I am very happy here, at Folsom Ranch Apartments, it is so quiet and peaceful here. I am only a couple of miles from my job. Amanda, I can't thank you enough for your honesty and your kindness. when you called me this morning and said you had my groceries that were delivered to your apartment instead of mine by mistake, I will have to say it truly was a great Christmas gift, you loaded up your car and drove over to my apartment, you wouldn't even let me help you carry them up to my apartment. These are NOT luxury apartments as advertised. Please read all reviews before applying and definitely conduct site visits during the day and night. Management are non-responsive, who lie about taking action or providing misleading information, uncaring, and if you have any issues, they will always put the problems / issues back on the tenant to resolve.
The property is NOT pedestrian friendly, dog feces is prevalent and not disposed of in the bins, there's no open space to walk, there's no quiet and peace, they allow people to smoke in their apartments and outside on the balconies,

I attempted to view a few of their units over the weekend and when I called in they seemed nice And professional.
I was wrong. I had several other viewings so had to reschedule this one as it was one of the lowest ones on my list. This note is way past due. I relocated to Folsom in Sept. of 2019 from the SF Bay Area. At that time I was getting our house ready to sell and move here. I made many calls to different apartments here in Folsom. As I learned very quickly that if you do not have a job to come to here not many people want to talk to you. I feel I got very lucky calling The Folsom Ranch Apartments. A really nice person named Kellie answered the phone and she talked me thru their system so I made an appointment to come see the place. Could not be happier here!! My boyfriend and I made the move back to Folsom and really wanted to be in a space that felt like home. Kellie went ABOVE + BEYOND our expectations! She has been so helpful with making sure our needs were met. We wake up SO happy everyday and feel so lucky to live here. This apartment complex stood out to us the most starting with the newly renovated apartments (includes quartz counter tops, a fireplace + beautiful balcony views), to the amenities they provide. It's been a great place. Other than a little miscommunication from time to time the staff has been helpful. Prior to COVID shutting things down the pool is beautiful and the gym is great. There has been a little issue with security and things being stolen. But they do have a hotline for their security agency to help with extra patrolling. Fantastic location. Overall, we have enjoyed living here!

My boyfriend and I moved here almost a month ago and we've had a great experience from the very beginning. What initially drew us to these apartments is the view overlooking the river. We stopped by to see if they had any units available on that side of complex. There was only one unit coming available (it was on the bottom floor) and since the current residences hadn't moved out yet, we couldn't see inside but Denise took us over to it so we could at least see where it was. My Husband and I moved into the Folsom Ranch Apartments in December of 2017. We were unable to look at the units before we moved in so we sent our parents to go look at two different complexes in Folsom and Folsom Ranch was by far better of the two we compared.
We have always received the best responses from the management team and really appreciate the swiftness of the maintenance team when we filed requests. We have had a couple hiccups with the payment platform, but every time we did, the management team helped resolved issues within 72 hours.
Big bonus for us is that the American River Bike

I just moved out of here today, and honestly I was a little sad to go. I only lived here for a year, but I really enjoyed it. The property is clean and the amenities are so nice. There are three pools for the whole complex to avoid overcrowding. The gym has been recently renovated and is actually pretty legit for an apartment gym. There's a nice set of dumbbells and a great functional training area with battle ropes and various other equipment. Also a tennis and basketball court. The property is absolutely beautiful. However, Since this community is predominately Caucasian, it came along with Racist Neighbors & Apartment Employees.
We moved in right before quarantine to get out of the city into a quiet apartment in Folsom, unknowingly renting the unit right above the 60-something year old maintenance man who has been following my family and our guests around obsessively since the day we've moved in.
Actually, he called security on us the first night as we were getting settled for bed. He's made several false complaints that try to involve us in any occurrence

Every experience here has been a great one. Every employee has been more than helpful with everything. Maintenance has always been done quickly and efficiently. The maintenance man went above and beyond to fix my problem and in the end fixed the issue we were having even though i was absolutely sure that the problem was not what he said it was. Sure enough it was exactly what he said. The grounds are well kept. The wildlife and nature is amazing. I have no complaints.

leasing agents at this company are either under trained or incompetent. A family member recently rented from them and we were asked to sign as a guarantor. (6 trips later we were finally approved as a guarantor). Be prepared to provide everything you would need to buy a home. When it came time to move in they would not give us the keys to the property because one of the family members was unavailable that day, in fact they wouldn’t even let the utility company on the property to hook up the TV and Internet. After we politely expressed our displeasure “Charles”

I'm writing an update because of the effort Jessica (Manager) and the leasing office has made. The unit I was in was never repaired correctly and it just seemed never ending. In the process we became targeted by out neighbors; It just got to be too much for my boyfriend and I. They agreed to move us into another part of the complex thats more secluded as well into a better unit that didn't have all the problems that the other one did. The deck was in acceptable condition, the toilet actually works, it doesn't smell like a body was rotting in our apartment. Our current unit has issues

Good location, pet friendly, beautiful apartments, okay parking. No lengthy issues with the apartment or the management team. I lived here for 11 months. But a few things to address:
Stove and oven did not work upon moving in for 12 days. Had to eat out for all home cooked meals on top of paying rent and deposit. Very expensive first month.
AC unit started smelling like mold, I informed the management multiple times I smelled mold - Maintenance came out and said they didn't find anything by just LOOKING AT THE VENT of the ac unit. I got sick with pneumonia.
Towards the end the bathtub started

I would give nothing less than 5 stars for this place. If there was an option for 5.5 stars, I would do that too.
First off, the location itself is amazing. Situated on top of a hill we get beautiful views of the river and the city beyond. A nice private drive up to the property gives it a very holiday feel. We are also super close to all the shops and, most of all, Sutter street. Added bonus for me, I "could" walk to my office from here. Not that I ever will, but one aspires!

Stopped in for a tour a few months back and all in all it was a good experience. The complex is very nice, prices are a little on the high side but you can expect that for the area. The leasing person that helped me was super friendly and helpful. The prices were a bit out of our range so we did not end up renting here but still it was a good experience.

It's been 9 months and our lease is up. If we sign a 12 month lease it only goes up $300 per month. Are you kidding me!!! Had I known rent would increase like this. I would have NEVER moved in!!! Renter beware!!

I am finally getting around to updating this review. I would give negative stars if I could. We were very happy here, despite the lack of amenities, and constant construction happening. The location was perfect so we dealt with all that. However, when our lease was up for renewal we were shocked to learn our rent was going to increase by almost $300 a month, and that was only if we agreed to sign a longer than year lease term. If we chose to go month to month they were going to start charging us something like $2300 or $2400 a month for a tiny 2 bedroom apartment. With no amenities! So of course
