Services
Home inspection education alone is not enough to equip a home inspector with the knowledge he needs to provide you with a thorough home inspection. Along with this education a qualified home inspector should have some residential construction experience or a background in architecture. Thirty five years of hands on building and project management experience in the residential and commercial construction industry.
The fee for a home inspection can vary greatly depending on the size, age, and other aspects of the home. The fee will also depend on the experience and thoroughness of the home inspector. My fee is based on how long it takes to perform your home inspection. The typical fee for an average size home ranges between $425 - $525.
All home inspections are completed in accordance with the Washington State Standards of Practice for Home Inspectors. Not included are the common areas such as the roof, exterior, attic space, crawlspace, and other shared areas.
What is the advantage of having an infrared certified home inspector using a thermal imaging camera as part of your home inspection? During a typical home inspection, there are problems that an infrared scan can expose that could otherwise go unseen. The most common defect I find is water intrusion.

Gregg showed up looking professional and was very personable. His home inspection was extremely thorough (145 pages for a 1k sq ft house) with pictures and commentary. I was able to ask him a couple questions initially, but... don't bug him, because he is very meticulous with his work, and he covers EVERYTHING. Amazing value for the cost, he will let you know everything that is wrong with the house. I do suggest calling out a plumber and electrician additionally, because home inspectors don't cover the detailed nuances of those systems (and a structural engineer if anything wrong with foundation

We worked with Gregg twice during our home buying process--once during a pre-inspection on a house that we didn't end up buying, and once on an after-closing inspection to give us piece of mind (we had to skip inspection to buy the house). Gregg is incredibly detailed and thorough, and patient to answer all of our questions after the inspection. He even let us follow him into the crawlspace to see what it was like! After seeing many seller provided inspection reports throughout the house buying process, it's clear that Gregg is top of class at what he does! Would highly recommend him

Gregg is amazingly thorough with his inspection, pictures and report. I don't enjoy looking at 130 pages of report but I can't imagine it is fun for him to write it either. Gregg takes pictures of big things that are major repairs and little things that are small repairs. He also manages to squeeze into small attic spaces and crawlspaces to get the job done. I am amazed. During one inspection he wanted to ask my clients if they wanted him to continue on because there were so many items on the list that it might not be worth the time and money to move on. Gregg did a review on a house which I bought in Mill Creek. He was very thorough with the inspection and answered all the questions I had while inspecting. My husband and I just purchased a home in Burien and hired Spear Home Inspection to perform our inspection. Gregg did a very thorough inspection of our home and gave us a very detailed 75 page report full of notes and photos of items in question. Gregg was very knowledgeable and answered all of our questions, even after the home inspection, he was happy to answer any additional questions we had. 11/10, highly recommend!
