The apartments have no sound proofing. I can hear my neighbor nightly as he chats on the computer. I can also hear him farting because he stays seated and it reverberates through the room. Poor guy barley leaves his computer desk set up in the bedroom. I know way too much about the guy because I can hear him walk around. If you want somewhere quiet to live keep looking.
There is also a problem with people not picking up after their dog so be careful when stepping into the grass.

Ive lived at Alvista Falls for 2 years as of October. These apartments are Okay everything is mediocre. Bathrooms get mold from poor ventilation. Its always cold due to Poor windows/doors that haven't been replaced. You get what you paid for. The gym is not 24 hours!!! Also make sure you view your unit before signing. I was told that my unit would be all hardwood flooring and it was carpet. Tires often get slashed as well as cars getting broken into. Don't move here.

My boyfriend and I moved in last month after looking at a few other places. Alvista Falls seemed to be a prefect place for us and our two dogs. We toured two, one bedroom floor plans and decided to go with the Ashley model and we’re promised wood floors. We made it very clear we wanted wood floors because they are easier to manage with pets than carpet and it’s a more modern, sleek look. We were also told we would get new appliance since we are paying for the renovated unit. The day we moved in we found that we instead got carpet and an old washer and dryer unit. I love living at Alvista Falls! The staff is very friendly, compassionate, and responsive. The maintenance crew has been great as well--they always fixed my issues within 24 hours (like my garbage disposer that stopped working and my washer that wasn't draining completely). The pool is very clean and well maintained and I'll have to say that it's my favorite spot to unwind!

I am very happy at Alvista Falls. The maintenance is good - they are quick to respond to my inquests, and are efficient and friendly. I really like my apartment. It is nice and open and comfortable. I have gotten used to the train so it doesn't bother me anymore. I have been here for a year and a few months. So far so good!! And the pool is finally open! Thanks, Alvista!!

The maintenance is now the best thing about this complex. Also, I really do like Jessica in the leasing office.
The apartment itself is OLD. There are cigarette stains in my bathroom, so you can tell a lot of things haven't been replaced in a long time. I did rent the "Classic" apartment, meaning it hasn't been updated, but no one smokes cigarettes in apartments anymore, right?
I've had some ups and downs here in the last year. I wasn't expecting to have to renew any length of lease, but COVID had other plans. I left some pretty awful reviews on their Community

DO NOT RENT HERE. Maintenance will NOT fix any issues you have- they also refuse to let you speak to anyone.. my AC went out while it's 93 degrees outside and they refuse to fix it- refuse to pay for a hotel or anything, they simply said there's nothing they can do.. don't waste your money on this """community""" where profit is more important than your kids, your family, or your well being.. yea "welcome home"

We had mice everywhere from the second we moved in and we continued to call them about it and they sent someone out once or twice.
We continued to call them to inform them the problem had not been fixed and they did nothing about it.
When we moved out they charged us almost a grand.
They charged us for two weeks worth of utilities we weren't even there for, charged us to replace carpet in a room with absolutely no damage.
OFFICE staff is terrible and incredibly rude.

We lived here for about 7 years. When we first moved in, the staff was super nice and the grounds were very well taken care of. Fast forward six years and the apartment has gone through 3 maybe 4 changes in ownership. The next one being worse than the one before. By the time we moved out, the current staff were extremely rude and the maintenance staff were idiots. 3 months before we moved out the bathtub started leaking. Phone calls went unanswered and when they finally did manage to make it out they unclogged a drain that didn't need it. Apparently the huge puddle of water on the floor made

Greystar Property Management took over Alvista Falls in March of 2018 and it has been SO much better ever since. They have been investing in property improvements and the staff is very attentive. We received prompt communication via email every time something was being worked on. The apartments themselves are fairly nice as well. The only issue we had was the small square footage.

Toured the properties yesterday and the staff was the nicest. Time and attention was paid to answer all my questions about amenities and the surrounding area. The apartments are not luxurious but they are clean and the appliances in the one I looked at were not too old and worked. I was told up front about deposits and the rental payments and the rental agreement appeared very standard. I appreciated the time management took with me and will certainly keep that attention in mind as I make my rental decision.

I've lived here for a few years. Never had significant problems until now. Before if I had issues or concerns they would be answered and corrected in a timely manner. The new management and however are... Honestly pretty terrible. I've been into the office on several occasions, super rude with a terrible attitude. Unless you are signing a lease, its pretty clear you're irrelevant and they don't want to help you. Forget about the "ammenites" you pay for as they will likely be closed and "hopefully be open next year". Even the office hours are questionable

This place was awesome when we first moved in. Unfortunately that took a MASSIVE turn for the worst shortly after moving in. About 3-4 months after we moved in, a different company took over. Up until that point, everything was great. Office staff was friendly, maintenance was helpful and quick, bushes and trees were kept up on, it was all great and we loved it. After they got bought out and new management took over, it was hell. 9 out of 10 maintenance requests went unacknowledged, office staff was rude and couldn't not care any less about any problems that came up, a tree branch broke in

I'm a little baffled by the amount of negative experiences with this complex. I lived there from December 2012 to January 2015. The apartments are not the greatest, but you get what you pay for. I never had issues with neighbors nor did I have issues with management or staff. Any problems we had were addressed in a timely and professional manner. The worst part about living there was the train, but that's out of management's control.
As far as move out charges -- the people who were charged so much must not have done a very good job of maintaining or cleaning the apartment themselves
