I moved to the Overland Park area from Wichita and was definitely on my own finding a place to live! I've lived here for 2 years and the ONLY reason I'm moving is to be closer to my job (avoiding I35 in the winter)! I lived in a lower and then moved to an upper unit with an amazing view that I will not be able to duplicate in Lenexa! I did have problems with neighbors and yes I do feel as though the walls are pretty thin, like I can hear my neighbor talking in his bathroom, but guess what?? It's an apartment complex not a well insulated home, funny how some people don't realize that! I highly recommend

We haven't had a working furnace in over a week. It's supposed to get below freezing this weekend and we are still waiting on when we will get a replacement furnace. I've made over a dozen calls, 2 online service requests, and left a VM on the emergency maintenance phone line. We're still waiting. Guess it's going to be a cold weekend for my family.

I lived here from April 2017 - 2018 in the unrenovated apt 1B/1B. It is loud since you're by the highway and my apt didn't have any lighting in the living room or bedroom. I just used lamps and hung Christmas lights. Both of these are things I should have noticed when I visited the apt so not taking any stars off for it. Maintenance is super responsive and Donna was always nice. The grounds and pool are well maintained. I usually got a parking spot right next to my apt. My neighbors were quiet and I felt safe in the neighborhood. It is in a wooded area so there were a lot of BIG spiders that made

I've lived here 18 months and in that time I've had my garbage disposal and a/c go out 3 different times each. Instead of truly fixing anything they just patch them up until they break again 3 months later. The apartment was renovated right before I moved in and it should not be having these issues. Also when I renewed my lease they added a $100 "month-to-month" fee that is for people who don't have a set lease time, which I did. I had to ask for them to take it off 4 months in a row before it finally stopped showing up. Their reason for having it on my lease was that they "put it on every renewed

DO NOT MOVE IN HERE. This is the absolute worst place I have ever lived. It's a dump. The only reason I decided to move into these apartments was because it was right across the street from my old office and was convenient. The day I moved in I immediately said I wish I would've looked around some more. The place smells of cigarette smoke even though it's supposed to be smoke free. You can hear your neighbors above you like they're stomping around whenever they walk. The Appliances and cabinets/countertops are notorious. The bathroom is disgusting and tiny. Negatives, They have an exclusive with Time Warner aka Spectrum. When this company is allowed exclusive rights to an apartment complex they eat a tenant up in cost. This complex uses sub metered water meter reading. Sub metered reading is,"one reading for a building and then divide that to the units. Good if you have 4 persons living in an apartment, bad if you live by yourself. The tenant writes the water bill check to the complex when the complex determines the bill and the complex charges a service

* Clean property. Beautiful in the summer/spring/fall. Nice neighborhood and neighbors. No shady business. Very safe.
* Newer compared to other properties around. Barely ran in to any maintenance issues. Nicely insulated. Gas and electricity bills stay <100 mostly all year around.
* Brandon started as manager when we started living here and is great. Very friendly and fair. Went out of his way to help several times.
* Maintenance services are great. Anytime I called Wayne was there within the hour if not later that day. He is great at his work.
