Only giving 2 stars for location. It's right near Stan State. My family relocated to Turlock from out of state and we moved in site unseen. We lived in two different apartments and had so many issues with maintenance and other tenants.
There is a lot of crime, constant rummaging through the dumpsters. People actually drive up and fill their cars with bags of garbage from the dump. The complex is filled with feral cats, who bring fleas. I have never experienced the constant water shutoffs that I've experienced here. It was sometimes 1-2 days per week with only 24 hours notice.

My girlfriend and i have been staying here for about a month now. The interior of our apartment is beautiful and we have no complaints with the cleanliness or comfort of our apartment. My complaints definitely pertain to the management and the way in which the apartments are ran. We were informed (along with signs all along the pools) that the pool hours are from 8am-10pm.... however not all gates get unlocked for the pool and sometimes for a few days at a time maintenance won't remove the chains that keep the gates locked so nobody can even access the pool with their key which is incredibly

Management is slow to respond, and unhelpful when they do. The rent might be cheap, but the apartments are dilapidated, even once renovated. Most units with 'central air' simply have what youd find in a cheap hotel, a wall unit. It does nothing for the rooms on the other side of the apartment, which is surprising given how small they are.

Terrible place to live. Half the washer/dryers are out at any given time, management is always a pain to deal with and frequently ignores resident requests. Walls are incredibly thin. AC is a wall unit similar to a cheap motel and barely cools the room it's in.

This is one of the worst places I’ve lived in! The management has no regard for tenants and regularly shuts off the water without notice! The city of Turlock and Stanislaus county are both investigating their poor management skills and disregard for habitable living. They are constantly renovating without notifying neighboring tenants and the walls have NO insulation making it so you can hear every word your neighbors on all sides are saying and what passerby’s outside are saying as well! My fiancé and I were looking for a place to live and had pets, this place was the many along the few that accepted pets and certain breeds. Any questions I had Laura and Wendy were able to answer them anytime I called! Came in and Wendy showed us around and helped with our move-in date and all our papers and processes. She showed us around and made sure we liked it and if there were any damages she would mark them and reassure us about any incidents etc. Super friendly and helped with any needs and questions we had. This is our first place together and first time being in apartments in general

I would rate zero if that was an option. They never take care for anybody.The management is very bad . The washers and dryers are always out of service or broken why they never care The water is always on “emergency shut off” or down for maintenance but not fixed. Honestly the apartments Is bad You read all reviews and look all problems but they never fix I don’t know why so plz don’t waste your mony thank you

There it is! "We can't do anything about the parking drainage". Hey stupid! Install a sump and then, when needed, pump the water out. They also can't do anything about collapsing ceilings, buckled floors or broken appliances. This wouldn't be very costly. Proof! This place is managed by idiots and/or thieves. Whatever you do, just don't rent here!

Poor Management. My fiancé and I have lived here for 6 months and the water has been shut off at least 10 times, some with a notice sometimes an "Emergency Shut Off". Managements excuse is always an "emergency", we have received no kindness or sincere apologies from RCMI (the property management company), and the actual Property manager has never made contact (only from others in the office). Work order was put in for a dip in my ceiling when we moved in, nothing ever happened. Groundskeepers just blow dirt around, so don't expect your car to ever be clean. Rent is ridiculous

These apartments are terrible I and many other tenants would not recommend. From sinks that either leak or shoot water at you, to terribly modeled, and even worse management.I have woken up to an entire kitchen and living room flooded, told to "just spray hot water and bleach" on the mildew growing in the home. Andrea being the absolute worst to have to deal with WHEN and IF you actually get the chance considering she seems to take many personal days throughout EVERY week. She has even had the audacity after such poor managing skills to raise her voice at me. Not to mention the placed is infested

I don't like their services at all! They don't care about what their resident, all they care about is the rent money coming from us. I have problems with cockroach for the past one year and went to tell the office and they told me that they will have someone come over and spray the area where the cockroach is at. Well, a week past by and there were more cockroach then before. Went to tell them again, and they asked me, well have you tells us about your problem and I said yes, I just came in last week. They check and said, oh they are suppose to do a follow up on the spraying . Okay, they did come

Worst place ever! Complexes are old, management doesn't care and corners are always being cut. Mold and roaches are an issue....still. Also, they always loose your maintenance requests and don't attempt to fix the problem till almost a month later; terribly unorganized. Their parking policy is horrible and they really don't seem to care about the population they serve. Remodeling is nice, but management is horrible! Even moving out was a hassle and they still want to take your money. Like others before, I also gladly paid them in order for me to move out. Students: not the best place to be when
