Being pre-qualified for a mortgage is the best way to know how much home you can afford. A pre-qualification gives you an estimate of how much you can borrow based on your income, employment, credit and assets. Realtors and home sellers tend to prefer to work with buyers who have already completed this step.
Pre-qualification starts the loan process. Once we have gathered information about your income and debts, a determination can be made as to how much you can afford to pay for a home. Since different loan programs can have different terms and requirements, you should get a prequalification for each loan type you may be interested in.
The pre-approval process is much more complete than pre-qualification. For pre-qualification, the loan officer asks you a few questions and provides you with a pre-qual letter. Pre-approval includes all the steps of a full approval, except for the appraisal and title search. Pre-approval can put you in a better negotiating position, much like a cash buyer.
Conventional Loans for purchase transactions require the buyer to put down at least 5% - 20% of the purchase price of the home. Most lenders require at least 10% equity in the property on refinance transactions. You might qualify for a HARP 2.0 Loan if you don't have enough equity to qualify for a conventional refinance.
A good fit for many first time buyers, as well as some who have had credit issues in the past. For Purchase transactions, FHA Loans require you to put down at least 3.5% of the purchase price of the home. For a Refinance transaction, the equity required varies depending on if you are taking additional cash out of your home.

Although I have not closed on my home yet (June 1st), the experience with Suburban Mortgage has been great and I highly recommend them!
As a first time home buyer I have been nervous, excited, anxious, overzealous, etc etc and have had a million ridiculous questions. I know that my poor loan officer is probably ready to jump out of a window, but he has done an amazing job to help cure my concerns and the team has tried hard to make the process as easy as possible for me.
I definitely require a lot of hand holding. In fact, I am ready to add Richard to my speed dial because I think he makes
