This hotel is amazing; the staff is very helpful, especially Kim who goes out of her way to make the stay perfect. There is a heated pool open all year around. The breakfast is fantastic and they have bikes that you can use to take a quick ride to grab a lunch near the water. This is a great hotel to stay at all year round. It is walking distance from Spain Restaurant where the food is top notch. I highly recommend this hotel, stayed here many times.

A nice adult boutique hotel, perfect for a couples getaway in the Fall.
I was immediately impressed with the lobby. It has such a wonderful coastal inspired theme, and the fish tank and fireplace make it extra special.
The rooms are spacious and well decorated. I wasn't a huge fan of the fan in the bathroom being constantly on, and the pillows were a little too big and not the most comfortable.
The free breakfast in the morning is a nice perk, with bacon, french toast, fruit, pastries and eggs available to self serve.
Overall, we enjoyed our visit here and would most likely stop by again if

Went for a relaxing spa weekend with my wife. Unfortunately, the people in the room directly above were incredibly rude with heavy footsteps and moving furniture until past 2am both nights! Hard to relax with no sleep. When management was told, our response was pretty much, "Aw, that's too bad.". Strike one.
All services were booked full the whole weekend even though we were told there would be no problem booking services 24 hours in advance. Strike two.
The dinner was mediocre at best and well overpriced though the waitstaff was professional. $18.00 for a hamburger?! Really?! The french fries

I have gone here twice in the last month. The first time the food was really good and the service was ok. The staff is very young and we were very understanding that they are understaffed. When I went the second time with a party of 6 they sat us at very uncomfortable high top seating. I sat at the high tops the first time so I knew how uncomfortable the seats are after about half an hour. I asked if they could push together two regular tables instead and after talking to the host (who we very nice) and the manager they wouldn't accommodate. I'm not sure if he didn't understand the

It started out as a 45 minute wait and turned into 1 hour and 20 minutes. We were brought upstairs after waiting to find nothing but empty tables. Someone who was friendly with the staff, but not an actual staff member tried to take our drink orders for the waiter and told us that we couldn't sit outside because we would not be served. The person did not even place our drink orders and we had to reorder them with our waiter Adam, who was fantastic. We were advised that the restaurant was understaffed which is reasonable in today's times, but if they couldn't accommodate us why have

This was our 3rd visit to The Break. The place, people, and accommodations never disappoint. We (my husband and I ) visited with our two daughters (ages 6 and 4). They had a blast in the pool! It may have been 35 degrees outside, but the pool was 88! The restaurant offers a variety of delicious options, as well as some fabulous cocktails. The girls loved looking at the beautiful fish tank with all of the colorful fish. The ambiance is spectacular! If you are looking for a cozy, boutique hotel, look no further! We can't wait to go back again soon :)

Went with my 3 daughters for a birthday. The owner, Marc, was so thoughtful he brought up champagne and chocolates, we went up to the rooftop bar, was beautiful for summer, the room and decor were so gorgeous. Everyone went over and beyond from the front desk staff to our waitress for the complimentary breakfast, which was also excellent. Can’t get over the decor of the hotel, everywhere you go is so clean and beautifully decorated. Heated pool and sauna and a block or so from the beach. Thank you for everything Marc!

We recently stayed at the Break and we were able to enjoy our breakfast and dinner here. The food was exceptional, especially considering it was restricted to just hotel guests due to Covid and we went off season. The breakfast was fantastic, highly recommend the breakfast sandwich with a side of bacon and home fries. We loved that the food here wasn't greasy. We had dinner here our first night and enjoyed the scallops and the filet. It was so good we also went back the 2nd night and enjoyed the chicken dinner and the shrimp scampi. We started both nights with the wings which were tender.

Excellent experience. Greeted warmly by the staff and accommodated with an additional seat being added to the Bar area. Cocktails were well thought out and then mixed to perfection by our Bartender Jake. Food was well presented and tasty and the Chowder was one of the best we'd ever tried, with a portion of skin on Potatoes added last moment, almost as a garnish. This was a truly inspired step as all the flavor was there without the potatoes being simmered to a mushy, tasteless starch. The addition of a few Fritters style Clam Cakes added another well appreciated touch and made a great dipper

We went here based upon yelp reviews.... I must have read the ones submitted by the owner's daughter or cousin
Ever here the phrase " you can dress her up but don't take her out?"
Seems like they spared no expense in rennovating this place... beautiful... add 2 stars
But we came here to eat.
A Saturday night at prime time with a 1/2 full restaurant
Slow kitchen
I ordered the cod . Someone call the DEM... this was a minnow , illegally caught
Portion was served on a lunch size plate
Will not return

We had an excellent dinner on New Years Eve. The dining room and nearby bar are stunningly decorated with windows to outdoor inground heated pool-sauna area. The meal started with generous Charcuterie Board, local sourced domestic and European meat, cheeses and fresh fruit. The salad was fresh and the oyster chowder was amazing. The prime rib was cooked to perfection as was the salmon. The cocktails are tall and tasty, desserts delicious and servers all helpful and friendly.

