Not family friendly, and a very unusual set of rules for a condominium...
1) No golf carts allowed, even if the parking lot is only 20% full. Staff told us they called to have it towed, and never brought it to our attention (while there were 35 open spaces)
2) Staff (Amy in particular) is VERY rude and cites "you dont own this place" when asked about policies
3) Charged $10 PER trash can for the cleaning team to empty trash bags from trash cans.... isnt this what a cleaning team does?
4) Wifi not guaranteed to work in each unit, at "owners discretion"

Beautiful place. Great location. For 17 yrs our family has enjoyed it there. 3 rooms booked next month. Due to a miscommunication our family member booked 4 rooms. She was being kind and helping us out since we are low on funds. The problem is my husband can not get off work and I have plans with my mother out of town for part of that week. I totally understand 30 days prior or even 45 days to have a cancellation fee. 60 days is ridiculous. She canceled and they are keeping her $500 deposit. She even tried to keep the room and find someone else in the family to use it but they said no. $500 may

My family has owned a condo at CBTS since the 1960s, and I have very fond memories of summers spent there with my grandmother. I hope to provide the same fond memories for my children who also enjoy their summers there. In addition, I think the management (especially Amy) has done a really excellent job keeping the owners happy, and keeping grounds in ideal condition. She is always pleasant, punctual, attentive, and kind.

My last visit to Chateau By the Sea was Thanksgiving 2016. We had a family gathering in several units. We stayed in 13C and couldn't have been more pleased. The unit is very updated and the view of the ocean is unmatched. We have 3 young kids so the grassy area between the unit and the pool is great for them to run free. The employees keep the grounds very manicured and the pool is great.
New Smyrna is a great town to visit for vacation. Great restaurants and friendly people throughout. I hope to go back to Chateau this Fall and for many years to come.

Great location, friendly staff and atmosphere! Will return and make this my home away from home going forward! What a find, ground floor units, elevators for upper floors, beautiful grass leading to pool and the ocean is just beyond pool. GREAT setup for children or those that can't walk as far to access all the fun. Quaint little town with great food and a super location to many big attractions. Disney, Kennedy Space Center are within very close. We will be back!
