Services
We are licensed Home Inspectors in the State of Illinois, Certified in Mold and Moisture Inspection, and use Radon Measurement Professionals licensed by the Illinois Emergency Management Association (IEMA). We are fully insured for both residential and commercial inspection work, and carry referring Real Estate Agent and Broker coverage (including lenders and attorneys) through the National Association of Residential Real Estate Professionals.
Discovery Inspection Services is considered more than a home inspection company; we are a trusted member of your home team. We work for you and always keep your best interest as our number one priority. Buying a home is a big deal; it's one of the biggest emotional and financial decisions we make in our lives and we want to help you make a confident and well informed decision about the purchase of your new home.
We realize the need for a Home Inspection doesn't always occur Monday through Friday from 9 - 5, so we try to be reachable in the evenings and weekends as well. Feel free to contact us during 'off' hours and there's a good chance we'll answer. If we miss your call, we will usually return it within the hour.

This team is so wonderful and very thorough! They made sure to check every single inch of the house and made sure we understood everything going on. Jeremy was so personable, easy to understand and patient with us. He made us feel very comfortable when asking questions and learning about things we didn't know anything about. Jeremy was great! As a first time homebuyer I was nervous about things being missed or not explained well to me. Jeremy took his time to inspect every nook and cranny of the home I'm purchasing, walked me through on things that he wanted to ensure I set eyes on, and took his time explaining everything to me in detail and in language I could understand. I would absolutely recommend him for your home inspection needs!

I'm a realtor and have used Discovery Inspection multiple times now. I couldn't be more pleased with their work! They're extremely courteous and respectful, detail-oriented, and wonderful at answering questions for prospective buyers. Each time I've used them, my buyers have received their inspection report in under 24 hours. They also provide a binder for the new homeowner, including coupons and references for vetted local companies to help with future repairs and home maintenance. I'd give them 100 stars, if I could!

Was very fortunate to find Discovery inspection. Was closing on a new construction and Jeremy did an extraordinary job helping me and my wife find any issues, but also educate us on our new home. Discovery Inspection Services did a fabulous job for my wife and I. Josh was awesome, super professional, knowledgeable, and thorough when executing the inspection. We were very happy with the level of detail in the report, which frankly was much more than we expected. Not only was it very thorough, but Josh ranked which things needed work as "immediate," or "soon". That was provided in the list that prioritized what was most important to take action on, which was very helpful. We are out-of-state home buyers and required an highly experienced inspector per the property's complexity. We were not able to be onsite for the inspection, but Discover Inspection's detailed report dashboard made up for it.
