So thankful that I no longer live here. Bug infestations, dangerous outdoor rusted staircase with holes, green gunk coming up from the sinks, black liquid dripping down the shower wall… the list goes on and on. It was a nightmare.

I recommend Evanston Neighborhood Properties. I have rented from them for two years and their cleanliness and safety standards are way above average. They actually care about the environment their tenants live in. Sadly, that cannot be said of many property companies.

Do not rent w/Evanston Neighborhood Properties or at 1000 Main. All the bad reviews are accurate and not exaggerating. Huge mice infestation at 1000 Main that affected many renters (who were able to break their lease early because it was so bad), poor communication from ENP and maintenance (lights repeatedly went out in the hallways making it almost impossible to use the stairs safely without a flashlight and it took days to fix), and 1000 Main is particularly unsafe with lots of loitering from neighbors across the street at “assisted living” facility. If I had the option of giving -5 stars, i would have! I lived in the 1000 Main St building for 16 months and we had a MAJOR mice infestation to the point that I was crying at 4AM in the morning because I woke up and found 6 mice trapped in the kitchen and my bedroom. We took pictures and videos and Mary (the manager) was least concerned. She would make up lame excuses that mice infestation is entire Chicago's problem blah blah blah and after constantly pushing her to do something, we called the City and complained. They fined Evanston Neighborhood properties and sent them a warning which finally

I lived at the 1311 Chicago Ave apts about a year ago. It was one of the most awful experiences of my life -- bed bugs.
Apparently the woman across the hall from me had an "on and off problem" with bed bugs for a few months, according to the exterminator. I was furious when I found this out. ENP did not exterminate properly with heat; they merely sent the exterminator four times over the course of nearly six months, who laid a powder down. This treatment was probably 95% effective, but it only takes one surviving bug to lay hundreds more eggs. I couldn't go to work until the problem was resolved

I've had a pretty good experience with this rental company, much better than others I've previously rented from.
Ryan was super friendly and showed me options in my price range and discussed parking options. My maintenance requests have all been taken care of in a reasonable amount of time.
I would have appreciated the apartment being a little cleaner when I moved in. I did a thorough dusting and wipe down before bringing anything in.
I would say it's a good value for the price.

Mary responded to my request to look at apartments right away, listened to my preferences and after showing me one unit followed up with a couple others including pictures and descriptions. Very accommodating - even researched off-street parking alternatives for me (I hate dealing with street parking). I also appreciated her being honest with all of my questions, as a lot of realtors in my experience like to tell me what i want to hear just to get me closer to signing the lease.

Do not rent from these people, they are greedy slumlords.
From the time we moved into our basement apartment there was a leak in the ceiling. They never fixed it - the worthless maintenance people blamed it on our upstairs neighbors kids splashing water on the floor while bathing. We filed repair requests on the leak at least half a dozen times and every time was the same story.
There was also a broken lock on exterior door, they said it was not necessary for the lock to work and never fixed it. They wouldn't let us move into a different apartment even though they never fixed these major issues

Worse experience ever, they only care about collecting rents and wont even listen to your needs. They will be extremely nice to you when showing you the apartments but once you move in, you are nothing but filled unit. Good luck to all of you.
Stay away from this company.
Being a member of Northwestern Community I am currently communicating with our departments to have them avoid students renting from Evanston Neighborhood properties.

Absolutely the worst Management Company I have ever dealt with. Please review ALL reviews (look at the ones specifically marked not recommended) before leasing with this company. There are many other leasing companies in Evanston that are great to deal with. All have pretty similar theme that the apartments themselves are not bad but dealing with this leasing company is horrific. They are nice in the beginning and then have the worst customer service I have seen. And all the reviews about them trying to overcharge you are true- they applied a discount to our parking on day 1 due to their own website
