Services
When you find a vacancy you're interested in on our website, you can choose to Apply Now and it will take you to our rental application. All tenants who plan to reside in the unit would need to apply at the same time. Everyone over the age of 18 who resides in a unit needs to apply, be approved, and added to a lease prior to residing in any unit.
Please fill out the information below to submit a maintenance request. Make sure to fill out the information accurately and in detail so we are able to assess the issue and get the correct maintenance service sent out. Maintenance requests are processed Monday through Friday from 9 AM-5 PM. Once the request has been sent through, you will receive a confirmation email.
Pets are allowed at most of our properties after they have been approved by management. Please check with management or check the property page to see if pets are allowed at your location. If approved, each pet requires $50/month in pet rent and a $350 pet deposit ($250 is refundable). These fees are per pet, not per unit.
Subleasing your apartment will be allowed only with management approval. A sublease occurs when all residents of the unit will be leaving at the same time. If only one person is leaving the unit and other tenants are staying, that is a Roommate Change. Please visit the Roommate Change page to get more information.

I lived at Mortensen Heights for 3 years. Overall, it was a positive experience. What I loved: the pool, clubhouse, gym, dog wash, community grills, basketball court, and walking trails were all fantastic, and maintenance requests were always completed within 24 hours. The complex is within walking distance of a park and bike trail that goes to campus.
However, more often than not, there was trash and litter all over the property. The pond and dog park are great amenities in theory, but they are not maintained whatsoever, and neither is the lawn or landscaping. The dumpsters and dog waste bins

I live at Timbercreek, and The property itself it isn't bad. The location is great combined with the rent price. The biggest problem here is the lack of response when you need something that is not necessary a maintenance request. And the internet. This is the major problem here. The Internet is terrible, it always go out and the Mediacom provider is not good at assisting you. They have a very poor consumer service. So, that is definitely a point to keep in mind especially during covid periods.

Live in Mortensen heights and the manager Jessica has been amazing. She has answered all my email questions in timely manner. Gave us good deal on apartment. The place is very nice compared to last apartment (Stadium View 0/10 recommend). This place is a lot more quiet and nicer. Upon moving in the apartment was not cleaned and the next day they had cleaners come and gave us $100 for inconvenience. Also they submitted my list of maintenance request for me and maintenance man came next day and was fast and friendly. Neighbors are respectful and have had zero complaints so far!

I've lived with Unique for two years now at two of their properties (Mortensen Heights and Aurora Heights) and both experiences have been positive. George and the rest of the leasing staff have always been helpful in resolving any concerns or issues, and the units contain/come with the amenities they advertise. If you're looking for a place to live in Ames, I wouldn't have any reservations recommending Unique's properties.

Good maintenance staff for air conditioners and toilets and all that good jazz, seem like good people who get their jobs done well.
There is a dog park. Not very well maintained. The turf used originally to put grass in place is all but destroyed and the netting that keeps the roots in place is exposed and has caused injuries to dog pads and dog nails. Does not drain well, drainage put in wrong areas and plywood was used in one area to try and bridge a particularly bad mudhole. That was done two years ago and still exists today.

This is my first lease term renting with Unique. I have been very impressed with how fast they respond to maintenance requests. The property is well kept and the apartment was spotless when we moved in. We had a power outage at one point and they communicated very well with everyone as far as when the power would be back. I'd recommend renting from them.

Nice apartments, but they rob you when you leave. I was charged almost $200 for cleaning. I left that place spotless. The management companies in town have a system in place where they steal part of the deposit as a last-ditch money grab. They all do it, but this place took the most. I've never heard of anyone getting out unscathed. Again, nice apartments, but they are thieves.
