Founded in 2002, SeaBreeze started with just one home (the owner's). Slowly the business began to grow as the neighbors continued to enlist our help to represent their properties. Over a decade later, our experience and innovation have made us one of the largest vacation rental management companies in the industry.
Located in Northern San Diego County, Carlsbad California is a classic west coast beach community, frequently called "The Village by The Sea." Carlsbad's unique settings exude Carlsbad is so known for. Stretching along seven miles of pristine Pacific Coastline, Carlsbad offers visitors full resort amenities and endless recreational opportunities and is less than an hour's drive to the heart of San Diego.
Del Mar is an affluent beach community located in San Diego County. Located along the Pacific Ocean. One can trace this Pacific community's history back to its founding as a Naval Auxiliary Air Facility, which housed many of the Navy's blimp operations during World War II. The Del Mar Racetracks hosts championship caliber horseracing during the season.
The hilly seaside community of La Jolla, California occupies seven miles of curving Pacific coastline and is surrounded on three sides by beaches and stunning ocean bluffs. Downtown San Diego is only a 12-mile drive but feels like a world away from this pristine coastal enclave. La Jolla is home the world famous Torrey Pines Golf Course which hosts the PGA Buick Invitational every year.
One of the most unique beachside destinations in all of Southern California is Mission Beach. This special, small beachside community is built on a sandbar along a two-mile stretch of the Pacific Ocean in San Diego County. I've stayed in dozens of VRBO & AirBnB rentals, some better than others, but this experience with SeaBreeze by Vacasa truly took the cake.
First of all, Vacasa does not seem to exist. They did not answer a single message on VRBO, and a note on the listing site directed me to call Seabreeze with questions. So, instead of dealing with an "Owner," as the site intends, I had to go to a 4th-party company. They called my rental a "Beach Bungalow," and charged a pricey $300/night by the time you add cleaning fees, tax, etc. Next time, I'll just get a hotel.
A few of the many concerns:

I had a 3 week stay in a Newport Beach property that was well taken care of. There was almost no contact with the staff, so that can be good or bad. I can say that as I booked it though, they kept telling me they were going to charge extra for my dog, and I kept showing them the VRBO listing that said the dog fee was included. Then they would call me back and tell me they had to charge me for my dog. We went through 3 rounds of that.
When I checked out I left some clothes in a drawer in the closet. My fault. I get that. Their customer service was absolutely horrible though. Sandra in Guest Services

I have never provided a negative feedback before, but this is fully earned by this organization. Would give 0 if I could. It looks like other people were similarly taken advantage of just like us.
We arrived to the property before 6pm and couldn't access it because the door lock was broken. The property was supposed to be ready at 4pm. I called customer support multiple times and was promised multiple times that someone local will call us, come over, and fix the issue. After waiting for more than 1.5 hours in the cold outside at night, no one local called us or came to fix the issue. We had to

This is another zero star review. Not surprisingly, the property has already been mentioned negatively, Beach road in Dana Point.
I was SO excited when I booked it six months ago, although there were some reviews that gave me pause. My vacation was supposed to be next week. I went on Vrbo to review the property and saw that in the last two months there have been three reviews, all horrible. This made me want to cry. I was so looking forward to this trip!
I contacted management and told them I just couldn’t stay there with the maintenance and cleanliness issues.

Renters BEWARE. Worst rental company. Can't be trusted! Charged us $400 for a headboard they claim we broke even though we have photographic proof. They are unethical and will try to swindle you out of money you don't owe. Id give zero stars if I could and have reported them to BBB. They also falsely claim on their website to be BBB A+ but they are in fact NOT according to the BBB website.
UPDATE in response to Seabreeze’s public response to this review. They have yet to reach out privately to reimburse as they stated and it had been nearly 4 days. This was clearly a tactic to try and save face

Where do I begin? MAL-273 - CHATEAU DE MALIBU
6 BR7.5 BA14 GUESTS....The pictures online are amazing. Unfortunately, aside from the views and exact physical stature of the house itself, what you see is NOT what you get!
· master bedroom was 86 degrees. The AC was not working.
· very very poor internet connection
· stovetop make a ticking sound every time we cooked
Mold on the shower faucet
· Rust on the toilet bowl cleaner
· The safe door posed a huge risk to my kids that wanted to go down stairs to do movie night in the theater. That is not normal wear and tear. That is a huge liability

Wish I could give this company a "zero stars" review. Worst ever! We rented a beachfront property on Beach Rd in Dana Point. We arrived to find a full construction crew camped out on the patio and working on an enormous beach project. Sea Breeze told us that they didn't know the owners were "shoring up" their beach and there was nothing they could do for us. We had no beach or patio access until the last day of our vacation. Sea Breeze offered 5% off on a future stay. Laughable! There will definitely not be any future stays with this crooked company. Save yourself the stress and headaches .. rent

Sea Breeze Rentals deserves a ZERO. My family rented a vacation home in California and when we got there, the home was disgusting and in disrepair. The pictures on the website are beautiful and pristine and the reality was horrifying. We left 3 hours after arriving and they would not refund our money. We ended up paying for lodging at another hotel, doubling the cost of our vacation. Sea Breeze would not call us back with the status of the re-cleaning. There is no management.
