Poor management. Noise building. Do not live on the top floor. You will hear the noise from the mechanic room on roof days and nights. And they would rather blame you have an super hearing than install the noise block mat which cause less than $80. Also even you have been suffered from the noise and could not sleep well for months, they would not terminate the lease, and do nothing to the poor elevator machine on roof. You are either lose your money or you just dead here. Sometime, an old building with an elevator is not an plus point.

Frustration after frustration. Stay away.
After reading all these positive reviews I had high hopes. But starting from the day I moved in it was just headaches. I have 2 outstanding work orders, one that is more than 3 months old (!!!) and another that has been ignored for 1 month. Like how do I even know the temperature of the stove?!? Also I can hear everything that goes on upstairs. Loud bangs and footsteps from 2-4am as I’m writing and moans/groans…

Lived here as a student with two other roommates. HUGE apartment, spacious rooms, and decent appliances. Was able to have a lot friends over easily before COVID hit. Management and maintenance are great and super responsive (shout out to Dina, Tina, and Leonel Velazquez). Building was also well managed during COVID. Lobby is kept clean but hallways can get a bit grimey sometimes. Only giving it a 4/5 because the elevator is slow af and the washing machines randomly breakdown sometimes (but are repaired quickly too so not a huge deal in the end). Also there’s that old dude in the building next

The building gets 4 stars! Walls/hallways could use serious attention. Staff is great! I give 2 stars to the website to pay rent!! Rentcafe seems to be substandard, can't handle internet load on 1st day of the month when you attempt to pay rent! REALLY!!!! Very frustrating and if you wait you end up paying later and incurring late fees. Stop being cheap and get better website for your residents to pay their rent!

BJB Evanston (Dina) treats their tenants very well. They give their tenants until a couple months prior to end of lease to decide whether to renew before showing it, and when they do show it they give a week's notice. They wear masks if they need to fix anything.
They didn't do tours during COVID 19 (again, a sign of how well they treat their tenants), but this meant we weren't able to get an in person tour of the unit, so (unsurprisingly) some things were definitely a bit older and not quite how we would have liked, but we're paying *absolute bottom dollar* for Evanston rent

Had a great experience renting from BJB. I rented the same space for nine years and only left to buy a home. They kept all common areas clean and presentable all year round. BJB was always very responsive and would get back to you about any questions or concerns quickly. The maintenance staff was friendly and knowledgable. I would highly recommend renting a BJB property.

I've lived in apartment buildings on two continents, and lived in 3 separate buildings managed by different property management companies here in Evanston, and BJB stands heads and shoulders above the rest. It's the details that make the difference: the members of the property management office are always polite and attentive, the building is exceptionally well-maintained, and should any minor issues arise, they are handled promptly and courteously. My only regret about BJB is that I didn't find them earlier.

I currently rent a studio from BJB. They are great! Was very easy to sign a lease and they have been receptive to any problems or concerns. The buildings are older but very nicely remodeled inside with newer tiling, drawers and appliances. The layouts are really great and the building is so convenient being a grad school at northwestern to walk over to campus or get to Whole Foods, Trader Joe’s and downtown after classes

Anybody giving this 5 stars is out of their mind. For the price you pay you would expect to have a nice, safe, quiet and well managed apartment but it is everything but that. We have put in multiple noise complaints, complaints about the washer and dryer ruining our clothes or just not working all together, and our fridge sounds like a blender… blending ice constantly(and no it does not even have an ice maker) If you have a problem don't expect it to be fixed just expect for them to collect rent the 1st of every month. They don't care about the people that live in the apartments all they

It seems as though the only way to get a response from this company is to post something where everyone has a clear view. The latest offense of many was an incident where the dryer in the common laundry area ruined an expensive set of sheets. Now, I am not one to complain over small issues, however, anytime I have had a major issue like the… instance where workers where not properly supervised in my apartment while replacing windows and not only scratched my son's furniture but also left shards of glass in his toy bins (that he picked up and handed to me, he's 4), I have been told one thing

I have stayed at BJB Evanston's 860 Hinman property for two years, first at unit 525 and then at unit 702. I can say that the experience has been really nice, smooth and comfortable. There are many pros - I describe them below. The only complaint someone might have is that the units are small, but in my opinion, that is not a problem at all.

BJB Evanston is the best management company I've ever had! The property manager Zumi always responds to my work order requests right away and when my refrigerator was having issues they replaced it within a few days! It's crazy the difference a great, responsive management team can make! I def recommend renting with BJB!!

I've rented from BJB at the 25 E Delaware location and 3 of their locations in the park ridge/Edison park area.
Since relocating to Park Ridge for a quieter way of life, I have been delighted with the head engineer Maceij and Anca the property manager. I experienced a lot of problems with a neighbor at the Northwest highway location. Legal issues that extend beyond the control of property management and are truly rare. (From my 15 years of renting in different cities, I can say that it is truly a rare situation.)
Nonetheless, Anca and Maceij responded within hours of the problems happening

Subletted an apartment for the summer at 860 Hinman. Building is beautiful and clean and met all my needs! Most importantly though, Dina the property manager was absolutely amazing and was so helpful in answering all my questions promptly and thoroughly. I always felt like I was in good hands and if I had any issues they would be fixed. Great building!

Since Dina says she can't resolve anything until corporate responds to her and "they take forever to respond", I figured someone may see this too to get things going. Since moving in, everything that we have experienced has been extremely frustrating.

A couple of months ago, I signed a lease for a BJB Evanston apartment, and so far I've had an absolutely wonderful experience. My leasing agent, Jennifer was a pleasure-- she is knowledgeable, flexible, and friendly-- and she made the whole apartment hunting and lease-signing process a breeze. Thanks to her, I saw nearly all of the BJB Evanston properties, and while they're a little pricey, they all seemed to be in good condition and well maintained. You get what you pay for.

I lived in 1420 Chicago Ave from July 2013 to July 2014. I read the reviews before I moved in and I was terrified. However, everything turned out fine for me.
They don't always answer the phone when you call the management line. However, after leaving a voicemail my issues were taken care of within 24 hours. On Easter, the sink started filling up. I called the emergency line and someone was there within the hour.
I read bad things about the WiFi before moving in, but I never had an issue with it. I was able to stream Netflix, Skype, Google hangouts, etc. I think I may have reset the router

The worst experience ever.... After I saw a few ads on Craigslist, we decided to check the apartments.
We called asking for the right address and they hanged on us we gave a second chance and we found the office where they don't even say good morning or afternoon.
They looked on us from up and down and they ask : "what do you want?" We said we want to look your apartments to rent. After that the lady doesn't even say take I seat. Or even worse take the time to look on her computer to check the apartment for us.
She looked to our puppy. She said:"we DONT HAVE ANYTHING
