From the jump this has been a terrible apartment complex. From the roaches to loud neighbors and rude management. Valet trash here is a disaster. They require that you bring the trash receptacle into your unit after 9 o'clock that has been filled with trash juice and bugs, which they will also not permit you to place on your patio area when it is not out for pickup. Maybe this is why the apartments are infested!!! If you have to bring your trash to the compactor its so overfilled its like stepping into a chemical warzone. I honestly hope they realize that you cannot bully residents and expect them

Warning: Provenza is starting to implement trash violations, which carries a fee of $25.00.
"There were bags left out side [outside] of the container and were overweight. Please see the attached lease addendums signed at the time of move in. A trash violation carries a fee of $25.00." This policy has not been implemented for over at least a year!
We never received a container for over a year and never got a complaint until now. Looking around, most people have never had one or do not use it. We pay $30 per month for this service. Also, there is no service Friday or Saturday night (I

We arrived at the leasing/management office between the hour of 1-2pm because we needed some clarity on a pending application. Apparently approval happens in parts - i.e. background check --> credit/income --> proof of income (statement) - it's a bit much. "The gentleman" referenced in a previous review was talking with a couple at his desk, he acknowledged us when we came through the door. He also let us know he was about to do a tour, he would be with us when done with the first couple.

I can't even describe the units because we were denied to see one. My husband, roommate, and myself went to see a 2 bedroom unit today. I walked into the clubhouse/leasing office and found that there was no one there and I was unsure if a staff member was on property. After waiting for roughly 30 minutes, we were finally able to speak with an associate (he had a tour he was on when we arrived and another couple was waiting before us. Once we were able to speak with an associate we were told that the gentleman couldn't tour because it was raining. At this point the rain had already stopped, but

Conveniently located. Spacious apartments! Great open concept layout w/large windows providing great views and lots of natural lighting. Spacious fitness area. Large pools. Plenty of parking. Very quiet despite being near a highway. Pleasant environment but common spaces affected by the smell of smoke/CBD, trash a few neighbors put out early, a few neighbors not picking up after their dogs.

We have not lived at Provenza for a long time but the time we have has been pretty good! We had some issues with move-in when we first arrived that were quite aggravating to say the least, however the staff did compensate us very well for the inconvenience. Other than that, we haven't had anything negative occur. The water runs very hot, the appliance work very well, the AC blows cold and we feel safe walking around the complex. I see a lot of comments on here about kids running around all over the place. Yes, that happens but they are just kids playing, and they are usually very respectful and
