The Falls Apartments

I love living at The Falls. Oscar was considerate and patient as I went through the process of finding my apartment. (I visited several times before signing my lease. LOL) I’ve been here a year and just re-signed another lease. There is truly a culture of kindness and attentiveness no matter what I have needed. I highly recommend The Falls.

This place is great, it's a place you can really call Home. The staff is always helpful, and responsive.
I'm not to sure if the next goal of owning my own home is necessary. I'd be losing more than I'm gaining. I think I'll just stay here and enjoy life for awhile.

The staff are excellent: attentive, professional, very friendly, clear, and make the process transparent and easy. They are quick to listen and accommodate accordingly – whether it’s rental paperwork, maintenance issues, directions, or recommendations for food, shopping, etc. The residents are fun and friendly. Both staff and residents are very helpful. The location is ideal. The amenities such as the gym, computer lounge, pool, hot-tub are very nice and useful. There is ample parking and good views. My unit is clean, comfortable and a very reasonable price.

On my 3rd lease here and have lived quite comfortably, the staff is always quick for any needs I have.

As a new resident, my wife and I have been greeted with open arms and mostly warm smiles, and the staff particularly Oscar has been most helpful in our arrival in adjusting to this new chapter in our lives.

I’m not one to go out of of my way to write bad reviews about an establishment but I would like to save someone from making the mistake I did.
I have lived here since June 2020. The last couple of months I have had my car hit, my license plate stolen, and ice cream thrown on my car. In the resident bulletin board, others have also had things stolen from their car and posted their complaints. The office staff told them to file a police report. I attempted to post about my stolen car tag 2 weeks ago but yet the post is still pending. Of course the office doesn’t want people to know that bad

I use to live here years ago and it was actually really nice. Everything was well taken care of. I don't live here now but I live up the street. It's not good advertising when you CONSTANTLY see firetrucks, ambulances, but mainly MANY cops there constantly. You hear a siren around here it's almost ALWAYS going there. Plus I know people who live there that talk about the problems there with staff and smoking, and ect. So I don't know.....

The residents and staff here make it really feel like a home, not just another apartment complex. They have resident events and really try to incorporate a sense of community. No place is ever perfect, but they go out of their way to correct any issue you might have. They have an awesome pool and fitness center and are only ten minutes from downtown. Hands down recommend The Falls to anyone looking for a new, affordable home!

I have lived here for several years. The maintenance staff is prompt and polite. The office staff is friendly and efficient. Jennifer has taken care of me and is just lovely, friendly and really cares about the residents. Lindsay has also been very helpful. First time I have lived in an apartment complex where I felt welcomed to come down to see them for anything including just a friendly chat!

I still live here. Covid trapped me. First off. Don't believe the pictures. There's a few apartments that they remodeled, but the bulk don't look anything like that. I can't believe this is my third year here. But be prepared for water to be emergency shut off literally almost every other day without warning. Staff is being rude AGAIN about packages when they sit about 30 seconds away from the mailroom that residents DO NOT HAVE ACCESS TO... they want me to come down three flights of stairs while I'm alone at home caring for two kids 2 and under. Oh my gosh, this place. First of all it took over two months to get approved. Then upon approval, the apt I had signed a lease for wasn't ready. They moved me to a different apt, no big deal. Thank the lord their online system wasn't working so I went in to give them a cashiers check, and they said, "Your apt is going to be ready tomorrow at 9, that okay?" Ummm NO! There's a ton of hidden fees, management is not on tops of anything. Regarding the Falls Apartments... Don't. I never even go to the point of living in there community. The had really a goof priced studio apt available. I am retired. I am in the process of forming a business and needed a place for 12 months. I filled out there application ands was told the had a 1/2 off price on the fee. 1st red flag they charged me full price. No refund then they benefit verification.... ok and my part time job employment verification. Well immediately they said I was rejected. But when I pressed them it was for a different more expensive apt. 2nd red flag. Then the employment

Great location to downtown KCP&L area but not being in the middle of everything. Close to a Hyvee that is open 24 hours and will deliver to this location as well. Pet friendly. Has studios which is rare in the Kansas City, Ks area, especially in Johnson County. The amenities make the summer time a blast. The pool with a waterfall is a beautiful sight and a change of scenery in Kansas.

