I think the best part of this community is actually staff and the management in the office. Thier honestly understanding and kind.
The true issue is the over sensitive cookies who live here. They are so boring that they are so highly interested in what anyone does
But staff is actually where display of sincerity is.
If you don't believe what I'm saying , come try.
Management here has intergrity , is just the apples whom spoiled the bunch.

Do not fool yourself. This place its just trash. The management is the worst thing it ever happen to me living at a place. Roaches, rats etc. This place it's filthy and not maintained. I only stayed there for one year. They will charge you for everything when you leave, even things they were there already. Just walk to the office and feel the atmosphere, the negative energy. I wish I would read these reviews before. DO NOT SIGN HERE. DO YOURSELF A FAVOR. YOU WILL REGRET. I learned my lesson.

Definitely the worse place to rent in all Misson Viejo and Orange County, CA very expensive place, useless maintenance staff, Management are very impolite and discourteous, the facilities are old and in deplorable conditions, you are going to be charged for everything plus you have to pay a renters insurance and rules in your contract are changing without any notice. Neighbors has been complaining about a hostile environment and strangers around the facility.
AC units doesn’t work properly, water faucets and bathtub need to be updated.

If you like having your water turned off suddenly and without warning, come here.
I cannot count the number of times we will be in the middle of washing dishes, showering, or cleaning up after a sick dog, and our water mysteriously dries up. Ever tried to clean up dog diarrhea with no running water? Or been in the middle of washing yourself to find that you're stuck - soapy - in your shower? YUP.
I agree that the girls in the office are sweet and caring, but maybe if property management upgraded the falling-apart foundations of the place, they'd be better off.

My parents sadly lived in these apartments for 5+ years... let me warn you. DO NOT MOVE HERE!
My mother moved to a different unit (1bdrm) for one year, after my dad passed. She just moved out a month ago on her Lease end date. & the management sent her a bill for $4,215.50!!!! Claiming charges that the had to resurface bathtub, kitchen and vanity counters, -with 1 year of residency these charges are absurd. They said her parking pass was not turned back in (which is false)
& charging her because she did not give a 60day notice before her lease up

I SAW A RAT IN MY KITCHEN 2 WEEKS AFTER I MOVED IN. It was feces all over my cabinet and on the stove which I did know what are they and I am lucky that I was sick and could not sleep the whole night that's how I saw the rat in my apartment. It is too many bugs outside that is why I never leave my door open and make sure to close it right after I Come in. But it is still spiders all around my apartment and RAT!!!!!!! I am pregnant and it scared me so bad. All they want to do is putting traps in my place but what about finding the reason how they can get in the apartments!?

Parking rules are the worst, the manager goes around at all hour of the night getting cars towed. This place is well known for cars getting towed daily, roaches and ants. The office will tell you that there is no bug problems, that's BS during summer you deal with ants and red flying ants in the bathroom vents, look at the door if you decide to move in, most all of them have a gap where the bugs crawl right in. And forget about getting your deposit back, there is not one person that has moved out, who has ever received there deposit back. Can't wait to move out.

Was about to get an apartment from here but on every website (including this yelp page) mentions bugs like termites, roaches, spiders, ants? No thanks, do not want hours and hours wasted on killing roaches running around my house or having to worry about if theres going to be a spider next time I walk into a room.
Another common complaint is the parking. 12 parking spots for the whole complex, of which you have to reserve? No thanks, this place sounds like a horror story.

Hi have to say, to all the negative reviews I can't understand any of them as far as parking if rules are followed no towing will happen. Nellie, Belinda and Margret where there BEST. MY FRIST APT. MOVING into on my own they where ceey helpful every step of the way my apartment is gorgeous and a very spacious. I'm happy with all my apartment hunting that I picked here to live. My neighbors are great happy that it is pet friendly.

Cold showers/baths, zero parking, sketchy leasing office. I know when I move out I'll be video taping the whole apartment and taking pictures. Heard they like to take deposits for stuff that didn't happen. On top of highest deposit I've had living around OC. Best believe I'm not letting them steal my deposit. For what Saddleback Ranch has to offer they set their deposits like I'm living in the apartments just built on crown valley. Can't wait for my lease to be over. The leasing office staff are great...BUT this place, compared to all other local apartment complexes is severely lacking...prices are the same as most other local complex's...but are the worst at almost every other consideration.
Parking is entirely unethical and unreasonable...(I think its time residents here did something about these rules)
In fact for a 1 bedroom you are ONLY allowed ONE automobile...anything else you have to pay $55 a month. You CANNOT have a guest stop by and visit, and park anywhere, as they are NOT allowed. AT ALL.
And for a 300+ unit apartment complex there are ONLY

They don't want to give me a damn sticker for my own parking with out the car being under my name and the insurance under my name even though I'm under the lease and when I moved her I put my cars information so they know it's mine

If I could give these apartments no stars I would! They don't even deserve one star! Do not move here unless you want to walk a couple blocks every night. We are paying all this money and we can't even park our cars here unless you pay 55 dollars extra.Also we've had so many issues with our hot water not working. I've had to shower several times with cold water, this happens at least once a week! Management doesn't seem to care and they are aware of this problem. OH and ants there is a huge ant infestation here! Please do yourself a favor and don't move here...

They're towing every single car purely for profit. Here are pictures of the towing company painting the curbs red so that they could tow more people. I thought city officials did that for emergency purposes only. Since when are tow company's allowed to declare FIRE LANES? This complex has made a deal with the towing company at everyone's expense. This IS illegal & needs to be addressed immediately. Tens of thousands of dollars in tow fees. I'll be calling city officials regarding this preposterous treatment of tax paying citizens.

Do not live here. Great area but do not be fooled this complex is a disaster. Highly overpriced for a small apartment. The worst part of this place is the parking. Parking is very limited. We had two cars at the time and I was only able to get one parking space. I even offered to pay monthly for another space and I was not even able to do that. If you park out front in extra spaces you will get towed as well because if in the same spot for a few days they will consider it storage. Miserable people from southside towing nearby drive through the complex on a daily basis to tow cars. You can find

The family of five upstairs has turned into a mob of EIGHT....that's eight people living in a 630sq ft.apartment.The noise level from upstairs and the trash they throw from their balcony is more than enough to make a sane person crazy. They run a daycare serving 5-6 children under 10 from 630a to 7p. Parents dropping off their kids stomp up and down the stairs, no matter the time, and the kids bang and jump around all day. My entire apartment shakes and the popcorn ceiling sheds and covers my carpet. DAILY. I pick up their trash and toys. DAILY.

This complex has devolved to total crap. After everything aforementioned already... the front office refused to respond to any maintenance request I made for the final 3 months of our tenancy here. I emailed, I called, even dropped in a time or two. I sent photos. NOTHING.
We moved and there was no one in the office when we were ready to drop off the keys, so my husband locked the door handle and left them on the counter. We knew from friends who had moved out that we'd be charged cleaning fees and other misc. BS, so we figured our deposit was forfeit and didn't even try to get it back

These apartments are far from being the best in Mission Viejo. Nice landscape that reminds you of the mountains but not always the cleanest area. There are a lot of problems with drugs in this complex especially on the creek side further into the complex. Cops are always there. May not be the safest area for children.
