Arnold Property Inspections opened its doors and began operating in Central Texas in 2003. At the time, our Founder, Todd Arnold, believed that in the inspection profession there was a lack of client service and a need for the education of property buyers, about their purchases and investments that were not being met in Central Texas.
Our written reports contain detailed descriptions of all major systems, deficiencies, and system-specific maintenance with digital photo accompaniment. Some of the tools we use to inspect homes are infrared thermography cameras, construction foundation laser levels, moisture meters, laser thermometers, drones, and more.
API's years of experience in construction compliance oversight include commercial new construction, multi-story hospitality building renovations and inspections performed on millions of square feet for restaurant, institutional, hospitality, retail and industrial spaces.

We are often asked for referrals from local service providers to complete repairs on our client's properties. We do not guarantee any of these companies' services, we refer to them because we are familiar with their work, they have operated in the Central Texas community for at least five years and we have seen a consistency in their work that is considered good or better quality.

Mr. Arnold was affordable and polite and inspected my new home during the buying process while I was in a different state. His report was extremely thorough and detailed. THOROUGH & PROFESSIONAL. Todd inspected our home both when it was bought and sold. Both inspection reports were very detailed. What impressed me most, however, was how promptly and professionally he handled a problem that we brought to his attention. Todd missed 1 small defect in the chimney flue when he inspected our house in 2014 that he noticed in 2018. We compared the 2 reports and brought it to his attention. Todd promptly researched it and called me to apologize for his mistake. Not only that- Todd also offered to make it right by reimbursing us for the cost of the repair. He mailed a check

Oct 2015. In seeking a home inspector for a house I was interested in buying, I spoke with several property inspectors in Temple Texas, all of whom referred to Todd Arnold as the local "master" of home inspections. So, I went with the master. I used his internet site to complete a survey, schedule an appointment , and pay for the inspection all at one time. His wife designed that and it is very efficient. Mr. Arnold spent about 2.5 hours going over the 18-year old house. I now know its history, what repairs were done in the past, and what repairs need to be done ASAP and gradually
