the night sky. Lack of screen doors makes it difficult to enjoy fresh air from the balcony. Flaws in concrete work are evident. Sharp edges abound in several of the public-facing areas, which have led to several cuts and scrapes. Most residents seem nice, but the community rules are not enforced strongly enough, so a few bad apples tend to spoil it for everyone else.

I really enjoyed living here. The pool and gym are amazing. The neighbors that I've met over the time of my stay have always been friendly and welcoming. I've never once had a problem with the management or maintenance team and they were always responsive with the highest quality of service.
I do however have a few notes about this place. For one, because of the quality of this place, there always seems to be maintenance going on. It would seem like you would be listening to someone blowing a leaf blower the entire day and I could not get a break from it.

We came to visit some friends who live at Parc, and we were so impressed we decided to apply that week. The units are modern and spacious, but what really sold us was the amenities. The many common areas are beautiful and very well maintained, and the fitness rooms are better than even some commercial gyms. My dog loves it here!

It has been a fantastic experience to be here so far. I looked at several different apartment complexes before deciding on this one and really nothing compared. The amenities here are unreal: a rock wall, cardio gym, lifting gym, spin studio, great pool, rooftop decks, and great community spaces.
Also, the people at the leasing office are incredibly helpful and even moved my couch in for me when it was delivered before I arrived!

I've lived here for almost a year now, and all I can say is wow. Everything from the amenities to the cleanliness makes me feel like I'm in a five-star hotel every day. You're going to read reviews that are simply untrue and mostly from people who decided to break their lease. Tour of this community. Meet Sabrina the leasing manager. Meet the maintenance staff and the people that clean this community 7 days a week. All the neighbors are friendly and there's some very cute dogs. I can't say anymore. This place is everything I wanted it to be and more.

Modern and spacious apartments with top notch amenities - living here is a bliss! Parc Mosaic offers homes of multiple sizes and layouts, and the community is extremely warm and welcoming. It is pet friendly with a paw spa on the premises, and it is super convenient with a private garage right below the living area. Did I mention the 25-meter saltwater pool, gym and an indoor climbing wall? Yup, living here is a dream come true.

I moved to a 2 Bedroom at Parc Mosaic 2 months ago after selling my Boulder home. I was not sure how I would adapt to living in an apartment, but I have to say the team here, especially Sabrina, Eric, and David, have made me feel most welcome and at home. The apartment is beautifully appointed, the heating and cooling quiet and efficient, and I love the big windows and beautiful common areas. Every need I have has been met with promptness and kindness. Highly recommend.

Parc Mosaic is hands down one of the best places to live in the Boulder area. I have spent a good amount of time at the complex and have nothing bad to say. The staff is absolutely incredible, always willing to help out. Any questions I had they were able to answer. The community as a whole is very pleasant. Dog is a mans best friend, and the ability to have my dog with me on property is amazing. You cant go wrong living here, the location is perfect. Being able to ride my bike to restaurants and shops is a bonus. If you are moving to Boulder, Parc Mosaic is definitely a place to check out.

Everything is perfect looking, but there were shortcuts made during construction and things weren't as well thought out as they should have been. All of those types of issues can be overlooked because it is very nice and the amenities are incredible, but there have been multiple break-ins and other security issues. Despite the same areas being broken into, management has done nothing to fix the problem areas and seems to be content to allow it to happen.

We love Parc Mosaic. We were initially hesitant to tour here because of the less than perfect Google Reviews, but I'm glad that we took the time for a virtual tour. After chatting with Jenn in the leasing office, we were sold. She gave us the best virtual tour! When we got here, there were no surprises, except that pictures don't do the grounds or the amenities justice!
Jenn mentioned that this was the first big development for the architect/designer which is probably why the spaces feel unique and thoughtful instead of hotel homogeneous. If you're lucky enough to snag a first floor apartment

Before I moved back to Boulder I toured at least 6 places around town, and I won't name them all. Parc stood out for many reasons, but most importantly their fitness facilities are the best in town, hands down. Nothing compares unless you go to a gym full time like the Colorado Athletic Club. I also like how technology-focused the facilities are with payment, door access, and community door fingerprint access.