Chair 5 at The Break, by Jim and Becky Durkin. A 16 room nautical stay not only by view but by the ornaments. The design is consistent from the front door, floors, ceiling to our table. Came here with a group of 12 on a Friday night. A couple from our group were running late but they were accommodating and we ordered appetizers while waiting for them to arrive.
I tried the lobster bisque that someone else ordered. It was on the thin side and average at best. I ended up ordering the scallops because they had been delivered that night. They scallops were delicious and cook to perfection. My only critiques were that they went a little heavy on the honey for the sauce and the accompanying vegetables were an odd combination.
In summary, everyone enjoyed their meals but true to

Nice decor. Good vibe. Had the coconut shrimp, chowder and claim cakes, and chocolate cremuex.
Food had great potential and tasted good.
Shrimp was a little greasy. Chowder was chunky and delicious. Claim cakes were over brown and a little under done inside. Dessert was fantastic. Espresso was the real deal.
Feel like the food could be really good here. Perhaps the execution on my dish was off. Worth a try on another day.

The upstairs bar was my favorite part of this weekend trip with my husband. The bartenders were so friendly and made the best espresso martini! We went back every night just for that and will be back just for that! We had a room downstairs so it was a treat not worrying about driving and being able to just relax. We had a great dessert up there too and did I mention the beautiful views? Obviously better in the daytime and probably glorious in the summer when you can sit outside! The rooms here are beautiful too by the way and they serve a nice breakfast downstairs to the guests. The dinner menu

Came here on a summer evening after an afternoon at the beach. The food was good but it did take a really long time to come out. I made a reservation on Open Table (nice option!) but it was totally unnecessary since the place was pretty much empty at prime dinner time on a Saturday night. I did get an email from Open Table saying I did not show up for the reservation, which was a little annoying but a reply to them cleared everything up.
Despite the wait the food was excellent and the server was attentive making sure all food allergies were noted.
Overall a 3.5 star experience but rounding up

Cute place! Visited on a Saturday afternoon and it wasn't too busy. We just had some drinks out on their rooftop lounge which is open year round. The view is great and they offer blankets if you get chilly. The service was really great and the prices are reasonable for the type of place it is. Their inside has a few tables and a small bar with TVs. Other than the main outdoor lounge, there's another outdoor section with couches.
Not sure how the food is but definitely recommend the visit for a drink if you want to relax and enjoy the view.

Scenery and location - 5 stars
Food - 2-3 stars
Service - 3 stars
We went on a Friday when they opened for lunch at noon.
You walk through the small hotel to get to the elevator and go to the rooftop (4th floor)
We were the first ones there and took the only table that had a umbrella to keep off the sun. The other 8 or nine had places for umbrellas but none. I asked and the server said the other one broke. Hmmmm... OK
Ok wine list - a bit on the pricy side. A New Zealand Sauvignon Blanc small pour was $11 per glass.
I had the quahog chowder which was tasty( but not hot enough) - a cup of

Great spot for drinks with an amazing view! Came here mainly for that. They have a rooftop bar and a ground level bar, and it's located inside break hotel. Complementary valet parking although it also seems like it's the only option.
Love the decor inside, has quite a charm to it as soon as you enter. Bright and blue. Good combination of new n old.
Sat at the rooftop bar, got 2 drinks, on vacation and the garden Bloody Mary both of which were pretty decent. For food, for the happy hour mussels which was good and the clam chowder which we returned since it didn't even have one

I've had meals and/or drinks here about six times or so in the last year, and want to compliment the owners on taking the food experience up a notch or two.
We had dinner with some friends the other night, and everything was excellent. For starters, we had a dozen raw oysters which were evenly split between two local varieties, and oyster Rockefeller. Both were great. I've seen some other reviews comment on the size of the oysters, and my only thought is that oysters are not better when they're bigger.
We also had an order of shisito peppers, and these were really good although

Based off of my experience last night, I can honestly say that I am in love with this place. We found Chair 5 on Yelp and wanted to get out of the city. It was a beautiful night, a bit chilly when not in the sun but regardless we had a great time!
When we arrived I learned that it was also a boutique hotel. The views are absolutely stunning and the interior of the space is phenomenal. They did a great job and did not hold back on the details. After looking around a bit, we headed up to the elevator to the rooftop bar/deck... The sun was not shining on you back there so it was definitely cool.
