Do not rent from Eagle Ridge they are a very dishonest company and they will keep your deposit. At the end of your lease you will have extra charges not applicable and you will not get your deposit back. They charge you for painting the walls which should be part of the end of the lease. I honestly would not rent from them the wood on the decks are rotting out and they don’t fix anything.

If I was able to give it 0 stars at this point I would. I lived at Eagle Ridge Apartments from September 2019 to March 2021. For the most part it was a decent apartment for the price in Lawrence. During my time there, management changed at least 2-3 times and that's where it basically went down hill. I once requested to have my AC/Heating unit to get fixed as it was not working like it should and it wasn't energy efficient. I requested to get it replaced in November 2020 and was told that they would as they found that it still had all of it's original parts from clear back in 1992. So the unit

I have lived in these apt for 3.5 years and my experience has been mostly positive.
Pros: The price is one of cheapest in Lawrence without it being a slum, the neighbors have all been quiet and friendly, the dog play area is great.
Cons: maintenance can take quite a while, the place is small for a "super studio" but not that bad, my husband lived comfortably for 3.5 years, Mitch is not my favorite person, I really liked Sarah and Megan before him, his assistant Tiana is understanding and kind though.
I personally suggest doing laundry at a friends or another laundromat because there are not

I've lived here two years and I've been very happy. I only recently moved out so can't speak to getting deposits back but I don't anticipate issues. The maintenance dudes are friendly/punctual and the office staff has always been good to me. Neighbors vary, of course. Dog friendly. Nice space for a studio and fair price. I'll be sad to leave.

I don't know why the reviews on here are not excellent. I have been very pleased with the service from this complex. They are always very quick to provide maintenance for me and go above and beyond. I had them come to fix a drainage problem and then they did some extra work on my stove without me even asking. The front desk staff is really friendly and flexible with me as I have been getting ready to move. I found my apartment very clean when I moved in and am sad to be leaving. For the price of this place, I have been really impressed by their service. My apartment can be noisy sometimes, but
