The office staff is professional and friendly and the maintenance team is phenomenal! They are knowledgeable, quick to address issues, and so personable. You can tell they actually care about the property and want to make it the best it can be. 5/5 stars for me!

My partner and I moved here back in September. We like living here. Good location, complex overall is pretty quiet. Our apartment was one of the upgraded models, but still very affordable. The fact that gas/water/trash are bundled in to a flat rate is amazing. Our electric bill has been pretty low too, around $50/mo for a 2 bedroom apartment. Apartment has needed a few minor repairs, and maintenance has been very responsive in getting those addressed. Property Manager Ryan Guhr is very responsive over email, and friendly.

I selected a star as they did not provide me with a half star. Myself, my parents and good friends lived there because the area was nice, seemingly safe ; however what I learned is that if there were issues such as people smoking pot in the hallways might as well talk to the cops as management did nothing to address those issues and protect our families. The changing of control of office was a consistent debacle/mess. My records prior to the new management somehow disappeared. No way for my family to fight back when nothing had been maintained and erased from their system. As far as the maintenance

Despite the older architecture, I love the building. Only problem I ever had was management, but the new lady has been terrific in terms of helping out.

I have lived here over a year, and after the management switched and Ryan took over, this place has become a true home. We love the community. Plan on staying here as long as possible

This is the second time my son has lived at the Village One apartments. The first time management was poor. NOW they have a great manager, Ryan, he has been so helpful with a variety of issues. I would now recommend Village One to anyone looking to live in a apartment community!!

I moved in about a month ago, and have had a great experience so far. Maintenance is friendly and responsive, the manager is friendly and easy to talk to as well. The price is fair, and it’s nice having all my utilities in one set fee. Really like the new gym and laundromat, and the cameras being installed make it even better. I was leery because of past reviews, but when I brought those up, it was explained that the majority are from previous management companies. I’m glad a took a chance, finding a place in Lawrence can be a horrible experience.

The maintenance team and management is absolutely terrible. The apartment has flooded multiple times now with no solution. The drain to keep rainwater from entering the unit from the patio has never worked or been fixed, and last time that there were inches of water throughout the living area, no response was given for over 15 hours, and the only fix offered was to put fans across the carpet, which was never fixed after the fact still to this day over a year later. The management is happier to block reviews on their Facebook page than return a phone call during an emergency. Absolutely childish

The infrastructure here is on its last legs. It really sucks when you get home for the day greeted by a giant flood over your entire kitchen floor and spilling out into the living room carpet. For the entire time I rented here, my sink backed up every few weeks (I was very diligent to make sure nothing went down my sink, it was likely from neighbors upstairs). They'd call a plumber out to snake the drain but they never actually addressed the plumbing issues. A friend of mine in one of the other units had it it happen a number of times as well.

Great place to live. I just recently moved here the management is great. Greta the girl in the front office is super nice and helpful. It’s nice area with a very open court yard. People that live here are super nice.
