On Tuesday, July 6th Marty Barassi showed me and my friend all the different types of units that are available at River Oaks.
He was very considerate of how much walking we were doing and always asking if we wanted to go further.
What I liked mostly about Mr. Barassi was that he gave his opinions about each unit.

Lived here for two years. Enjoyed it for the first year but it went straight downhill after. Our kind and friendly neighbors were eventually replaced by loud, rude, and obnoxious neighbors on all sides. You can count on enormous rent increase, no flexibility to go month to month at end of term, and for them to scam you out of money for "damages" that don't exist. Complex is full of aggressive dogs, playground was often full of broken glass, and the police and gang suppression unit were a common sight. Abnormally high utility bills and parking is a nightmare.

I am happy I found River Oaks Apartments. The neighborhood is quiet and very well kept up. The apartment is spacious and comes with a washer and dryer! Even at night the area around the apartments are well lit up. The move in process was fast and easy thanks to Mrs. Dominika. Overall I cannot say anything bad about staying here. Highly recommend.

We have leasing apartments for 9 years with 6 different companies and this one has been the worst. My husband got orders to leave the country so we ended the contract. We lived there for 5 months. In the end they decided to change everything new and they charged us 1200 for no real reason. They said the carpet needed to change for a new one because it was damaged. I mean, we are not dumb we lived for many years leasing. And we didn't get anything from the deposit back neither. I lived there for four years and I couldn’t have been happier with the professionalism, punctuality, integrity of the management and maintenance team. I’ve been burned by 2 different apartment complexes but River oaks, is far and away better than anywhere I’ve lived. I can’t speak on the neighbors behavior where you do or may reside in the complex but everyone I’ve encountered has been receptive to direct yet polite and respectful approach to “neighborly conduct” I can’t recommend this place enough.

I have to say when we first moved here a year ago, the grounds looked pretty nice. But as of the last several months, the plants are dying because they're not being watered enough, the beautiful, lush fescue grass they once had is now being taken over by devil grass, because it's not being treated with weed killer, the playground/dog park is… almost completely dead, because it is not being watered, and people continue not to pick up after the dogs, which is an Oceanside City Ordinance. All in all, the place is just going down hill, and management doesn't seem to care about it. I guess we