DO NOT LIVE HERE!!!! I've lived here for almost a year and I cannot be happier that my lease is up soon. My apartment is outdated and trashy. Terrible patch jobs outdated cabinets and fixtures. Plumbing is so screwed up but you have to beg them to fix it. When I moved in my apartment reeked of cigarettes to the point that it almost wasn't liveable, I had to spray the walls with vinegar and then it just smelled like a smoky Easter egg in here. They hadn't cleaned the apartment and then it was suggested that I should clean it myself before I threw a fit. The hallways smell awful at

I've lived here for 1 year and overall it hasn't been too bad. The cost of living here is probably the cheapest you will find and the location is great it's right off the highway and theirs a QuickTrip right down the street and many other places within minutes. I've had a couple issues while living here but in their resident portal online they have a service request link (I made plenty of them) as long as you continue making them they will resolve the issue. The major issues I had were the a/c & heating unit in my apartment didn't work well at all, they had better units

I have lived at the Falls for over a year and I am very pleased. The staff has been very friendly and helpful every time I see them. This place has everything you need for a very reasonable price. It is also located very closely to downtown Kansas City (Power and Light/Sprint Center) and Mission is a nice town with many bars and restaurants within 2 miles. I have not seen one insect in my apartment the entire time I have been here. Saw that on a review.

This Place is awful. They charged my girl friend $314.00 plus they took her $300.00 deposit, when she moved out. We had no contact with them for 6 months. We have recently tried to get a new apartment together but were denied because the falls claims she never paid them.
Instead of calling or emailing my girlfriend they gave her bill to a debt collection agency.
I personally paid the 540 dollars they told me she owed. Now they are stating that she also owes 340 more dollars. They Never made any effort to contact her and they have kept poor records. These are shady apartments with poor management

I have lived at the falls for almost three years. The staff is amazing and the amenities are awesome. 24 hour gym, tanning bed, waterfall at the pool and propane grill areas for everyone to use. I will admit that the parking isn't great if you get home late and I definitely have a preference for the renovated side vs the unrenovated. We love the falls!

Stay the hell away from this place. I lived there for a grueling 6 months. From the roaches, to the mold, Nasty smells, and trashy staff. This place was a mess!! I wouldn't wish my worst enemy to live at the Falls. They say it's the life you deserve!! I always thought I deserved more. STAY AWAY, and look at other reviews of this place. You won't find one good one. You've been warned!!!

The Falls has a great price and convenience of features. Of course, it can't be perfect because it is value-matched. You get a gym, pools, free tanning/personal trainer, good view, free coffee/tea, events/competitions, free wi-fi in the lobby areas, convenient location, great office staff that provide tons of resources, and some cool room amenities (my apt has track lighting that I can move and heater/soft lights in the bathroom.) I moved into the Falls recently, and I am more than satisfied! The best part for me was the friendly office staff. They worked to make my move as hassle free as possible, and gave me a fantastic apartment! I love that my utilities are included in my rent, soooo much more convenient! The pool is beautiful, I can't wait to dive in! My boyfriends favorite part is, of course, their awesome fitness center...

I lived here while in Kansas City for my job. I had a furnished apartment which was perfect because I didn't have to sign a contract for 12 months because I was only in KC for a few months and I didn't have to move all of my furniture. Being located right off the interstate was great because I could get on within minutes...once on the highway...ugh...a whole other story!!! ANYWHO!!!

I enjoyed having the gym right there. It was so nice to be able to come home and relax for a minute before going to work out. Besides the gym, they have a coffee bar which was nice to go read a book

RUN AWAY FROM HERE! The place is chockful of roaches. Management does not have an exterminator come by on any regular basis, so you have to request any sort of pest control on your own (which will be all the time). I have walked down the halls and have seen roaches on the ground and climbing the walls. It is disgusting.

As for its amenities, I've not used the tanning equipment in fear of its cleanliness. The gym has minimal equipment, and generally, something is not working at any given time. The coffee shop never has any of the "free" coffee it boasts about. The business center

The Falls is at a really good location, located right next to I-35 and Lamar. It is really close to the main part of mission, only about 5-7 minutes away from Target, HyVee, etc. Downtown is only about 6 miles away. This was one of the perks about living here.

Besides all that, The Falls tries really hard to make themselves an attractive place- there is free tanning, 24-hour 'gym' (which is basically some treadmills and free weights, but that's all I need!), free personal trainer once a week, free movie rental from their library, free coffee/wi-fi in their 'cafe' (which
