We were buying a house with stucco on it. Sellers said they'd been there 11 years and there had never been any leaks or problems with the stucco. They originally would not let us do a moisture test, but hired an engineering firm to do an Infrared test. Their test said everything was OK. The day after we closed we had Mr Bowers and his people out to do a moisture test. There were 7-8 areas that when he probed the stucco showed up VERY high and the underlying framing was rotted out. We immediately offered to let them pay for all repairs OR we would sue them and their agent who was also adamant that

The engineer that inspected did our home inspection said he thought there were some problems with the stucco but wasn't a stucco expert and recommended Dan Bowers for a follow up stucco inspection. Mr Bowers and his helper inspected the stucco installation on the 9 yr old house and did what they called a moisture probe and discovered several areas with rotted out framing under the surface that were not visible just looking at the house. Repairs were about $9,000 which we got the seller to pay for instead of finding it out months after we became the owners. We later found out while getting quotes

They were super. The house had 2 prior inspections within a year (one by the relo company and one by a licensed engineer). My realtor said no reason to get one of my own but my wife thought we should just to be prudent. Our inspector Dan found a cracked heat exchanger, mold and foundation movements neither prior inspection discovered. He saved us between $10,000 and $15,000. He was about $100 more than the other inspectors the realtor recommended and worth way more than that.

Dan Bowers at Holmes Inspection Company examined our home for EIFS (synthetic) stucco water-damage related issues July 2020. He was absolutely meticulous in measuring moisture content of the wood framing, examining caulking, and looking for water related problems. He documented all this in great detail with photos and a lengthy written report. I was extremely impressed with his attention to detail. I would never use anyone else. (By the way, he did a similar inspection for us in 2004 and it was just as wonderful). I recommend him without reservation.

I am a home inspector out of St. Louis, MO. Dan, has been instrumental to where I am today and has become a close friend of mine. I have inspected with him and seen him teach many times. He is very known throughout the home inspection community and you would be shocked by the shear number of certificates from classes this man has hanging on his office walls. If I need help after doing research I go to the human construction dictionary...Dan Bowers. If I buy a home in Kansas City it will Be Dan who does the inspection without hesitation.
