The quality, and ease of understanding a clearly written report should be a major consideration when choosing a home inspector. Your ability to get a solid picture of the properties condition will assist you in planning for maintenance/repairs, or for potential negotiations with all parties involved.
You should have all information about the property available when you're ready to schedule the home inspection IE: Year built, Square footage, Number of stories, Crawl Space?,P ool?, Lawn sprinkler?, Out Buildings? The inspection agreement must be signed prior to start of the inspection (this can be done on-line).
There are advantages to having your home inspected prior to listing it for sale. A pre-listing home inspection will give you a heads up on the condition of your home, giving you time to assess any problems, and make repairs on your schedule. Time to find the best contractor(s), and best price for the repairs.

Dan with Advantis home Inspection exceeded our expectations when he performed the inspection on the home we wanted. He took his time allowing him to really take notice of anything & everything the house needed. He met me on location & showed me key areas while explaining what we could do. I've known Dan for about 19 years. I do general contracting work, and occasionally buy and sell homes. When I run into odd situations, Dan is the first one I call for advice. He was raised in the construction industry and is very experienced in every phase of home construction. The last inspection Dan did for me , he again proved to be very knowledgeable, efficient and thorough, throughout the entire inspection. And, he got the results back to me in a timely manner.
