Our homes have interior and exterior photographs in addition to floor plan sketches that may be viewed with each property description.
Topsail Island offers miles of pet friendly beaches for canine family members! Topsail Realty manages a large selection of dog friendly vacation rental homes. Individual house descriptions indicate if dogs are allowed and if so, the number of dogs allowed. Premises that allow pets only allow friendly, housebroken, flea free dogs over 12 months old that are on a veterinarian approved monthly flea/tick treatment and prevention program.
Vacation homes are not available for check-in earlier than 4:00 PM on the check-in date (no exceptions) unless otherwise specified. Maintenance and cleaning of premises may require check-in to be delayed until after 4:00 PM. We apologize for any inconvenience this may result in as we do want to serve our guests' needs to the best of our ability!.

We had a great experience renting from Topsail Realty Vacations! They were very helpful when we were making the reservation. Keyless check-in and check-out went smoothly: they send check-in and check-out information via text message, which I appreciated. We loved the house we rented! When we had a minor maintenance issue with the property, the realty company was responsive and followed up with us the next day to see how things were going. I would definitely rent from them again!

We had a fun time at Kip's Place. The location is ideal, and the cottage was clean and adequate. We were disappointed that the cable had been disconnected for television. Not everyone in our group was familiar with how to run streaming services through a computer, nor did everyone have easy access to a computer. We didn't come to the beach to watch TV, but cable seems like flush toilets - just part of the rental package. We appreciate that the owners are willing to rent their cottage. Thank you.

The location and home were quite good. Exactly as expected, well cared for and with all you'd need. Easy walk to the beach. The reason for the "3" is that we found it a challenge to reach a human at Carolina Retreats when we had questions - lots of very detailed emails but it was a challenge to actually talk to someone.

The location of this home could not be better, walk down the steps and your feet are nearly in the water. The house was clean and well prepared for guests. The furniture has some age on it but it was more than sufficient and comfy. The view from the decks is second to none, plenty of space to sit and relax to amazing sights and sounds. Just a couple of minutes from Surf City, restaurants and shops. One of the reasons we chose this place was that it is dog friendly and it was great to have gates to keep the dog from running down the steps and down the beach. I called his office to look for a rental. The receptionist on the phone didn't even know the address of the office she had to look it up. I wanted to go to the office and Have them show us what was available. They don't do same-day showings... Do you have to make arrangements in advance.
She had no knowledge of Any of the questions that I ask her. So I asked to talk to a manager and she said they are both in a meeting. So I asked her for the managers names and she gave them to me. I called back and ask for one of the managers about an hour later and she said they were both on the phone

Really enjoyed our stay. As the saying goes, "Small but mighty"...Mighty nice that is. Though not quite as gigantic as some of the neighboring homes, In Good Sands holds many, many nice features and pleasant surprises. The house was very clean, the kitchen equipped with everything we needed, the upper and lower decks are great for morning coffee /breakfast or an indirect sunny lunch both with a view of the ocean and the basement room was the perfect "fisher--mancave " where long surf rods/ tackle can be stored/ retrieved safely and easily. The house was absolutely beautiful decor and perfect size for a large family. The elevator was a wonderful bonus since we had 3 people over 80 there. The decks were fantastic with the gates and furniture. Had the perfect views of gorgeous sunrises every morning. Definitely will use again. Thanks for a wonderful time.

No complaints about the service and communication from Topsail Realty/Carolina Retreats! They were great. We knew it was an older home with lots of charm! And the porch with the ocean right at our feet was spectacular! There were a few concerns about the property...We were surprised to see ants in the kitchen, there was a good sized hole in the roof soffit and there was a gap (open) space in the larger shower's tile. This is really the only reason I didn't give 5 stars. We will definitely be back and probably would chose Calypso again!

The service that I received from Topsail Realty was fantastic! They were very friendly and informative. The texts were very helpful. I knew exactly what I had to do as a result. Communication was spot on!
My only complaint was the cleanliness of the location. The microwave and top floor shower were not clean. The dishwasher was not empty and some of the dishes and silverware in the cabinets and drawers were not clean.

Kip’s Place/Serenity on the Sound: 09/05/2021 - 09/12/2021. UNCLEAN!!! Rodent droppings under bunk beds & urine stains in same drawers (see photo of drawer). Various insects skittering about or already dead underneath & behind furniture & toilets (see photos). We left NOTHING on the floor while staying here. Cleaning crew was asked to return day after check in. They did a quick visit, but it’s so far behind on cleaning it would take a crew a day or more. Windows were filthy, window sills are full of grime & dead insects. Sheets & towels arrived individually wrapped in plastic, but blankets

Update: spoke with Danny and he updated me on the issue. The employee we spoke with quit unexpectedly this week and this caused a major disconnect. We were the first family to rent this home as it's new so it makes complete sense the issues we encountered. The home was gorgeous and would rent again.

Renting an oceanfront home for 3 weeks on North Topsail beach. There is beach replenishment going on in front of the home. Topsail Realty never informed us of this. I realize they can't control the schedule, but believe we should have been warned. I never would have spent $7K to listen to this, and have no access to the beach. Renters beware!

