They’ve been really great so far!
I have not moved in yet, so I cannot speak for the negative experiences other people have had here. I personally do not mind loud noises, as I prefer a nice and friendly living space. I have had great experiences after signing my lease, too: management has responded to emails very respectfully and in a timely manner. Rent reminders for august were sent ahead of time to prevent late fees. I can only hope they continue this pattern of respecting their tenants! I also hope my apartment will be clean upon move-in, as some of these reviews now have me concerned.

Octave's sound insulation is really bad, and I'm constantly woken up in the early morning by the sound of walking by upstairs (although I sleep with earplugs on), and I can hear the sound from the upstairs guys when they play computer games. And I live near public activity areas, so it's impossible to have a good rest when there's a party. Octave also doesn't assign roommates strictly to residents' preferences, which increases tension and worsen the renting experience (I was once assigned a terrible roommate who cooked at 3am and ate at 5am everyday). I leased an apartment for this upcoming school year from Octave and I had a wonderful experience with the leasing staff. They took me on a virtual tour of the facilities and unit and answered all of my questions in a timely manner. I am coming from out of state and I was super nervous about the leasing process, but they literally made it the easiest part of my transition. After having lived in a number of apartments in my lifetime, this was by far the best experience I have ever had. Can't wait to move in!

I really enjoyed living at octave, until the very end. It was the day I was moving out and I had to drop off my keys at the office. Since I had finished packing and moved my stuff out completely, I had turn in my keys after hours since I wasn’t planning on driving back down to Champaign. I turned in all of my keys along with my signed move out form. A couple of days later I checked my account to see if I was charged for anything petty, but man did they get me. I got charged for all three keys that I turned in and when I asked them if they could try looking for my keys again, they said they would

Liar! THEY DONT GIVE YOU GIFT CARD!
We renewed the lease because we received the email saying if we renew, we could get a gift card. However, they didn't include this statement in the renewal lease. After we signed the renew lease and have waited for several months, we contacted the manager to ask how it goes. They told us that we can't get it because the gift card thing was not included in the renewal lease.
My friend didn't get the gift card because the office said it's not included in his lease. While he did renew the lease because of the promise on the gift card.

Best experience so far regarding college housing. Staff are nice and helpful. My room had cat fur when I first moved in, but two group of cleaning people came in and cleaned everything up within 1 hour after I complained about it. Moreover, the furniture are the latest, including smart wifi-controllable air conditioner. Lots of details are well considered, such as the damper mechanism installed that can perfectly and gently close my door. Premium alcohol are installed everywhere unlike the sticky ones in Latitude elevators. They also have responsible staff unlike the ones in Campus Circle. 5 star

Good infrastructure, management helpful till real issues arise.
The apartment move-out process was an unpleasant experience. They overcharged for a maintenance request put in place a month before move-out. Nobody showed up to fix the problem in the last month and charges were added for that maintenance issue after move-out. Other charges were also unreasonable and were a blatant attempt to withdraw money out of you. Did not end up disputing because it was personally nominal for the effort that went behind disputing.
Their office operator often shows arrogance and hangs up the phone pretty quickly

This is the first launch of Octave apartment and of course, we are the first ones who live here! I have to say that I FELL IN LOVE WITH octave after several-days check in. Kitchen are fabulous with advanced cooking equipments and dishwasher as well. Also you got a large table that can serve over 4 and a big refrigerator with an ice-maker in it!
What about our bedroom? Fortunately I had 2 windows on each side so that the landscape outside is fascinating, and also I'm able to enjoy sunlight at most of the time. Unlike some apartments who provide nothing but a carpet in the bedroom. There is no need
