Services
We may regulate the time, manner, and place of parking all cars, trucks, motorcycles, bicycles, boats, trailers, and recreational vehicles. Motorcycles or motorized bikes must not be parked inside an apartment, on sidewalks, under stairwells, or in handicapped-parking areas. We may have any unauthorized or illegally parked vehicles towed according to state law at the owner or operator's expense at any time.

When taking a tour at Aspen Heights, Rosa made myself and my sister feel welcome and addressed all of our needs and concerns regarding my younger sister's future home. I lived in Aspen Heights for 3 years. I liked the large house, but when I moved out, Aspen didn’t send the security deposit refund minus any damage deductions within 30 days as stated in the leasing contract. I eventually got a bill for $360.93 ($459.93 of damage charges less $99 credited from my security deposit). I contacted them about the itemized accounting for the $459.93 of damage charges. This itemized accounting was also required to be sent by the contract but had not been. At my request, Aspen sent the itemized accounting, and I contacted them to let them know I disputed most of the

My son loves living there. The home is spacious and his room is bigger than any other places we checked out. With COVID, we didn't want him to live in an apartment complex with bunch of people. Aspen Heights offers single homes with just 3 or4 roommates. He and his friends selected the home and leased it together. It was so easy and the staff was so accommodating. The community is beautiful with lots of open space, nice pool, basketball court, and even sand volleyball. My daughter has lived here for the past three years. She absolutely loves it and the staff always are always kinds and take her concerns seriously. The rooms are super spacious and she loves the environment. What I like the most about her living here is that the homes are prewired with alarm systems and they have a security guard team that patrols the properties at night. It definitely helps this mama bear feel a lot better knowing that they take extra precautionary measures for my daughters safety. The apartment complex and housing is nice, but, the Management is terrible. My son lived there for two years and at the end of his lease he cleaned up his and moved out all his belongings. There were three other roommates still living, all random as Aspen Heights would move in people as others would move out. Seven weeks after moving out I receive a letter from a collection agency saying I am in default on the amount of $1,527.96 and this has been sent to a Collection Agency. Aspen Heights Management never sent me a bill nor have I yet seen an itemized list to the above bill explaining what the

I would encourage Baylor parents to do their research, read reviews, look at BBB standing, BBB current complaints, and talk to former residents before entering lease agreements with Waco Aspen properties (under GreyStar Management). Student safety and billing practices upon move out are very concerning.