This will be a rolling review... let's see how they do. So far, they have not cared about Covid and have not been easy to communicate with. We arrived Saturday - the hot tub doesn't work and we specifically rented this property for the tub. Also the house book is out of date - wrong WiFi, wrong information for the rental company. It's now Monday, So far, no one has called us back. We can only leave messages. At this point- don't bother with us his horrible company.

We recently used Topsail Realty and rented their home : Sunshine Daydreams stay #104747 8/11-8/18 2019.
We wrote to them explaining that there had been numerous problems with the house we rented (lovely house - beach front - at a very high price point - $6500/week). These problems included a molded half-bath that could not be used for a few days until it was professionally treated, a gas grill that was rotted, fallen apart and a health hazard, a cleaning crew that arrived (and did a horrible job) AFTER our check-in time, a non-functioning and blocked garbage disposal, showers that did not drain

We have rented from topsail realty for many, many years. Their service has unfortunately gone downhill to say the least. We arrived at our home and found several issues that needed attention including a clogged dryer vent (major fire hazzard), AC filters so dirty that the AC stopped working, roaches, dishwasher that leaked (and caused me to fall on a tile floor) and a ceiling fan that didn't work. We called on Saturday and Sunday - no one showed up until WEDNESDAY! My mother rented from another place in July and their problems were all addressed the next morning (Sunday).

I'm very upset with our stay, not only did we arrive to a dirty house, with no clean linens or anything. We called multiple times with no answer, to ask what happened, when finally someone answered and we were told that the maids were just running behind and would be there in 30 mins...
4:30 rolled around and nothing, at 5 pm we called back they apologized again, and repeated the same thing...
We called again at 6, and were told that the maids went to the wrong house but that they would be there soon and would take care of the linens and everything...

This was not a vacation. I was like a maid, cook, lifeguard, laundromat operator, and property manager/homeowner.
For starters, they misrepresented the number of people the house could sleep - there were four beds and only one was a king - it slept five not six - and their queen bed was a full and would only possibly sleep two toddlers if you put railings on the edge. One person ended up sleeping on the couch, once it finally dried from the owners steam cleaning it.
The property also had a supposedly private beach access right next to it - but they neglected to mention it could be used by all

I have rented with Topsail for more than 16 years and have nothing but good things to say. They are quick to repair and fix anything that we found to be broken. Their properties are normally in great condition. Very surprised by the poor reviews that others have given. Definitely not my experience of renting with Topsail Realty.

This has been a horrible vacation experience and all because of this company and their homeowner. We rented "going coastal" for 4/13-20/2019 from Topsail Realty Vacations. Upon arrival on 4/14 we walked into multiple chirping smoke alarms, light fixtures hanging from the ceiling, electrical outlets with no covers and exposed wiring, no hot water, multiple non functional lights, a non functioning elevator, a toilet that wouldn't flush, a bath tub that wouldn't drain, no hot water, damp carpet in the master bedroom that remained damp for the entirety of the stay, dirty floors

This is an unethical company. We planned a family vacation to Top Sail and they cancelled our trip due to the property being unavailable as a result of damage in Hurricane Florence. They are refusing to refund our money and are ignoring my multiple phone calls and emails. I am now being forced to file complaints with the Better Business Bureau & the NC Real estate commission, and sue this company along with the Homeowner to get my money back. Not sure how a business expects to stay in business by stealing from its customers, this is the worst company I have ever had to deal with, they lack

The absolute worst rental company we've ever dealt with! We rented Kips Place last Jan. for a Sept. 23rd, 2018 arrival. We paid half of our deposit up front and the rest in Aug. Of course with the arrival of Hurricane Florence the island was closed and evacuated. This happened to us in the past with Hurricane Fran in '96 with no problem. Our money was immediately refunded! Not with this jack leg company!

Wish I could give them a negative 100. End of June and the A/C went out. Did some troubleshooting and the unit outside wasn't turning on and wasn't frozen up either. In fact, it looked like a relatively new unit. Book in the house said to check the breaker in the storage room downstairs....which is locked. Contacted emergency support 5 times. They dispatched maintenance 5 times. Maintenance said it's not an emergency. It was 80 degrees in the house, and mom mom is sweating profusely and on oxygen. COULD NOT GET ANYONE TO COME UNLOCK THE DOOR TO GET TO THE BREAKER BOX. The dispatchers

When I made my reservation online in September of 2017 for June of 2018 the website quoted a weekly rate and based on that rate I made the reservation and paid my deposit. Now they sent me a contract quoting a rate that is 4 times the original rate. When I contacted them for a response they tried to explain the difference by saying the rate doesn't include fees and taxes. Um, that's a ridiculous amount of fees and taxes!

The check in/check out process was easy. However we were disappointed in our accommodations. The attention to cleanliness was lacking. The kitchen was dirty, comforters were nasty (I washed them), cigarette smoke smell downstairs, dirty dresser drawers, matted down carpet . Hundreds of ant hills in the yard that needs to be addressed by an exterminator hence the ant problem in the house. My husband was bitten by some kind of bugs all over his body the first night we were in the house. none looked like the one we had meticulously searched for. the one we settled on was a friggin disaster. Musty smell, rusted sliding door latches that didnt work, no ice maker, etc., etc., etc.
We were told that the owner knew about the ice maker but probably "chose not to fix it." What a great attitude for an owner of a beach front property its obvious
