I spoke with our property manager Yalitza Miranda regarding an application I was required to submit for a home improvement project I was planning. She was very helpful in guiding me through what was required as the homeowner and helping to submit my request. She always returns my calls, she always takes her time explains things to me thoroughly, and walks me through every step to be sure I’m doing everything correct on my end. I have no problem dealing with the company because Yalitza Is always there for me!! Thank you again for ALL YOU DO!!!

If you are considering a property managed by Terra, you may want to seriously consider walking away. Their overall property maintenance is marginal, they will not return calls, they treat property owners as the enemy and will lie both to your face and in writing. I was forced out of a property I owned because of their refusal to deal with a cockroach issue. I'm glad I'm out, but came at a great financial cost. Buyers beware.

0 stars should be an option. 4 "managers" in under 2 years. Incredibly unprofessional. Zero follow up or follow-through. Cannot or will not follow HOA board instructions. Will not respond to residents. Absolutely terrible. Should have been fired a long time ago. Sends compliance letters to the wrong houses. Does nothing to welcome newcomers to the community (no instructions on trash, no information given like contacts for utilities, etc.). Took 10 months to get a working gate code. Website looks like it was developed in 1996 by a 3rd grader. Billing is a joke. As per a previous

If you love mold, mildew, dead landscaping, lack of communication, chipped paint and more then Terra Management is definitely the "management" company for you. What once was a stunning community is now a dirty, filthy, trashy community. Very sad. When you contact Terra, maybe after several emails, Nancy will respond with lip service that they are getting bids to maintain the neighborhood. I don't think so. It does not take THRE E YEARS to get bids. Dues went up to over $1900 per year. (no amenities, just a gate and roads that we are responsible for) I am ok with them sending

I have always liked a community with an HOA. I believe a HOA can improve home values and so on. Furthermore, they are a great asset to ensure all homeowners maintain homes in a consistent manner. However, in Concord Station, we have Terra Management as our management company. My communication with them has been poor and challenging. In 2017 countless emails and telephone calls went unanswered. Escalation attempts to the management at Terra went no where. Furthermore, recently, in the past 60 days, I experienced similar communication challenges. It is important you determine which management company

Extremely difficult to deal with or to get any resolution. Very poor management and horrible customer service. Will not address complaints or concerns from residents. If this was an upscale property they would surely eliminate the problem tenants immediately. I agree with other person they deserve 0 stars.

I would give this company a negative rating if I could. I have had to call them on several occasions to ask questions about properties located in N. Fort Myers and they are extremely rude!! I have decided NOT to buy in this community just for the fact of not wanting to deal with these rude people. I will say that it was not the Tampa office but the one in Sarasota that I have had nothing but problems with. Good luck to anyone that has to deal with them!
